What it's like to live in Berkhamsted

Berkhamsted's housing is a mix of older cottages and terraces near the canal, interwar and postwar estates, and newer infill. Across Dacorum, 63.9% of homes are owned outright or on a mortgage, 21% are social rented and 14.3% privately rented, so social tenants are a solid minority rather than a rarity.

Dacorum Borough Council is by far the biggest landlord with around 10,240 homes, followed by Hightown Housing Association with 2,083 and Clarion with 750. Notting Hill Genesis and Paradigm also have homes here.

Demand is real. At the end of March 2025 there were 1,448 households on Dacorum's housing register, which is not a simple queue but does tell you homes are sought after. In 2024-25 the council let 841 social homes and 110 council homes changed hands through mutual exchange, so swapping is a well-used route into the area.

Families are well served for primary choice. St Thomas More Catholic Primary, Greenway Primary and Nursery, Westfield Primary and Nursery, Bridgewater Primary and Victoria Church of England Infant and Nursery are all within about half a mile. For secondary, Ashlyns School is under a mile away, with Haslam Field close by too. Check admissions and catchments directly before you commit to a swap.

For days out with children, Lagley house playing field is a couple of minutes away, Normandy Drive Play Area is close, and Canal Fields gives you open ground by the water. Shootersway Playing Field is a short walk further out.

Across Dacorum, 20% of residents are under 16, above the England figure of 18.6%, so this is a borough with plenty of young families. Berkhamsted Library, The Court House and The Horizon Centre give you indoor options when the weather turns.

Berkhamsted station is about half a mile from the centre and is the town's big asset: it puts London and the towns up the West Coast line within reach without needing a car. There are bus stops at the station itself, plus stops at Kings Road and Berkhamsted Town Hall, so you can pick up local services from near the High Street.

On foot the town works well. The centre is compact, the canal towpath gives you a flat, traffic-free route along the valley, and most schools, shops and parks listed here are within a mile.

If you drive, you have the usual small-town trade-offs: parking near the High Street can be tight and the valley road gets busy at school run and commuting times. Plenty of households here run a car for work or weekend trips, but you would not be stranded without one.

The Rex Cinema is the one locals talk about, an independent picture house under a mile from the centre and a proper night out rather than a retail-park trip. Add the canal towpath for walks and the town's mix of pubs, from The George Inn to The Highwayman, and you have a decent weekend without leaving town.

For exercise, Berkhamsted Leisure Centre is a few minutes away, with smaller independent gyms and studios like Ritual Strength and Wellness and Her Fitness dotted around the centre.

Community life leans on the library, The Court House and The Horizon Centre, plus the parks. It is a small town, so the choice is narrower than a city, but the trains make bigger days out easy when you fancy them.

Dacorum is a working borough. Across the council area 62.4% of adults are in work, above the England figure of 57.4%, and unemployment is lower at 2.9% against 3.5% nationally. Benefit claims linked to unemployment stood at 3.2% of working-age people in August 2026, again below the England rate of 4%.

Much of that work is local: shops, pubs, schools, care and services in and around Berkhamsted and the bigger Dacorum towns. The town's independent shops and hospitality keep a fair number of people employed.

The station changes the picture for many households, making jobs further down the line workable. If you commute, budget for the fare honestly before you swap, because it is a real monthly cost. For home workers, the town's small size and cafes and library within walking distance are a genuine plus.
