What it's like to live in Lerwick

Lerwick is Shetland's only town and the islands' capital, a compact harbour place of around 6,880 people built in grey stone above a working waterfront. It suits people who want a small, close-knit community with real amenities on the doorstep, and who don't mind weather and distance. Gilbertson Park and the Shetland Library sit right in the middle of town.

"I'd move here" adds Lerwick to the areas on your listing, so homes here are matched to you first.

Lerwick sits on the east coast of Mainland Shetland, in the Shetland Islands council area, roughly 100 miles north of the Scottish mainland. It is the only town in the islands and the administrative centre for a council area of about 22,710 people, so it pulls in shoppers, workers and patients from across Shetland.

People move here for a settled, well-serviced small town in an extraordinary setting, with the harbour, ferries and the rest of the islands on the doorstep. For tenants, the appeal is a town that has hospitals, a secondary school, a library and a bus station all in one walkable place, which is unusual for somewhere this remote.

Be honest with yourself about the distance. Getting to and from Shetland means a ferry or a flight, and that shapes shopping, visiting family and the cost of some things. People who come and stay tend to be those who value community and quiet over easy access to mainland cities. If that sounds like you, Lerwick rewards it.

What is housing like in Lerwick and who lives there?

Housing in the Shetland Islands council area leans heavily towards ownership: 69.2% of homes are owned, 24.2% are socially rented and only 6.6% are privately rented. The social rented share is a touch above the Scottish figure of 23.1%, so social housing is a normal and significant part of the picture here rather than a small corner of it.

What is it like to live in Lerwick?

Day to day, almost everything is within a short walk. There's a Tesco and a Co-op Food, Scoop Wholefoods for the smaller shop, and the Toll Clock Shopping Centre for a covered browse. Boots, Freefield Pharmacy and Laing's Pharmacy cover prescriptions, and both Montfield Hospital and the Gilbert Bain Hospital are close by, which matters a lot when you live this far north.

Green space is modest but handy. King Harald Street Playpark is on the edge of the town centre, Gilbertson Park gives you room for a kickabout, and Seafield Park is under a mile away. Islesburgh Community Centre is the hub for classes and clubs, with the British Legion nearby and halls at Bressay and Gulberwick for the wider area. It's a town where you'll start recognising faces within weeks.

What are the schools and family life like in Lerwick?

Families in Lerwick are well placed for schools. Bell's Brae Primary School is about a third of a mile away and Sound Primary School just over a mile, so most parts of town are within a reasonable walk or short drive of a primary. Anderson High School, around half a mile away, is the secondary, so there's no long commute at the teenage stage.

For younger children, King Harald Street Playpark is right in the middle of town and Gilbertson Park gives space for running about and organised sport. Seafield Park is under a mile off if you want a change of scene.

Islesburgh Community Centre is the main place for groups, classes and activities, and the Shetland Library is a free, warm indoor option on rainy days, which Shetland supplies plenty of. The Shetland Islands council area has a slightly higher share of under-16s than Scotland as a whole, at 17.1%, so there are children around. Check nursery availability directly with the council before you plan a move.

How do you get around Lerwick?

Lerwick is a walking town first. The centre, the library, the shops and the hospitals are all within half a mile or so of each other, and plenty of residents manage daily errands on foot. Hills and weather are the main obstacles, so decent waterproofs count for more than a travelcard here.

Viking Bus Station is a couple of minutes from the town centre and is the hub for services across Shetland, so you can reach other villages and districts without a car. Check timetables carefully before you commit to a routine, because rural island services are less frequent than city routes and evenings and Sundays can be thin.

There are no trains in Shetland. A car makes exploring the islands much easier and is common here, though parking in central Lerwick takes patience. For travel off the islands you'll use the ferry from Lerwick harbour or fly, and both need planning and budgeting. Bressay is a short hop across the water by ferry.

What is there to do in Lerwick?

Lerwick's pleasures are local and sociable rather than flashy. The Shetland Library is a minute from the centre, and Islesburgh Community Centre runs the kind of clubs and classes that make a small town feel like home. The British Legion adds another venue, and Bressay Public Hall and Gulberwick Community Hall serve the nearby districts.

For a night out there's a decent cluster of bars within a few minutes' walk: The Thule Bar, The Moist Lounge Bar, Aura Lounge, Trench Bar and the Douglas Arms. That's a lot of choice for a town this size, and it means you're never far from company on a dark evening.

Outdoors, Gilbertson Park and Seafield Park are the main green spaces in town, with King Harald Street Playpark for younger children. The real draw, though, is the coast and the rest of Shetland, reachable by bus from Viking Bus Station or by car. Shopping is centred on the Toll Clock Shopping Centre and the town's supermarkets.

What is work and the local economy like in Lerwick?

Work in the Shetland Islands council area is unusually strong on paper. The employment rate for 16 to 64 year olds is 76.7%, above the Scottish figure of 74.6%, and the claimant rate for unemployment-related benefits was just 1.2% in September 2026 against 3.2% across Scotland. In plain terms, most people who want work here are in it.

Lerwick is the service centre for the whole island group, so the town carries the council offices, the two hospitals, schools, shops and the harbour. Public services and healthcare are visible employers simply because Montfield Hospital and the Gilbert Bain Hospital are both within half a mile of the centre.

The flip side of a small, tight labour market is that the range of roles is narrower than in a mainland city, and there's no commuting to another town for a different job. If your work can be done remotely, or you already have a post lined up, that makes a swap here far more comfortable. Line up employment before you move rather than after.

Is Lerwick a good place for social housing tenants?

If Lerwick appeals, the practical next step is to get your own home listed. A clear, honest advert with good photographs and a straightforward description of your property, its size and its condition is what gets other tenants in touch. Mention the things that matter to a swapper: bedrooms, heating, garden or parking, and which floor you're on.

Then set Lerwick, or the Shetland Islands more widely, as a desired area. Swaps here depend on someone wanting to move in the opposite direction, so the more visible you are and the more flexible your preferences, the better your odds. It's worth adding a second or third area you'd consider.

Be upfront in your messages about the realities of moving this far north, including travel, removal costs and your work situation. A swap that both sides have thought through properly is far more likely to be approved by the landlords and to last. Keep your listing updated and reply promptly, and give it time.
