What it's like to live in Clare

Families are well served for a place this size. Clare Community Primary School is just 0.2 miles from the centre, which is a short walk for most households. Within three miles there is also Cavendish Church of England Primary School, Belchamp St Paul C of E Primary School, Hundon C P School and the Hundon and Thurlow Primary Federation, so there is some genuine choice.

Secondary-age children will need to travel out of Clare, so check school transport arrangements early.

For free time, Clare Castle Country Park is the obvious draw, with Cavendish Woods and Belchamp St Paul village green a short drive away. Across the wider West Suffolk council area, 17.6% of residents are under 16, a little below the England figure of 18.6%.

Clare has no railway station, so plan around buses, a car or lifts. There are bus stops within easy reach, including Westfield about half a mile from the centre, with others at The Bull and Farmerie Road a few miles out. Rural Suffolk bus services tend to be less frequent than town ones, so it is worth checking times against your work and school run before you commit.

On foot, Clare works well. The compact centre means most everyday errands are walkable, and the country park is right there.

If you drive, you have far more freedom, with Colchester and the larger Suffolk towns within reach. If you do not, be realistic about how often you would need to travel and how long it would take.

Clare's social life revolves around its pubs. The Bell Hotel, The Swan, The Cock Inn and The Globe are all within a couple of minutes of the centre, and Roughacre Brewery is under a mile away. The Bell Hotel is also the nearest thing to a night out in town.

Outdoors, Clare Castle Country Park is the star turn, right on the edge of the centre and free to wander whenever you like. Cavendish Woods, a couple of miles off, gives you somewhere different to walk at weekends.

Clare Library covers books, computers and community noticeboards. For fitness, The Gainsborough Health Club and Spa is a little over a mile away. Village halls at Pentlow and Belchamp host community activities nearby.

Employment across the wider West Suffolk council area looks healthy. At the 2021 Census, 60.5% of adults were in work, above the England figure of 57.4%, and unemployment was 2.4% against 3.5% nationally. By August 2026, 2.5% of 16 to 64 year olds were claiming unemployment-related benefits, compared with 4% across England.

Clare itself is small, so local jobs are limited in number and tend to be in shops, hospitality, care and small businesses. Most working residents commute.

That makes transport the key question. If you drive or can work from home some days, Clare is very manageable. If you rely on buses, check whether the timetable fits your shifts before you swap.

Clare is mostly a town of owner-occupiers. Across the West Suffolk council area, 60.2% of homes are owned and 22.4% are privately rented, with social renting at 16.2%, split between 5% council and 11.1% housing association. That is slightly below the England figure of 17.1%, so social homes here are in demand and do not come up often.

The biggest social landlords in the area are Havebury Homes with 6,492 homes and Flagship Housing Limited with 4,653, followed by Orbit, Clarion and Sanctuary.

Average weekly social rents in the council area in 2024/25 were £96 for a one bed, £111 for two beds and £122 for three. The age mix locally leans slightly older than England, with 20.8% aged 65 and over.
