What it's like to live in Rickmansworth

Day to day life is easy. Iceland, Waitrose and an M&S Foodhall are in or beside the town centre, with a Tesco Superstore a little further out. Boots and Riverside Pharmacy are close by, and Rickmansworth Library is right in the middle of things.

The age mix across the wider Three Rivers area leans slightly older and slightly more family-heavy than England as a whole: nearly 20% are under 16 and around 28% are aged 45 to 64. In practice that means school runs, dog walkers and a steady, settled feel rather than a young and noisy one.

Getting around

Rickmansworth station is about a quarter of a mile from the town centre, served by both the Metropolitan line and Chiltern services, which is the single biggest reason people move here. Chorleywood station is roughly two and a half miles away if you end up on that side of town.

Buses cluster around the station, with three stops there and others on Church Lane and by the Roman Catholic church, so you can get about locally without a car. Check the specific routes for your journey before you commit, as frequencies vary through the day.

On foot, the centre is compact and the parks and lakes are reachable without crossing much traffic. Drivers have quick access to the wider road network towards Watford and the M25 corridor, though the town centre can get busy at peak times and parking near the station fills up early on weekdays.

Schools and family life

There is a good spread of schools close by. Rickmansworth Park Infant School is roughly a fifth of a mile away, with Saint Mary's CofE Primary, St John's Primary and Harvey Road Primary all under a mile. The Royal Masonic School for Girls is also nearby. Check current Ofsted reports and admission distances before you decide, as catchments shift.

For older children, Rickmansworth School is under a mile from the centre, with The Reach Free School and Croxley Danes School under two miles, and Merchant Taylors' School about two miles out.

Family time outdoors is the town's strong suit. Rickmansworth Aquadrome, Rickmansworth Park, Fortune Common and Inn's Lake are all within half a mile, so there is somewhere free to go most weekends. The Mill, Mill End Community Centre and Croxley Green Community Centre run local activities, and Croxley Green and Chorleywood libraries add to the one in town.

Things to do

Water and woods first. The Aquadrome is the big one, with lakes, walking routes and an outdoor gym, and the River Colne Weir nearby. Fortune Common and Rickmansworth Park give you more green within a short walk of the high street.

The town centre has a decent run of pubs and bars for its size, including The Pennsylvanian, The Feathers, The Coach & Horses, Wishful Drinking and The Fox & Hounds, most of them within a couple of hundred yards of each other. It makes for an easy night out without needing a taxi home.

For indoor exercise there is Bodycoach gym in the centre, plus community sessions such as Bounce Back Exercise and lettings at Rickmansworth School. Libraries at Rickmansworth, Croxley Green and Chorleywood are useful for free groups and quiet time. Beyond that, London is close enough by train for bigger days out.

Work and the local economy

Three Rivers is a working district. Around 62.6% of adults are in employment, above the England figure of 57.4%, and unemployment sits at 2.9% against 3.5% nationally. Claimants of unemployment-related benefits were 2.7% of working-age people in August 2026, compared with 4% across England.

A lot of that work happens elsewhere. The Metropolitan and Chiltern lines make commuting into London or out to Amersham and Aylesbury realistic, and Watford is a short hop for office, retail and NHS jobs.

Closer to home, the town centre supermarkets, pharmacies, pubs and schools are steady local employers, and Bishops Wood Hospital in Northwood is under two miles away with a cluster of private medical practices around it. If you work shifts or rely on public transport, it is worth timing your likely journey before you swap, because late-evening travel is thinner than the daytime service.

Housing and who lives here

Rickmansworth is mostly an owner-occupier town. Across Three Rivers, 70.9% of homes are owned outright or with a mortgage, 13.4% are privately rented and 14.8% are social rented, a little below the England average of 17.1%. Housing associations hold most of the social stock, at 10.7%, with council homes at 4.1%.

The biggest landlords in the district are Thrive Homes, with around 3,599 homes, followed by Home Group, Watford Community Housing Trust, Hightown Housing Association and Sanctuary Housing Association. Average weekly social rents in 2024/25 were £117 for a one bed, £140 for two and £157 for three.

For context, 1,040 households were on the Three Rivers housing register at 31 March 2025 and 78 social homes were let through the council in 2024-25. A register is not a simple queue, but it does show why a mutual exchange is often the more practical route into a town like this.
