What it's like to live in Berkhamsted

There is a good spread of primary schools within easy reach. St Thomas More Catholic Primary is 0.4 miles away, with Greenway Primary & Nursery, Westfield Primary and Nursery, Bridgewater Primary and Victoria Church of England Infant and Nursery all around half a mile. That is five primaries inside a ten-minute walk of each other, which gives parents real choice.

For older children, Ashlyns School is 0.8 miles away, with Haslam Field the same distance. Having a secondary within walking distance takes a lot of pressure off the morning routine.

Play space is close too. Lagley house playing field is almost on the doorstep at 0.1 miles, and Normandy Drive Play Area is 0.2 miles. Across Hertfordshire, under-16s make up 19.9% of the population, a little above the England figure of 18.6%, so this is a county with plenty of young families in it.

Berkhamsted station is about half a mile from the centre, which is the town's biggest practical advantage. If you commute, or you want to reach a city without owning a car, the line is the thing that makes it work.

Buses are clustered around the same area. There are stops at Kings Road, Berkhamsted Town Hall and two stops (A and B) right by the railway station, plus the Watermill Hotel stop about 2.6 miles out. That gives you options for shorter local hops.

On foot, the town is manageable. Shops, the library, the leisure centre and several parks all sit within a mile of the middle. If you drive, you get easy reach of the wider Dacorum area, but you will not need the car for a loaf of bread.

The Rex Cinema, about 0.7 miles from the centre, is the standout. An independent cinema in a town this size is not something to take for granted.

Canal Fields is the green space people talk about, 0.3 miles out, with Garden Select nearby and Shootersway Playing Field a little further at 0.8 miles. Between those and the smaller play areas, there is somewhere to walk the dog or tire the kids out without getting in a car.

For exercise indoors, Berkhamsted Leisure Centre is 0.2 miles away, and there is a cluster of smaller independent gyms and studios around the town. Pubs are plentiful and close together: The Perch, The Lamb, The George Inn and The Highwayman are all within a third of a mile. The Court House and the Horizon Centre host community activity.

Hertfordshire as a whole is a working county. Census 2021 put 62.4% of adults in work, comfortably above the England figure of 57.4%, with unemployment at 3.1% against 3.5% nationally. By August 2026, 3% of 16 to 64 year olds were claiming unemployment-related benefits, compared with 4% across England.

What that means in practice is a competitive local jobs market with fewer people out of work than average. The trade-off is cost: places with strong employment tend to be expensive places to live.

The station matters here too. Plenty of people in towns like this work elsewhere and commute, which widens your options considerably if you can travel.

Hertfordshire is a county of owner-occupiers. Census 2021 recorded 64.6% of homes owned outright or with a mortgage, 16.6% privately rented and 17.7% social rented, split roughly evenly between council (8.3%) and housing association (9.3%). That social rented share is just above the England average of 17.1%, but it is spread across a very large county.

The age mix is fairly balanced: 27% aged 25 to 44, 26.5% aged 45 to 64, and 17% aged 65 and over, slightly below the England figure for older residents.

In Berkhamsted itself, social housing is a small part of a town where property is in high demand. Homes that come up for swap here tend to go quickly, so having your own listing live and ready is the practical way in.
