What it's like to live in Basildon

Home ownership dominates the wider borough at 63.2%, with 21.2% social rented, a little above the England figure of 17.1%, and 14.2% private rented. So social tenants are a solid, visible part of the town rather than a small minority.

Basildon Borough Council is by far the biggest social landlord with around 10,863 homes, followed by Swan Housing Association with 3,050, then Clarion, Peabody and Notting Hill Genesis. Average weekly social rents in the council area for 2024/25 were about £97 for a one bed, £119 for two beds and £128 for three beds, which is modest for the Eastern region.

Housing is in demand: 2,376 households were on the council's register at 31 March 2025, and a register is not a simple queue. In 2024-25 the council let 670 social homes and 169 council homes changed hands through mutual exchange. That last number matters if you are swapping, because it shows exchanges here are a genuinely well-used route rather than a rarity.

Families are well served for primary schools. St Anne Line RC Infant School is roughly a third of a mile away, with Ghyllgrove Community Primary, Ghyllgrove Infants, Lee Chapel Primary and Kingswood Primary and Nursery all within about half a mile. That is an unusual amount of choice for one small area, though places depend on admissions in the year you apply.

For secondary, De la Salle School Basildon is under a mile. Other options exist further out across the borough, so it is worth checking travel and catchments before you commit to a swap.

For days that need burning off, Great Gregorie park and Jayedith Field are a short walk, with Gloucester Park Lake, Memory Tree Park and Raphaels Park all within half a mile. Basildon Library is practically on the doorstep, and Fryerns, Vange and Laindon libraries are within a mile and a half. Basildon University Hospital is under a mile, with The Gore Surgery and Aegis Medical Centre closer still.

Basildon station is about a third of a mile from the centre of SS14, with Laindon just over a mile away and Pitsea within two and a half. That puts trains towards London and towards Southend within easy reach, which is why a lot of people here commute and still keep Essex rents.

Basildon bus station sits next to the shopping centres, and there are further stops at Asda Eastgate and Asda Heron Park, plus a bus stand at Laindon railway station. If you do not drive, this is one of the easier parts of the borough to manage without a car.

On foot, the centre is walkable by design: shops, the library, the cinema, the gym and the station are all clustered within half a mile. Driving is straightforward too, with the town built around wide distributor roads, though the centre gets busy at peak times and parking is mostly paid. Walk a mile in most directions and you are into residential estates with green space rather than main roads.

For a town its size, Basildon has a decent amount going on without you needing to travel. Vue Basildon is a short walk and Cineworld Basildon is just over a mile, so two cinemas sit within easy reach. Westgate, Eastgate and Arbe Hyper Mall cover the shopping between them.

For sport and exercise, Snap Fitness 24-7 and PureGym are both close, with Basildon Sporting Village, Performance Training and South Essex Gymnastics Club within about half a mile. Gloucester Park Lake is the obvious spot for a walk or a run, and there are several smaller parks nearby for quick trips out.

Evenings are fairly low key. The Beehive, Q Ball Sports Bar, Sigered King of Essex and The Plough & Tractor are all within half a mile, and Bella Italia is about a mile out. If you want a bigger night out, the train makes London and Southend realistic. Community centres run activities too, which matters if you are new and want to meet people.

The wider Basildon council area does reasonably well on work. Census 2021 put 59.9% of adults in employment, above the England figure of 57.4%, with unemployment at 3.3% against 3.5% nationally. More recent benefit claimant figures for the area sit at 3.9% of working-age people, close to the England average of 4%.

Locally, the big draws are the town centre itself, with its shopping centres, supermarkets and services, and Basildon University Hospital under a mile away, which is a major employer in this part of Essex.

Plenty of residents commute. With Basildon, Laindon and Pitsea stations all within three miles, London and Southend are both realistic for work, and the road network makes driving to jobs elsewhere in south Essex straightforward. If your job is flexible or you already commute, a swap here does not usually mean changing employer, which is worth weighing up.
