Living in Basildon: a straight guide for home swappers

Primary choice is decent and close. St Anne Line RC Infant School is about a third of a mile, with Ghyllgrove Community Primary, Ghyllgrove Infants, Lee Chapel Primary and Kingswood Primary and Nursery all within a short walk. That means a school run on foot for most families here.

Secondary is thinner on the ground nearby: De la Salle School Basildon is under a mile. Look at what else is reachable by bus before you commit, especially if you have a child moving up in the next year or two.

Basildon Library is barely a few minutes away, with Fryerns, Vange, Laindon and Pitsea libraries also in range. Across Essex, 18.5% of residents are under 16, broadly in line with England, so this is a fairly normal mix of ages rather than a young town or a retirement one.

Basildon station is about a third of a mile from the SS14 centre, with Laindon just over a mile away and Pitsea a little further. That gives you real choice if one line is disrupted, and it is the main reason people move here rather than further out.

The bus station is the same short walk, and there are stops at Asda Eastgate and Asda Heron Park too, so getting across town without a car is straightforward.

Most of what you need in a normal week is within half a mile, which is unusual. If you are currently spending money on buses just to reach a supermarket or a library, that alone could change your budget.

Green space is better than people expect. Great Gregorie park and Jayedith Field are right nearby, and Gloucester Park Lake, Memory Tree Park and Raphaels Park are all within half a mile. Free days out with the kids do not need a bus fare.

For evenings and weekends, there are two cinemas in town, Vue and Cineworld, plus pubs and bars including the Beehive, Q Ball Sports Bar, Sigered, King of Essex and The Plough & Tractor.

If you like being active, Snap Fitness, PureGym, South Essex Gymnastics Club and Basildon Sporting Village are all within about half a mile. There is also a strong spread of community centres, including Basildon Community Resource Centre, Ghyllgrove Community Association and the George Hurd Activity Centre for the over 50s.

Across Essex, 58.3% of adults are in work, slightly above the England figure of 57.4%, and unemployment sits at 3%, a touch below the national 3.5%. Benefit claimants among 16 to 64 year olds were 3.1% in August 2026, against 4% for England. On paper, the wider county's job market holds up reasonably well.

Locally, the town centre shops, shopping centres, supermarkets and Basildon University Hospital are obvious employers for a lot of households.

The train line also makes commuting realistic, so some people here work in London and live on Essex housing costs. If that is your plan, factor season ticket prices in early, because they are not small.

Essex is a home-owning county. Census 2021 shows 69% of homes owned, 15.9% privately rented and just 14.1% social rented, split fairly evenly between council and housing association. That is below the England average of 17.1%, so social homes here are in shorter supply than in many places.

What that means in practice is that swapping, rather than waiting on a list, is often the realistic route in.

The age profile across Essex is close to the national picture, with slightly more over 65s at 20.6%. Around the SS14 area you get a real mix: town centre flats, post-war estate housing and family homes near the parks and schools.
