What it's like to live in Tonbridge

There is a decent spread of schools close in. Slade Primary School and Sussex Road Community Primary School are both about 0.4 miles from the centre, with Royal Rise Primary School a little further at 0.6 miles. Hilden Grange and Hilden Oaks are independent options nearby.

For older children, Leigh Academy Tonbridge is 0.6 miles away and Weald of Kent Grammar School 0.7 miles. Duke Building sits closer still, and Meadows School is around two miles out. Kent runs a selective system, so check admissions and the eleven-plus timetable early.

Outdoor space is easy to reach. Racecourse Park is a couple of hundred yards from the centre, with Priory Wood and other open space within a mile. Tonbridge Library is right in town, and there are small branch and community libraries at Tonbridge North and Hildenborough.

Tonbridge station is right by the town centre, roughly a tenth of a mile from the middle. That makes it one of the town's biggest draws for anyone who commutes or travels for appointments. Hildenborough and Leigh stations sit about two and a half miles out if you live that side.

Buses run from stops around the centre, including Castle (Stop E) and East Street, with further stops at Hartlake Road and out towards Leigh. It is worth checking the routes for your specific street before you commit to a swap, as frequency varies.

On foot, the centre is genuinely walkable: shops, parks, library, pharmacies and the station are all clustered together. If you drive, retail parks at Great Lodge and Fountains are two and a half miles or so away, and Tunbridge Wells is a short hop south.

The riverside is the heart of it. The Memorial Garden and Racecourse Park give you flat, open space within minutes of the shops, which is handy with a pram or a football.

For exercise indoors, the Angel Centre is the main leisure option, and there is a cluster of independent gyms nearby including Definition Gym, True Fit Training, Craig's Fitness and Iron Raven Powerlifting. Plenty of choice for a town this size.

Eating and drinking is mostly pub-and-bar rather than club. The Station House, The Island, The River Lounge, The Humphrey Bean and El Mariachi are all in or near the centre. Nightlife is limited locally; for a cinema, the ODEON at Tunbridge Wells is under three miles away. Community groups include Tonbridge Dementia Friendly Community and the Derwent Day Centre.

The wider Tonbridge and Malling area does well on work. Around 61.1% of adults are in employment, above the England figure of 57.4%, and unemployment sits at 2.4% against 3.5% nationally. Benefit claims among 16 to 64 year olds were 2.5% in August 2026, compared with 4% across England.

Much of that reflects commuting. With the station in the town centre, a lot of residents work elsewhere and travel in and out, while local jobs cluster around retail, health and services in and around the centre.

If you are moving for work, the practical point is that Tonbridge gives you options in several directions without needing a car, which is not something every Kent town can offer.

Social renting is slightly below the national picture here. In the Tonbridge and Malling area 15.4% of homes are socially rented against 17.1% for England, with housing associations holding most of that: 13.5% association to 1.9% council. Seven in ten homes are owner-occupied.

Clarion Housing Association is by far the largest landlord locally with around 7,034 homes, followed by Moat Homes, Town and Country Housing, Hyde and Southern Housing. If you are swapping, check which landlord holds the property and what they need from you.

Average weekly social rents in the council area for 2024/25 were about £116 for a one bed, £136 for a two bed and £152 for a three bed. Those are area averages, so your own figure may differ.
