More about living in Barkingside
Getting around
Buses are the backbone of daily life here. There are stops all along Barkingside High Street, plus Fremantle Road, Waverley Gardens, Fullwell Cross and one by the Magistrates Court, all within half a mile of most addresses. For short local trips to Gants Hill, Hainault or Ilford, the bus is usually the simplest option.
For national rail you need to travel a bit. Seven Kings is about 2.1 miles away, Ilford 2.2 miles and Goodmayes 2.4 miles, with Chadwell Heath and Manor Park just under three miles. That is a bus ride or a short drive rather than a walk, so factor it in if you commute by train.
Barkingside itself is easy on foot. The High Street, schools, library, pharmacies and park are clustered tightly, so plenty of errands can be done without a car. Driving is straightforward for getting out to Chigwell or the retail parks, though parking near the High Street can be tight at busy times.
Schools and family life
This is a strong patch for schools. Mossford Green Primary is 0.2 miles away, Clore Tikva 0.3, Gilbert Colvin 0.4, Fullwood 0.5 and Parkhill Junior 0.5. For older children, Ilford County High School is practically next door at 0.1 miles, with Caterham High School and King Solomon High School both around 0.6 miles. Having that much choice within a short walk is unusual, even in London.
For days out of the house, Queen Elizabeth II Field is the main green space at 0.3 miles, with The Village Green and Hurstleigh Gardens Open Space nearby. Fullwell Cross Leisure Centre, half a mile away, covers swimming and sport.
Tiptree Crescent Community Centre is a few minutes' walk, and the IRC and Fullwell Cross libraries are both under half a mile. Pharmacies are plentiful on and around the High Street, and there are health centres at Kenwood Gardens and Gearies within a mile.
Things to do
Barkingside's social life is mostly local and low-key. The Chequers and the Unicorn are the traditional pubs, and the High Street area has a good spread of places to eat, including The Curry Club London, Resto and Hyderabad Darbar. For a night out with a bit more going on, Faces NightClub and Black Moon Lounge are about a mile away.
For exercise, Fullwell Cross Leisure Centre is the obvious choice, with BOXLAB UK and Virgin Active Repton Park also within a mile. Walkers have the recreation ground and the smaller open spaces at Hurstleigh Gardens and The Village Green.
Cinemas mean a short trip: ODEON South Woodford and Cineworld Ilford are both a little over two miles, as is the Wanstead Curtain. Bigger shopping is the same distance, at Exchange Ilford and Ilford Retail Park. Nothing here is far, but the liveliest options sit just outside the suburb.
Work and the local economy
Redbridge is a working borough with a London commuter pattern. Across the council area, 58.5% of adults are in work, slightly above the England figure of 57.4%. Unemployment sits at 4.5% against 3.5% for England, and 6% of 16 to 64 year olds were claiming unemployment-related benefits in August 2026, compared with 4% nationally.
Locally, jobs tend to be in shops, schools, health and care, hospitality and small businesses along the High Street and at Fullwell Cross. Many residents travel out of the area for work, towards central Ilford or into London.
The age profile tells you something too: 31.5% of Redbridge residents are aged 25 to 44, well above the England average of 26.6%. This is a borough of working-age households and young families rather than retirees, which shapes the feel of the place during the week.
Housing and who lives here
Barkingside is mostly owner-occupied suburbia. Across Redbridge, 57.1% of homes are owned and 30.4% are privately rented, with social renting at 11.3% - well below the England figure of 17.1%. Council homes make up 6.4% and housing association homes 4.9%, so social tenancies here are relatively scarce and tend to be held onto.
The London Borough of Redbridge is the largest social landlord with 4,674 homes, followed by London & Quadrant with 2,122, Clarion with 536, Swan with 526 and Notting Hill Genesis with 398. Average weekly social rents in the borough for 2024/25 were £114 for a one bed, £138 for two beds and £158 for three beds.
Demand is real: 7,992 households were on the Redbridge housing register at 31 March 2025, and 529 social homes were let through the council in 2024-25. A register is not a simple queue, and for many tenants a mutual exchange is the more practical route.
