What it's like to live in Salford Quays

Salford Quays is mostly newer building, with apartments dominating the waterside and more conventional housing on the streets inland towards Ordsall and Langworthy. Social tenancies here tend to be flats rather than houses, so be realistic about space and gardens.

Across Salford, 25.4% of homes are socially rented, well above the England figure of 17.1%. That splits into 11.8% council and 13.6% housing association. Another 47% are owned and 26.8% privately rented.

The area skews young. Across the council area, 32.5% of residents are aged 25 to 44 and only 13.3% are 65 or over, against 18.4% nationally. At the Quays itself that tilt feels stronger still, with plenty of young workers and couples.

There is a decent spread of primary schools close by. Willow Tree Primary is about 0.8 miles, with Lark Hill Primary, Primrose Hill Primary and St Joseph's RC Primary all around 0.9 miles, and Holy Family RC Primary at 1.1 miles.

For older children, Oasis Academy Media City UK is the nearest secondary at 0.8 miles. Stretford High is 1.2 miles, Buile Hill Academy 1.4 miles, and The Albion Academy and Lostock High both around 1.8 miles. Always check current places and admissions with the council before you commit.

For younger ones, the Little Tots Toy Library is 0.7 miles away, and Pendleton and Ordsall libraries are both within about 1.3 miles. Salford as a whole has a slightly younger age profile than England, with 19.7% under 16 and nearly a third of residents aged 25 to 44.

You are well placed for buses. Trafford Wharf Road stops are about a third of a mile away, with Sir Alex Ferguson Way and Waterside close behind, and Salford Shopping Centre stops about 1.3 miles off.

For trains, Salford Crescent is roughly 1.4 miles away and is a useful interchange, with Trafford Park at a similar distance and Eccles about 1.5 miles. Manchester United Football Ground station is under a mile, though it mainly serves matchdays.

On foot, the Quays is genuinely walkable. The shopping centres, cinema and bars are all within half a mile, and the waterside paths make short journeys pleasant rather than a chore.

By car you are close to Trafford Park and the routes into Manchester. Parking varies a lot by block and street, so check what comes with any home you are offered.

Green space is nearer than you might expect for a dock area. Trafford Ecology Park is about half a mile, and Langworthy Park, Ordsall Park, Clarendon Park and Monmouth Park all sit within a mile.

For shopping and going out, the Quays, Quayside Salford and the Lowry Outlet are clustered within half a mile, with Vue Cinema Manchester Quayside beside them. Gravity Active Salford is just over a mile away if the kids need burning off.

Eating and drinking is a strong point. On the 7th, The Salmon of Knowledge, Nell's Pizza, The Alchemist MediaCityUK and Hideaway Brewing are all within a third of a mile. For bigger nights, O2 Victoria Warehouse is under a mile.

Gyms are everywhere, from Ballistic Performance to ShredFast, most within half a mile. Community centres include Formosa House and Langworthy Cornerstone.

MediaCityUK is on the doorstep and drives much of the local job market, alongside offices, hospitality and the shops and restaurants around the Quays. Trafford Park's industrial estates are a short hop away too.

Across Salford as a whole, 58.8% of adults are in work, a little above the England figure of 57.4%. Unemployment sits at 4.7% against 3.5% for England, and 5.1% of working-age people were claiming unemployment-related benefits in August 2026, compared with 4% nationally.

If you work in central Manchester, the bus and rail links make commuting realistic without a car. Several health and rehab clinics are also within a mile, including firstScan Health Manchester and Move Better Rehab.
