What it's like to live in St Albans

St Albans is an owner-occupier district: 70.9% of homes are owned, 16.3% privately rented, and just 12.2% social rented, below the England figure of 17.1%. Council homes make up 7.8% and housing association 4.4%.

St Albans City and District Council is the biggest social landlord with 4,673 homes, followed by Hightown Housing Association with 1,347, Peabody Trust with 636, Settle Group and Home Group. Average weekly social rents in 2024/25 were £116 for a one bed, £136 for two and £151 for three.

At 31 March 2025 there were 330 households on the council's housing register, which is not a simple queue. In 2024-25, 431 social homes were let through the council and 53 council homes changed hands by mutual exchange, so swaps do happen here.

The age profile skews slightly older and more settled than England overall, with 27.6% aged 45 to 64.

Families are well served. Aboyne Lodge and Alban City are both about two hundred metres away, with The Abbey C E V A Primary and Maple Primary under half a mile. For older children, The Marlborough Science Academy is a mile off, St Albans Girls' School and Beaumont School a little further. St Albans School, St Albans High School For Girls and Loreto College are also close by. Check admissions and catchments yourself, as places change year to year.

Across the wider council area, 21.4% of residents are under 16, above the England figure of 18.6%. It is a child-heavy district, and you feel that in the parks and at the school gates.

For days out with children there are several small green spaces nearby, plus St Albans Library within a few minutes' walk and Marshalswick Library about a mile and a half away.

You have two stations within half a mile. St Albans City is the main one, on the fast line into London, and St Albans Abbey serves the shorter local branch. Park Street and How Wood are a couple of miles out if you end up further south.

Buses cluster around St Peter's Street, with several stops within a few minutes' walk of the centre, plus stops by the police station. It is a practical way to reach the outer neighbourhoods and nearby towns without a car.

On foot, the centre is genuinely easy: shops, library, GP-style clinics and parks are all inside a fifteen-minute walk. Driving is fine for getting out of the city, but central parking is a known headache, so weigh that up before swapping a home with a space for one without.

For a city of this size the choice is generous. The Odyssey Cinema is under half a mile away, and The Hub on Verulam runs as a restaurant, bar and events venue. Pubs and bars are everywhere in the centre, from The White Swan and The London Stone to a Wetherspoon at Waterend Barn, with late-night spots like Loft, Havana and Club Veeda.

Green space is close rather than vast in the centre: Vintry Garden, the Rose Garden, Romeland Hill Garden of Rest and The Brickie are all within a short walk.

For shopping, Christopher Place, The Maltings and the Village Arcade are all central, with Abbey View and Griffiths retail parks under a mile. Gyms include Fitness First and Everyone Active, and community centres such as The Green House, Centre 33 and the Jubilee Centre host local groups.

The local jobs picture is strong. In the St Albans council area, 62.8% of adults are in work against 57.4% for England, and unemployment sits at 2.6% compared with 3.5% nationally. Benefit claims among working-age people were 2.4% in August 2026, against 4% across England.

Much of that reflects commuting. The fast line from St Albans City puts London jobs within reach, and plenty of residents work there while living here. Locally, the city centre itself is a big employer through its shops, pubs, restaurants, clinics and services.

If you work shifts or rely on public transport, being this close to both stations and the main bus stops is a real practical advantage.
