More about living in Gravesend

What it's like to live in Gravesend

Day to day, life revolves around the town centre. You'll find big names like Asda, Lidl, Boots and Superdrug alongside independents such as Arya Food Centre, Saviany and Tasnim Store, which reflect how mixed the town's population is. Church halls and community centres, including St George's Church Hall and All Saints Community Centre, keep local groups going.

The age profile across Gravesham is slightly younger than England as a whole, with more under-16s and a few less over-65s. In practice that means plenty of young families, school runs and busy parks, and a town centre that feels lively rather than sleepy.

Getting around

Gravesend station is the big one. It sits about a minute from the town centre and puts you on the network without needing a car. Ebbsfleet International is roughly two miles away, with Northfleet and Swanscombe also within three miles. Across the river, Tilbury Town station is about 1.5 miles away as the crow flies.

In the town centre itself, walking does most of the work. Shops, pharmacies, the library, the hospital, gyms and pubs are nearly all within half a mile of each other, which matters if you don't drive or you're juggling a pushchair and a shopping bag.

Buses serve the town and the surrounding estates, and there's a coach stop at Ebbsfleet International for longer journeys. If you do drive, the A2 corridor is close and gives you Kent in one direction and the Dartford crossing in the other, though traffic through the town at peak times tests anyone's patience.

Schools and family life

Families are well served for choice. Within half a mile of the centre you'll find Chantry Community Primary School, Wrotham Road Primary School, Holy Trinity Church of England Primary School and Bronte School, with Cecil Road Primary and Nursery School a little further out. Check current admissions and catchments directly, as they change year to year.

For older children, Gravesend sits in a part of Kent that still has grammar schools. Mayfield Grammar School and Gravesend Grammar School are both within a mile, alongside Pier View Academy, St John's Catholic Comprehensive School and Rosherville Church of England Academy. It's worth understanding the Kent Test before you move if that route interests you.

Outside school hours there are parks within easy reach, including Gordon Gardens, Woodlands Park and Dashwood Road Open Space. Four libraries sit within just over a mile of the centre, which is unusual and genuinely useful for homework, warm spaces and children's sessions.

Things to do

The riverside is the town's best free day out. Fort Gardens and the Gordon Promenade give you Thames views, big skies and somewhere to walk off a Sunday lunch, with Gordon Gardens nearby for something quieter.

In town, The Woodville is the main venue for film and live performance, and there's no shortage of pubs: The Robert Pocock, the Kings Head Sports Bar, The Goose, the George Inn and Blake's are all in or beside the centre. Gyms are plentiful too, with PureGym, NRG, Shapers and Iron House Gym all close by.

For shopping, Thamesgate Shopping Centre anchors the middle of town and Castle Hill Local Centre covers the newer development side about three miles out. Community centres including St Mary's Church Hall, Riverside Community Centre and Shears Green Community Centre host the groups, clubs and classes that don't make it onto any tourist list but matter when you're new.

Work and the local economy

Across the Gravesham council area, 58.8% of adults are in work, a touch above the England figure of 57.4%. Unemployment sits at 3.8% against 3.5% for England, and benefit claimants among 16 to 64 year olds were 4.3% in August 2026 compared with 4% nationally. In short: broadly average, with no dramatic weak spot.

Locally, work tends to come from retail and the town centre, health and care around Gravesham Community Hospital, schools, and logistics and construction in the wider Thames corridor.

Plenty of residents commute. With Gravesend station in the town centre and Ebbsfleet International two miles away, London and the wider South East are realistic for work, though season tickets are a serious cost to factor in before you commit. If you can work partly from home, the sums get a lot kinder.

Housing and who lives here

Gravesham is mostly an owner-occupier borough: 62.2% of homes are owned, 19.1% privately rented and 17.4% socially rented, which is almost exactly the England average of 17.1%. Council homes make up 12.7% and housing association homes 4.7%.

Gravesham Borough Council is comfortably the largest social landlord with 5,641 homes. After that come Moat Homes Limited with 626, Town and Country Housing with 477, Gravesend Churches Housing Association with 412 and Hyde Housing Association with 411. Stock ranges from older terraces and town-centre flats to post-war estate housing and newer schemes.

Average weekly social rents in the area for 2024/25 were about £93 for a one bed, £113 for a two bed and £123 for a three bed. For the South East, that's reasonable. Demand is real, though: 1,023 households were on the council's housing register at 31 March 2025, with 355 social homes let through the council in 2024-25.
