What it's like to live in Brownhills

Brownhills is largely a town of houses rather than flats, and social housing is a solid part of the mix. Across the Walsall council area, 23.7% of homes are socially rented, well above the England average of 17.1%, split between council homes at 8.2% and housing associations at 15.4%. Around 59.3% are owned and 16.3% privately rented.

Walsall Housing Group Limited is by far the biggest social landlord in the borough with over 19,000 homes, followed by GreenSquareAccord, Watmos Community Homes, Amplius Living and Clarion.

Average weekly social rents in the borough for 2024/25 were about £94 for a one bed, £102 for two and £114 for three. The age profile is close to the national picture, with slightly more children.

Families are well served for schools. St James Academy is barely 0.2 miles from the centre, with Millfield Primary School, St Bernadette's Catholic Primary School and Holy Trinity C of E Primary School all within two-thirds of a mile, and Watling Street Primary a little further.

For older children, Brownhills Ormiston Academy is about 0.6 miles away. Erasmus Darwin Academy and Ormiston Shelfield Community Academy are both under two miles, with Chase Terrace Academy at 2.5 miles, so there is real choice without a long journey. Always check admissions and current Ofsted ratings yourself.

Green space is the other big plus: Clayhanger Common, Bradbury Park and Clayhanger Park give children somewhere to run. Across the Walsall council area, 21.4% of residents are under 16, above the England average.

Brownhills is easy to get about on foot if you live near the centre. The main shops, the library, the civic square and a park are all within half a mile of each other, which is genuinely useful if you do not drive.

Buses are the backbone here. Stops at Brickiln Street sit right in the centre, with further stops at Clayhanger Village, Shire Oak Close and Shire Oak House serving the outer streets. It is worth checking current routes and times for the journeys you make most before you commit to a swap.

There is no railway station within three miles, so rail travel means driving or taking a bus to one. By car you are well placed for Burntwood, Aldridge and Walsall itself. There are canal moorings in town, a reminder of how the place grew.

Brownhills is not a nightlife town, but it has a proper pub scene for its size. The Jack 'Jigger' Taylor and the Shoulder Of Mutton sit in the centre, with The Jiggers Whistle Micro Pub and The Smithy's Forge close by.

If you train or want the kids in a club, there is plenty within walking distance: Empire Gym, TDM Gym, The Team Workout, MBK Dojo and Walsall Wood boxing club are all inside a mile.

Brownhills library is a few minutes from the centre, with Burntwood, Norton Canes and Aldridge libraries within three miles. Park View Centre and Brownhills Community Association run community life locally. For bigger trips out, Burntwood Town Shopping Centre and Aldridge Shopping Centre are both under three miles, and Aldridge has a cinema.

Work here means looking outwards as well as locally. Brownhills Business Park sits under a mile from the centre, and the supermarkets, pubs and schools in town are steady local employers, but many people commute to Walsall, Burntwood, Aldridge and beyond.

The wider picture in the Walsall council area is mixed. Around 53.1% of adults are in work, below the England figure of 57.4%, and unemployment runs at 4.5% against 3.5% nationally. In August 2026, 6% of 16 to 64-year-olds in the borough were claiming unemployment-related benefits, compared with 4% across England.
