What it's like to live in Peterborough

Day to day, central Peterborough is practical. Poundland, a Tesco Express, Premier and independent European food shops such as Marta Supermarket and Eastern Delight are all within a couple of hundred metres. Boots, Shrives Pharmacy and an Asda pharmacy cover prescriptions. Peterborough Central Library is a short walk away.

The flip side is that city-centre living comes with traffic, late-night noise around the bars and clubs, and less greenery on your doorstep than the outer estates. Bishop's Park, Stanley Park and Lido Gardens take the edge off that, but if you want quiet, look carefully at the specific street before you commit to a swap.

Getting around

Peterborough station is about a third of a mile from the centre of PE1, which is one of the city's biggest advantages. It is on the East Coast Main Line, so you can travel without a car, and plenty of people here commute by train rather than drive.

Buses are easy to pick up too. Stops at Hereward Cross, Rivergate and outside Tesco are all within a couple of minutes' walk, which means school runs, hospital appointments and shopping trips are doable without driving. Check the specific routes for where you need to go, as frequencies vary across the city.

On foot, this is one of the most walkable parts of Peterborough. The shopping centres, library, pharmacies, parks and the station sit in a tight cluster. If you do drive, you are close to the main roads out of the city, but parking in the centre is something to ask about before you swap, as it is not guaranteed with every home.

Schools and family life

There is a good spread of schools nearby. Bishop Creighton Academy is roughly a third of a mile away, with West Town Primary Academy and The Beeches Primary School both around half a mile. Saint Augustine's CofE Junior School and Brewster Avenue Infant & Nursery are a short walk further. For older children, The King's (The Cathedral) School, St John Fisher Catholic High School and Thomas Deacon Academy are all within just over a mile, with Stanground Academy and Nene Park Academy a little further out.

Always check current admission arrangements and catchments with the council, as being close by does not guarantee a place.

For family time outside school, Bishop's Road Gardens and Lido Gardens are the nearest green spaces, and Railworld Wildlife Haven is under half a mile for something different. Woodston, Stanground and Dogsthorpe libraries add to the central library. With over a fifth of the council area's population under 16, there are plenty of other families around.

Things to do

For a city of this size, the centre is well stocked. Queensgate Shopping Centre, Rivergate, Westgate Arcade and Westgate Galleria are all within a couple of hundred metres, so shopping does not mean a trip out of town.

Film fans have two big cinemas close by, the ODEON Luxe in the centre and Showcase Cinema de Lux under a mile away, plus an outdoor cinema a couple of miles out. For eating and drinking, Argo Lounge, Côte, Las Iguanas and Chaat & Chill sit right on the doorstep, and there is a proper night out to be had at The Met Lounge, Flares and Glo Golf if that is your thing. If it is not, be aware that noise travels in the centre.

For keeping active, Snap Fitness and Mariam's Ladies Fitness are close, with the Oundle Road Recreation Ground in Woodston about half a mile away. Community hubs such as Root & Rise and The BRDG are worth knowing about if you want to meet people locally.

Work and the local economy

Peterborough's job market looks a little healthier than the national picture on one measure and a little weaker on another. In the council area, 60.3% of adults are in work, above the England figure of 57.4%. Unemployment at the 2021 Census was 3.7%, close to England's 3.5%.

More recently, the share of 16 to 64 year olds claiming unemployment-related benefits in the council area was 5.4%, above the England figure of 4%. So work is there, but competition can be real, and it is worth being realistic if you are moving without a job lined up.

The city centre location helps. Retail, hospitality and health services all have a presence close by, and the train station opens up jobs further afield for anyone willing to commute. For anyone working shifts or irregular hours, being able to walk home from the centre rather than rely on a last bus is a genuine practical advantage.

Housing and who lives here

Social renting makes up 18.6% of homes in the Peterborough council area, slightly above the England figure of 17.1%. Most of that is housing association rather than council: 12.7% association, 5.9% council. Around 55.5% of homes are owned and 24.4% are privately rented.

Cross Keys Homes is by far the biggest social landlord locally with about 11,000 homes, followed by Accent Housing, Amplius Living, Hyde Housing Association and bpha. If you are swapping, it is worth knowing which landlord you would be dealing with and what their policies are.

Average weekly social rents in the council area for 2024/25 were about £91 for a one bed, £107 for two beds and £115 for three beds. For context on demand, 2,829 households were on the council's housing register at 31 March 2025 and 581 social homes were let through the council in 2024-25. A register is not a simple queue, which is one reason a mutual exchange can be a faster route for tenants who already have a home.
