What it's like to live in Chigwell

There is plenty of choice for schools. Chigwell Primary Academy is about half a mile from the centre, with Limes Farm Infant School and Nursery and Limes Farm Junior School just under a mile, and Buckhurst Hill Community Primary School a little over a mile.

For older children, West Hatch High School is under a mile away, and Roding Valley High School, King Solomon High School and The Forest Academy are all within two miles. Always check current admissions and catchments with the council before you commit to a swap.

For days out and after school, Cedar Park, Chigwell Meadow and Grange Farm Centre give space to run about. Chigwell Library is a short walk from the centre, and The Limes Centre and Grange Farm Centre host community activity.

Buses are the backbone of local travel. There are stops right in the middle of Chigwell, including Station Road and two at Chigwell Station, plus stops at Manor Road near Grange Hill Station about a mile away and Rolls Park Corner a little further.

The nearest train station listed is Chingford, around three miles off, so most people heading out of the area go by bus first or drive. If you have a car, roads out towards Loughton, Woodford and Ilford are the usual routes, and parking is generally easier here than in inner London.

On foot, the centre works well. Shops, the library, a pharmacy and the green spaces are all within a few minutes of each other. Further afield, pavements and quieter roads make walking to Buckhurst Hill or Hainault realistic if you are used to it.

For a small town, the everyday options are decent. The King William IV and Chigwell Hall are on the doorstep, BOBO & WILD does coffee and brunch nearby, and Sheesh Chigwell is a short walk away.

Sport and fitness are well covered. Chigwell Sport & Wellness Centre is half a mile out, with Chigwell Hall Gym, Fitness HQ and David Lloyd Chigwell all within a mile, and Old Loughtonians Hockey Club close by too.

For bigger trips, Epping Forest Shopping Park is about 1.7 miles away and ODEON South Woodford under three miles. Evening options widen if you travel a little: Buckhurst Hill, Woodford and Loughton all have restaurants and bars within a couple of miles.

Epping Forest is a working district. Across the council area 59.9% of adults are in work, above the England figure of 57.4%, and unemployment sits at 3.1% against 3.5% nationally. Benefit claims related to unemployment stood at 3.2% of 16 to 64 year olds in August 2026, again below the England average of 4%.

Chigwell itself is mostly residential, so local jobs lean towards shops, schools, care, health services, hospitality and the gyms and leisure sites around the town.

Many residents commute. With London a short distance south and Loughton, Woodford and Ilford nearby, plenty of people work outside the district and travel in and out daily. Check your own journey carefully before swapping, as your options will depend on bus routes and whether you drive.

Housing here is mostly owner-occupied. Across the Epping Forest council area, 69.6% of homes are owned, 14.9% privately rented and 14.7% socially rented, a little below the England figure of 17.1%. That means social homes are in shorter supply than in many London boroughs.

Epping Forest District Council is by far the biggest social landlord with 6,376 homes, followed by London & Quadrant Housing Trust, Home Group, Notting Hill Genesis and Estuary Housing Association.

Rents are modest. Average weekly social rents in the council area for 2024/25 were £107 for a one bed, £125 for two and £144 for three.

The age mix is close to the national picture, with slightly more people aged 45 to 64 and over 65 than England as a whole, so expect a settled, family-and-retiree feel.
