What it's like to live in Sunbury-on-Thames

Life here tends to revolve around a handful of local spots: the shopping centre, the library, the leisure centre and the parks. There are pubs within easy reach, including The Grey Horse and The Hare & Hounds, and community venues such as The Loyola Centre for groups and classes.

The wider Spelthorne area has a fairly typical age mix, with 18.9% under 16 and 18.1% aged 65 and over. That shows in the feel of the place: school runs in the morning, older neighbours who have been here decades, and a fair number of working-age people in their thirties and forties.

Getting around

Sunbury has its own railway station in the town, with Kempton Park about half a mile away and Upper Halliford under a mile. Shepperton and Hampton stations are also within about two miles, so you have options depending on which end of town you live in.

Buses are easy to pick up. There are stops at Sunbury Cross Shopping Centre and outside the Tesco on the main road, plus stops by Upper Halliford station. For short local trips, a lot of people simply walk: the station, library, pharmacies and supermarkets are clustered close together near the Cross.

By car, the town sits on busy roads and the Cross itself can be slow at peak times, so build in extra minutes. Parking is available at the shopping centre's Park & Shop. If you do not drive, you will manage perfectly well for everyday errands, though evenings out further afield need a bit more planning.

Schools and family life

There is a good choice of primary schools close in. Maypole School is around 0.2 miles away, St Ignatius Catholic Primary School 0.3 miles, and Springfield Primary School and Kenyngton Manor Primary School both about half a mile. That means most families have more than one realistic option on the doorstep.

For secondary, The Bishop Wand School is the nearest at roughly 0.7 miles. St James Senior Boys School and Heathside Walton-on-Thames are about 1.6 miles away, with Springwest Academy and Thamesmead School within two miles. Always check current admission arrangements, as catchments change.

Beyond school, there is plenty to fill weekends. Sunbury Library is a few minutes from the Cross, and Cedars Recreation Ground, Groveley Road Recreation Ground and Alexandra Park give children somewhere to run about. Sunbury Health Centre and several pharmacies are nearby, which matters when you have small children and a long week.

Things to do

The outdoors is the best of it. Cedars Recreation Ground, Groveley Road Recreation Ground, Alexandra Park, Kempton Park and Gaflac Sports Ground are all within a mile or so, so there is somewhere green for a walk, a kickabout or a buggy loop whatever the weather.

If you like being active, you are well served. Sunbury Leisure Centre is about a third of a mile away, and there are several gyms close by including The Gym Group and CrossFit Sunbury. Sunbury Library is the hub for quieter days, and The Loyola Centre and Halliford Community Centre host local groups.

For nights out, pubs do most of the work locally, with The Grey Horse, The Hare & Hounds, the Grizzly Bear, The Punch Bowl and Zumbreros all within walking distance for many. For a film, Cineworld in Feltham is under two miles away and Everyman Walton is about 2.4 miles. Late-night options are thin on the ground in the town itself.

Work and the local economy

In the wider Spelthorne area, 61.8% of adults are in work, above the England figure of 57.4%, and unemployment sits at 3.6% against 3.5% nationally. Benefit claims linked to unemployment run at 3.6% of working-age people, a little below the England rate of 4%. In short, this is an area where most households have someone earning.

A lot of that work happens elsewhere. Sunbury's train station and bus links make commuting out normal rather than unusual, and plenty of people travel in several directions for shifts and office work.

Locally, the retail and service side provides a decent number of jobs: Sunbury Cross Shopping Centre, the big Tesco Extra, M&S Foodhall, pharmacies, pubs, gyms and the leisure centre all employ local people. Manor Retail Park and The Centre, both under two miles away, widen that again. If you want work within walking or short bus distance, it is a realistic prospect here.

Housing and who lives here

Spelthorne is a strongly owner-occupied area. Across the council district, 68.1% of homes are owned and 17.9% are privately rented, with social renting at 12.7% compared with 17.1% across England. Council stock is small at 1.8%, with housing associations making up the bulk at 10.8%.

That shapes who your landlord is likely to be. A2Dominion South is by far the biggest social landlord in the area with close to 5,000 homes, followed by A2Dominion Housing Options, Metropolitan Housing Trust, Paragon Asra Housing and Richmond Housing Partnership.

Average social rents in Spelthorne in 2024/25 were about £122 a week for a one bed, £145 for two beds and £163 for three beds, though your own rent depends on your landlord and property. With 2,584 households on the council's housing register at March 2025 and 148 homes let in 2024-25, a mutual exchange is often the more practical route for people already housed.
