What it's like to live in Epping

Epping Forest is a strongly owner-occupied district. Around 69.6% of homes are owned outright or with a mortgage, 14.9% are privately rented and 14.7% are social rented, a little below the England average of 17.1%. Council housing makes up 11.4% and housing associations 3.3%.

Epping Forest District Council is by far the biggest social landlord with about 6,376 homes, followed by London & Quadrant with 558, Home Group with 396, Notting Hill Genesis with 200 and Estuary Housing Association with 193.

Average weekly social rents across the district in 2024/25 were about £107 for a one bed, £125 for a two bed and £144 for a three bed. The age mix across the district is close to the national picture, with slightly more people aged 45 to 64 and slightly more over 65s.

There's a good spread of primary schools for a town this size. Epping Primary School and Fantastic Phonics are both about a third of a mile from the centre, Ivy Chimneys Primary is under a mile, and Coopersale Hall School and Coopersale & Theydon Garnon C of E Primary are just over a mile out.

For secondary age, The Tower School is the nearest option at around a fifth of a mile. Families wanting more choice will need to look further afield, so it's worth checking travel and admissions before you commit.

Outdoor space is one of Epping's strengths. The Green, Lower Swaines Recreation Ground, Stonards Hill and Frampton Road Recreation Ground are all within three quarters of a mile, and Bell Common is a similar distance. Epping Library is right in the centre, with a second library at North Weald.

Epping is an easy town to walk. The library is a couple of minutes from the centre, the supermarkets and pharmacies are clustered around the high street, and several parks are under half a mile away. If you don't drive, that matters.

Bus stops sit right in the middle of town by Epping Church, with more at the railway station about a third of a mile out, at Coopersale Turning and near the Carpenters Arms. The station itself puts rail travel within walking distance of much of the town.

Drivers get the benefit of quick runs out to nearby villages like Theydon Bois, North Weald and Thornwood. Parking varies by street, so check what comes with any home you're considering.

For a town of 12,500, Epping has a lively centre. Pubs and bars are thick on the ground: The Belgian Brewer, Carpino Lounge, Magazin, Harley's Bistro & Lounge and Eden are all within a few minutes of each other. Club Novo and Club/Bar Supreme cover later nights.

If you like keeping active, Epping Leisure Centre is a couple of minutes from the high street, and there's Crossfit Essex, Concept Fitness and a reformer pilates studio nearby. Stonards Hill has an outdoor gym, which is free and handy.

Epping Hall hosts community events in the centre, with village halls at Thornwood and Upshire for smaller gatherings. The recreation grounds do the heavy lifting for weekends with children.

The wider Epping Forest council area has a slightly stronger jobs picture than England overall. Around 59.9% of adults are in work, against 57.4% nationally, and unemployment sits at 3.1% compared with 3.5%. In August 2026, 3.2% of 16 to 64 year olds were claiming unemployment-related benefits, below the England figure of 4%.

In the town itself, the high street, supermarkets, pubs and cafes are visible local employers, along with St Margaret's Hospital and the schools. Many residents travel out for work, and the railway station makes that practical for people commuting by train as well as by car.
