What it's like to live in Leicester

Central Leicester housing is mixed: flats above shops, converted upper floors, purpose-built blocks and terraced streets on the fringes. Gardens are rare in the core. Across the council area 23.2% of homes are social rented, above the England figure of 17.1%, with 29.4% privately rented, which is high and reflects the student and young adult population.

Leicester City Council is by far the biggest social landlord with over 19,000 homes, followed by Paragon Asra, EMH, Riverside and Platform.

Average weekly social rents in the council area for 2024/25 were around £78 for a one bed, £93 for two and £100 for three. The council's housing register held 5,398 households at March 2025, and 149 council homes changed hands through mutual exchange that year.

There is a good spread of schools nearby. Castle Mead Academy is about half a mile away, with Brook Mead Academy and Jameah Girls Academy just over a mile, plus Wyggeston and Queen Elizabeth I College and St Crispin's Grammar School around the same distance. Primaries include King Richard III Infant and Nursery, Slater, Hazel Community, Taylor Road and Sparkenhoe, all under a mile.

Leicester is a young city: 21.3% of residents are under 16 and 15.9% are aged 16 to 24, both above the England average. That shows in the number of families and students about.

For days out, Castle Gardens, Spinnyhillpark and St George's Churchyard give small pockets of green, and Leicester Central Library is a few minutes' walk. Larger parks need a bus or a longer walk.

You can live here without a car, and plenty do. Leicester railway station is about a third of a mile away, with Leicester North a little over two miles out. Bus stands cluster around Pocklingtons Walk, Welford Place, Rutland Street and Charles Street, so most city and county routes start or stop within a five-minute walk.

On foot, the centre is flat and short on distances. Shops, the library, parks and the station are all reachable without setting out on a journey.

Driving is the weaker point. Central streets are congested, pedestrianised in places, and parking is limited and often paid. If you rely on a car, check what a particular property offers before you commit to a swap.

For a centre this size, there is plenty. Showcase Cinema de Lux and the Phoenix Cinema and Art Centre are both under half a mile, with ODEON Luxe about a mile away. The Phoenix leans towards independent and arthouse films if that is your thing.

Pubs and bars are everywhere: the Knight and Garter, The Friary, Katie O'Brien's Irish Tavern and the Market Tavern are all on the doorstep, and late-night spots like Fat Cat and TRUTH sit nearby too.

If you want to keep active or meet people, gyms such as ZFit, Everlast and BFT are within a short walk, and community groups including Afri-Carib Culture Club, Age UK at Clarence House and the Great Meeting Unitarian Chapel are all close.

Leicester's centre is a jobs hub in its own right: retail across the arcades and markets, hospitality in the bars and cafés, and two university campuses, with De Montfort University's libraries and learning spaces right beside LE1.

Be realistic about the wider picture. Across the Leicester council area, 53.2% of adults are in work against 57.4% for England, and unemployment sits at 5%, above the England figure of 3.5%. Benefit claimant figures for August 2026 show 5.4% of 16 to 64 year olds, compared with 4% nationally.

The upside is commuting. With the station and bus stands so close, jobs further afield across the East Midlands are realistically reachable.
