What it's like to live in Blackburn

There's a solid cluster of primary schools close to the centre. Saint Michael with St John Church of England Primary is about 0.2 miles away, with St Anne's RC Primary, St Albans Primary, St Matthew's and Brookhouse Primary all within half a mile. That's a real advantage for the school run, whether you walk or drive.

For older children, Queen Elizabeth's Grammar School and QUGS are both under a mile, along with St Wilfrid's Church of England Academy, Rawdhatul Ilm Wal Huda and St Thomas's Centre. Worth checking admissions criteria carefully, as a grammar school and faith schools all work differently.

For days out with the kids, Tackett Street Gardens is on the doorstep, with Jubilee Square, Birley Street Playing Field, Blue Park and Corporation Park all within half a mile. The borough skews young: 22.7% of residents are under 16, above the England figure of 18.6%, so there are plenty of other families around.

Blackburn is unusually well set up if you don't drive. The bus station sits right in the middle of town, a couple of minutes from the Mall, with stands running in all directions across the borough and beyond. Blackburn railway station is about a third of a mile from the centre, and there are further stations at Mill Hill, Cherry Tree, Ramsgreave & Wilpshire and Rishton within three miles.

On foot, the centre is compact. Shops, the library, pharmacies, the cinemas and a GP practice are all inside half a mile of each other, which is a genuine plus if walking is how you get about day to day.

If you drive, you've got easy access out to the wider Lancashire road network, though town centre parking and traffic are what you'd expect from a busy shopping town. Plenty of households here manage with a mix of car and bus.

For a town this size, the centre is well stocked. The Mall Blackburn is the anchor for shopping, and there are two cinemas within a third of a mile, Reel Cinema and Vue, which is rare for a town centre.

If you like keeping active, Blackburn Sports & Leisure Centre is 0.3 miles away, and there's a strong showing of boxing and martial arts clubs nearby, including Ramseys Kickboxing Club, Cobras Boxing Academy and The Vault Gym and Boxing Academy. Body Tech Blackburn is another option close in.

For evenings out there's The Bureau Centre for the Arts, The Drummer's Arms, The Rock Box and Q Lounge. Community life is well served too, with Fab Lab Blackburn, Wesley Hall Methodist Church, Bangor Street Community Centre and the Lancashire Council of Mosques all within a mile. Blackburn with Darwen Central Library is a short walk from the bus station.

Blackburn with Darwen's employment picture is a bit tighter than the England average. Census 2021 figures for the wider borough show 53.2% of adults in work against 57.4% nationally, with unemployment at 3.8% compared with 3.5%. Unemployment-related benefit claims stood at 5.7% of 16 to 64 year olds in August 2026, against 4% for England.

In practice that means it's sensible to have a plan before you move, especially if your work depends on a particular employer or sector. The upside is that the town centre concentrates retail, health and public services in one walkable patch, and the train and bus links open up jobs across East Lancashire and further afield.

If you already work remotely or your job travels with you, the low cost of living and the transport links here work in your favour.

The borough has a decent social housing base. Census 2021 shows 18.8% of homes in Blackburn with Darwen are socially rented, slightly above the England figure of 17.1%. Most of that is housing association stock at 14.1%, with council housing at 4.6%, so your swap is more likely to be with an association tenant.

Owner occupation is high at 60.5%, and 20.2% rent privately. Around central Blackburn you'll find a lot of terraced streets, typical of a mill town, alongside later estate housing further out.

The population of 154,738 across the borough is younger than the national average, with 22.7% under 16 and only 14.5% aged 65 and over, compared with 18.4% for England. Expect busy streets, plenty of children about and a mixed, diverse community, particularly in the inner wards.
