What it's like to live in Bushey

Families are well served. Sacred Heart Primary is just 0.3 miles away, with Bournehall Primary, Little Reddings Primary, Ashfield Junior and Bushey Manor Junior all within half a mile. Having that many options this close is rare and takes some of the stress out of admissions.

For older children, Falconer School is 0.2 miles from the centre, Queens' School about a mile, and Immanuel College 1.3 miles. Chessbrook and Westfield Academy are both a little over two miles out.

Green space is a big plus for kids. King George Recreation Park, Bushey Manor Field and Round hill are all around half a mile away, and Attenborough Fields is closer still. Bushey Library is under a mile, with Oxhey and Watford libraries within a couple of miles.

The Hertsmere area has slightly more under-16s than England as a whole, at 19.9 per cent, which tells you something about who settles here.

Bushey station is about 0.9 miles from the centre and puts you on the line towards London, which is the main draw for commuters. Watford High Street is 1.3 miles away, Carpenders Park 1.5 miles, and Watford Junction, the biggest interchange around here, is under two miles.

Buses run from stops around Bushey Railway Station East and Bushey Arches, with James Close closer in at 0.7 miles. It is a workable network for Watford and local trips, though like most Hertfordshire towns you will want to check timetables for evenings and Sundays.

On foot, the centre is compact and flat enough in parts, with shops, pubs, pharmacies and gyms all clustered within a few hundred metres. If you drive, you are close to the main roads north and south, but Watford traffic at peak times is slow going.

For a town of this size, there is a surprising amount within a few minutes' walk. The Swan, Red Lion Bushey and The King Stag are all right in the centre, along with Cloud Chasers and Vu Lounge if you want a later night.

Fitness options are plentiful and close: Rebourne Bushey Gym and Move For Wellness 21 are practically on the doorstep, with Rockhopper fitness, Bootcamp UK Bushey and St Margaret's Sports Centre all within a short distance.

For bigger nights out, Cineworld Watford is 1.6 miles away and The Big Screen just under two, with Boom Battle Bar and 144 Lounge in the same direction. Shopping is covered by Colne Bridge Retail Park, The Arches Retail Park, Century Park and Waterfields Shopping Park, all within 1.2 miles.

Community life has real anchors too, including Bushey Jewish Community Centre, Oxhey Community Hall, Red Trust Bushey and St Peter's Parish Hall.

The Hertsmere area does well on work. Around 61.2 per cent of adults are in employment, above the England figure of 57.4 per cent, and unemployment sits at 3.2 per cent against 3.5 per cent nationally. Benefit claims among 16 to 64 year olds were 3.6 per cent in August 2026, below the England rate of 4 per cent.

A lot of that is commuting. With Bushey, Watford High Street and Watford Junction all within two miles, plenty of residents work in London or central Watford rather than in Bushey itself.

Locally, the retail parks, the health centres and hospital, schools and the town's pubs, shops and gyms provide jobs on the doorstep. If you need to commute, the train links matter more than the local job market.

Bushey is largely an owner-occupier town. Across the Hertsmere area, 64.2 per cent of homes are owned, 17.3 per cent are private rented and 17.3 per cent are social rented, which is about the England average of 17.1 per cent. Housing association homes dominate that social stock at 15.3 per cent, with council housing only 2 per cent.

The biggest landlords in the area are Clarion Housing Association with 4,569 homes and Peabody Trust with 1,652, followed by Hightown, Notting Hill Genesis and Watford Community Housing Trust. Chances are your new landlord here would be one of those.

Average weekly social rents in the Hertsmere area for 2024/25 were £124 for a one bed, £146 for two beds and £167 for three. Worth checking against what you pay now.

The age mix leans slightly older and more settled than England overall, with 26.5 per cent aged 45 to 64.
