Every year, social landlords ask their tenants how satisfied they are with the service they get. The regulators publish the results, along with each landlord's own records on repairs and complaints. This page puts those official figures side by side, so you can see how your landlord compares, or check the landlord of a home you're thinking of swapping into.

The table is ranked by overall tenant satisfaction. Click any column heading to re-sort it by repairs, complaints or Ombudsman findings instead. Every name opens the landlord's full profile.

What Is The Best Housing Association In London?

Going by what tenants say, the highest-rated landlords based mainly in London are Poplar Housing And Regeneration Community Association Limited (84.1%), St Mungo Community Housing Association (79%), Look Ahead Care and Support Limited (78.9%), measured by overall tenant satisfaction in the 2024/25 Tenant Satisfaction Measures. Use the region filter in the table to compare every London landlord.

How Are The Landlords Ranked?

By overall tenant satisfaction: the share of tenants who said they were satisfied with the service their landlord provides. In England this comes from the Tenant Satisfaction Measures that the Regulator of Social Housing collects every year; in Scotland from the Scottish Housing Regulator's landlord reports. You can re-sort the table by repairs, complaints, Ombudsman findings and more. Only landlords with 1,000 or more homes are ranked.

Why Isn't My Landlord In The League Table?

Landlords with fewer than 1,000 homes don't have to send tenant survey results to the regulator in England, and small samples make rankings unreliable, so they aren't ranked. Wales has no comparable published survey yet. Every landlord still has its own profile in our landlord directory.

What The League Table Can't Tell You

Satisfaction scores are an average across a whole landlord. Your experience depends a lot on the estate, the local team and the home itself. A landlord near the bottom can still run a good scheme in one town, and one near the top can have a poor patch. Use the table as a starting point, then read the landlord's profile and talk to its tenants.

Swapping Into A New Landlord?

When you do a mutual exchange, you become the other tenant's landlord's tenant. It's worth checking their record before you agree. Read How Does a Mutual Exchange Work?, or search homes to swap.
