More about living in Knutton
What it's like to live in Knutton
Day to day, life is low-key. You have the Mason's Arms practically on your doorstep, the Harriet Higgins Community Centre half a mile away for groups and events, and a Morrisons and Sainsbury's within a mile for a proper shop. Silverdale Library is under a mile off if you want somewhere warm and free to sit with the kids.
The wider Newcastle-under-Lyme area skews a little older than England as a whole, with 21.7% of people aged 65 and over against 18.4% nationally. You notice that in the pace of things. It is calm rather than buzzing, and plenty of people have lived here a long time.
Getting around
Knutton is compact enough to walk a lot of it. The nearest supermarket is about a third of a mile, a pharmacy is closer still, and the town centre is roughly a mile on foot if you are up for it. Pavements and a bit of a slope are part of the deal around here.
For buses, Newcastle-under-Lyme Bus Station is about 1.2 miles away and is the main hub for services across the borough and into Stoke-on-Trent. If you do not drive, that is your main link for longer trips, so it is worth checking the routes that pass closest to your street before you commit to a swap.
By train, Stoke-on-Trent station is under three miles off and is the big one, with main line services. Silverdale and Apedale Road stations are nearer at just over a mile but are far smaller. If you have a car, the town, the hospital and the A-roads out towards the motorway are all a short drive.
Schools and family life
There is plenty of choice for schools without travelling far. Knutton St Mary's CofE Academy is right in the area, and St Mary's Catholic Primary School, Silverdale Primary Academy and St. Giles' and St. George's CofE Academy are all within a mile. Cedars Newcastle Base is also on the doorstep.
For older children, St John Fisher Catholic College is around half a mile away, with The Orme Academy, Newcastle Academy, Blackfriars Academy and Newcastle-under-Lyme School all within roughly a mile and a half. Having that many secondaries close by is unusual and useful, especially if you have children at different stages.
For days out of the house, Silverdale Park, Queen Elizabeth II Park and Brampton Park are all under a mile, and Apedale Community Country Park is a bigger, wilder option just over a mile away. Silverdale Library and Newcastle Library are both close for story sessions and homework space. Across the borough, 16.5% of residents are under 16.
Things to do
Newcastle-under-Lyme does the heavy lifting for entertainment. Vue Newcastle-under-Lyme is about a mile away, with the Odeon a couple of miles further, and the Roebuck Shopping Centre and Lymelight Boulevard cover shopping and eating out around the same distance.
Closer to home, the Mason's Arms is a few minutes' walk and there is a cluster of pubs within a mile, including The Milehouse, The Cotton Mill and The Crown. If you want a night out, The Foyer and Suede are in town, and Stoke's Sugarmill and Basement are under three miles off for live music.
For exercise, JD Gyms is under a mile and Foundry Gym about a mile, with PureGym a little further. Free options are better still: the walks and trails at Apedale Community Country Park, and the smaller parks for a kickabout. Community centres in Knutton, Silverdale and Chesterton run the kind of local groups that are worth asking about once you move in.
Work and the local economy
Knutton's biggest advantage for work is proximity to two big employment hubs. Royal Stoke University Hospital is under two miles away, with Bradwell Hospital, North Staffordshire Hospital and Harplands Hospital all within a couple of miles too, so health and care work is a realistic commute by bus or car. Keele University is also close enough to count.
Newcastle-under-Lyme town centre, about a mile off, brings retail and hospitality jobs through the Roebuck Shopping Centre and Lymelight Boulevard, and Stoke-on-Trent adds more within three miles.
Across the Newcastle-under-Lyme council area, 54.9% of adults are in work, a little below the England figure of 57.4%, and unemployment sits at 2.9% against 3.5% nationally. Unemployment-related benefit claims in August 2026 were 3% of working-age residents, compared with 4% for England. In plain terms: jobs are not abundant, but the area is not struggling more than most. Having the train at Stoke-on-Trent widens your options if you are willing to travel.
Housing and who lives here
Knutton is mostly traditional housing, with a good share of social homes alongside owner-occupiers. Across the Newcastle-under-Lyme area, 17.1% of homes are socially rented, exactly in line with England, split between council homes at 5.2% and housing association homes at 11.9%. Owner occupation is high at 67.7%, with 14.5% privately rented.
Aspire Housing Limited is by far the biggest social landlord locally with over 8,000 homes, followed by Sanctuary Housing Association and Honeycomb Group. If you swap here, there is a fair chance Aspire will be your landlord, so it is worth reading up on them.
Rents are the real draw. Average weekly social rents in the borough for 2024/25 were about £86 for a one bed, £97 for a two bed and £105 for a three bed. That is modest money for a family home with this many schools, parks and hospitals nearby. The council's housing register held 2,257 households at the end of March 2025, which is one reason a mutual exchange is often the quicker route.
