What it's like to live in Addlestone

Families are well served. Darley Dene Primary & Nursery and Sayes Court Primary are both within a third of a mile, with St Paul's CofE, Ongar Place and The Holy Family Primary all under three quarters of a mile. That's five primaries in easy walking distance, which gives you a real chance of a place nearby.

For secondary, Jubilee High School is half a mile away and Chertsey High School and Philip Southcote Secondary are under a mile. Heathside School and St George's College, Weybridge are also within a couple of miles.

Addlestone Library is barely a few minutes' walk, and Chertsey, Weybridge and New Haw libraries are all within two miles. Across Surrey as a whole, 19.1% of residents are under 16, slightly above the England figure, so there are plenty of children about.

Addlestone station is about a five to ten minute walk from the centre, and it's the main reason people move here. Chertsey, Byfleet & New Haw, Weybridge and West Byfleet stations are all within a couple of miles too, so you have options if one line is disrupted.

Buses pick up right by the station, with stops H and J outside, and further stops at Chertsey station, Charles Street and St Peter's Hospital. That last one matters if you or a family member has regular hospital appointments.

The town centre itself is walkable. Library, cinema, gyms, supermarkets, pubs and the community centre are nearly all inside half a mile. If you're moving from somewhere car-dependent, that alone can change how your week works.

For a town this size, there's a lot on the doorstep. Victory Park is a short walk from the centre and has tennis courts and a community space, and there's Tyler Gardens Open Space and the War Memorial gardens nearby for a quieter sit down.

Two cinemas sit right in the centre — Addlestone One and The Light Addlestone — which is unusual and genuinely useful on a wet Saturday. Sunset Cinema is a couple of miles out.

Gyms are plentiful and varied: Anytime Fitness and Snap Fitness in the centre, Achieve Lifestyle's council-run health and fitness centre half a mile away, plus The Body Shed and Locker Athletic Development.

Evenings are pub-led rather than clubby. The Holly Tree and The Waggon & Horses are both close, and Runnymede Jazz Club adds something a bit different. Addlestone Community Centre and the Salvation Army run local activities.

Addlestone's economy is shaped by its position — close enough to London to commute, close enough to the M25 corridor for local work. The town centre itself provides retail, hospitality and leisure jobs, and the Runnymede Hospital and health centres nearby are significant local employers in healthcare.

The wider picture is encouraging. Across Surrey, 60.6% of adults are in work, above the England figure of 57.4%, and unemployment sits at 2.9% against 3.5% nationally. In August 2026, 2.4% of working-age people in Surrey were claiming unemployment-related benefits, well under the England rate of 4%.

The flip side is cost. A strong jobs market in Surrey goes hand in hand with high living costs, so factor that into any move.

Surrey is dominated by home ownership. Across the county, 70.5% of homes are owned outright or with a mortgage, 16.8% are privately rented and only 11.4% are social rented — split between 4.5% council and 6.9% housing association. That's well below the England average of 17.1%.

In plain terms: social homes here are scarce and rarely come free. If you already hold a tenancy, whether in Addlestone or elsewhere, it's worth a lot. A mutual exchange is often the most realistic route in.

The age mix across Surrey leans a little older and more settled than England as a whole, with 27.2% aged 45 to 64. Addlestone itself, with its new town centre flats and family streets, has a broader spread than that suggests.
