What it's like to live in St Albans

Families are well served for schools. Aboyne Lodge School and Alban City School are both around 0.2 miles away, with The Abbey C E V A Primary School and Maple Primary School under half a mile. For older children, The Marlborough Science Academy is about a mile away, St Albans Girls' School 1.2 miles and Beaumont School 1.7 miles. Loreto College is close to the centre too. Always check current admissions and catchments with Hertfordshire County Council before you plan a move.

For free days out, St Alban park is on the doorstep, with Vintry Garden, Rose Garden, Romeland Hill Garden of Rest and The Brickie all within a short walk. St Albans Library is about 0.1 miles away, and Marshalswick Library is 1.6 miles for a change of scene.

Across Hertfordshire, 19.9% of residents are under 16, slightly above the England figure, so this is a county with plenty of children about.

You do not need a car here, which matters if running one is out of reach. St Albans City station is about half a mile away and St Albans Abbey station a similar distance, giving you two separate rail options from the same neighbourhood. Park Street and How Wood stations are within a couple of miles if you are looking further out.

Buses run from St Peter's Street, with several stops clustered within a couple of minutes' walk of the centre, plus stops by the police station. From a central AL3 address you can reach shops, the library and both stations on foot.

Parking is the flip side. A car-free central home is a real saving, but if you do drive, check what parking comes with the property before you agree a swap.

For a small city, there is a lot going on. The Odyssey Cinema is under half a mile away, and The Hub on Verulam runs as a restaurant, bar and events venue right in the centre. Pubs are everywhere, including The White Swan, The London Stone and a Wetherspoon at Waterend Barn, which helps if you are watching the pennies.

If you want a night out, Loft, Havana and Club Veeda are all within a couple of hundred metres of the centre. That is handy, though it is also part of why the centre gets lively at weekends.

For exercise, Everyone Active is about half a mile away, with Fitness First and other gyms closer still. Community centres include The Green House, Centre 33, the Jubilee Centre and The Pioneer Club, which are worth checking for cheaper groups and activities.

Hertfordshire has a strong jobs picture. Some 62.4% of adults are in work, above the England figure of 57.4%, and unemployment sits at 3.1% against 3.5% nationally. In August 2026, 3% of 16 to 64 year olds were claiming unemployment-related benefits, compared with 4% across England.

Locally, much of the work in central St Albans is in shops, cafes, pubs, gyms and the small clinics dotted around the centre, including several private medical and hearing services.

The rail links matter most for work. With two stations within walking distance, London and other Hertfordshire towns are reachable, though commuting costs money and should go into your budget before you swap.

Across Hertfordshire, 64.6% of homes are owned outright or on a mortgage, 16.6% are privately rented and 17.7% are socially rented. Social housing is close to the England average in share, but demand in St Albans is heavy, so tenants tend to stay put once they are in.

The age profile is mixed rather than young or old: 27% of Hertfordshire residents are aged 25 to 44, 26.5% are 45 to 64 and 17% are 65 or over. Central AL3 leans towards flats and older properties near the abbey and the city centre streets.

If you have a house with a garden elsewhere, that gives you a strong hand in a swap here, because outdoor space in the centre is scarce.
