What it's like to live in Ware

Ware is a small riverside town in East Hertfordshire, home to around 19,600 people, with an old malting-trade centre, narrow streets and the River Lea running through it. It suits families and anyone who wants a proper town with its own high street rather than a commuter estate. Riverside pubs like The Old Bulls Head and Wooden Park just up the road are easy wins.

"I'd move here" adds Ware to the areas on your listing, so homes here are matched to you first.

Ware sits in East Hertfordshire, in the east of England, on the River Lea. Hertford, the county town, is just a couple of miles west, and London is within commuting reach by train, which is a big part of why people look here.

The draw is a mix: a town small enough to know, about 19,600 people, but with its own station, schools, shops and health services rather than relying entirely on somewhere bigger. Hertford County Hospital is under three miles away, and Hertford Bus Station gives access to wider routes.

People tend to move to Ware for the combination of Hertfordshire countryside and towns on the doorstep with a workable link into the capital. It is not a cheap part of the country to buy or privately rent, which makes a mutual exchange one of the more realistic routes in for social tenants. If you want somewhere that feels settled and family-shaped, without being cut off, Ware is worth a serious look.

Swapping to Ware: key facts

Can I swap my council or housing association home to Ware?

Yes, if you are already a council or housing association tenant. Mutual exchange means swapping homes with another social tenant, so it does not depend on the council waiting list: you need a tenant in or near Ware who wants your area, and both landlords must agree. Landlords have 42 days to decide and can only refuse on set legal grounds.

What is housing like in Ware and who lives there?

Ware sits in a strongly owner-occupied part of the country. Across East Hertfordshire, 69.3% of homes are owned outright or with a mortgage, 16.1% are privately rented and just 13.1% are social rented, below the England figure of 17.1%. Only 1.7% is council housing, with 11.4% held by housing associations, so most social tenants here have an association landlord.

The largest social landlords in the council area are Sovereign Network Group with around 3,907 homes and Clarion Housing Association with 3,269, followed by Paradigm Homes, Peabody Trust and Hightown Housing Association. Average weekly social rents in 2024/25 were about £118 for one bed, £139 for two and £159 for three.

The age profile is fairly typical, with slightly more 45 to 64 year olds than the England average and a healthy share of under-16s. Social housing is in demand: 2,455 households were on the East Hertfordshire register at March 2025, with 642 homes let through the council that year. A register is not a simple queue, which is part of why mutual exchange appeals.

That is roughly 3.8 households waiting for every social home let in a year. Mutual exchange doesn't use the waiting list: if you already have a council or housing association home, swapping with another tenant can be a quicker way to move to Ware.

A register counts households who have applied, so it isn't a simple queue: some are already social tenants hoping to transfer, and people can be on more than one council's list.

What is it like to live in Ware?

Day to day, most things sit close together. Asda and Tesco are both within a quarter of a mile of the centre, with a Costcutter nearby for top-ups, and Boots, Andrews Chemist and Eastware Pharmacy are all within a short walk. Ware Library is a few minutes away too.

The town has plenty of green breathing space. Wooden Park and King George's Field are the closest, Cooles Park and Beacon Park are a short walk or ride further out, and Hartham Common towards Hertford is a bigger stretch of open ground. Community life is well served, with Riverside Hall, Place House, Leaside Church Community Centre and two Scout HQs all in and around the centre.

What are the schools and family life like in Ware?

Ware is well stocked with primary schools, nearly all within half a mile of the centre. Sacred Heart Catholic Primary, the Heath Drive schools, Christ Church CofE Primary and Nursery, Kingshill Infant School and St Catherine's CofE Primary are all close by, which gives parents a genuine choice rather than one obvious option.

For secondary, The Chauncy School is about half a mile away, with Presdales School and Pinewood School under a mile. Simon Balle All-Through School and the independent Haileybury College are both just over two miles out. Admission rules and catchments change, so check with the council before counting on a place.

Beyond school, there is a lot for children to do without spending much. Wooden Park and King George's Field are the nearest playing spaces, Ware Library runs the usual children's offer, and Scout groups meet at two Ware HQs. The wider East Hertfordshire area has slightly more under-16s than the England average, so family life is very much the norm here.

How do you get around Ware?

Ware has its own station about half a mile from the centre, on the line through Hertford East and St Margarets. Hertford North, on a separate line, is under three miles away, so you have more than one option depending on where you need to get to. For commuters, that choice matters.

Buses run locally and Hertford Bus Station, roughly two miles away, is the main hub for the area. If you do not drive, it is worth checking the specific routes from your street before committing, as frequency varies around the town's edges.

By car, Ware is well placed for the wider Hertfordshire road network and the A10 corridor towards London and Cambridge. Parking in the older central streets can be tight, as it often is in towns of this age.

On foot, the centre is compact and flat along the river, so schools, shops, the library and pharmacies are all walkable from much of the town. Riverside paths make for pleasant everyday walking rather than just weekend strolls.

What is there to do in Ware?

Ware's pubs are a big part of its character. The Old Bulls Head, The Maltings, The Old Punch House, The Brewery Tap and The Rose and Crown are all in or within a couple of minutes of the centre, so an evening out does not need a taxi home.

For exercise, Akasha Wellness and The Yoga Lighthouse are in town, with Nu You Pilates, Nuffield Health Fitness & Wellbeing and Anytime Fitness within a few miles towards Hertford. Green space is easy to reach: Wooden Park, King George's Field, Cooles Park, Beacon Park and the wide open Hartham Common all sit within walking or short cycling distance.

Culture is more low-key. Ware Library is in the centre and Hertford Library is a couple of miles away. The nearest cinema is BEAM in Hertford, just over two miles out. Riverside Hall, Place House and Leaside Church Community Centre host the sort of clubs, classes and groups that make a town feel sociable rather than just convenient.

What is work and the local economy like in Ware?

Figures for the wider East Hertfordshire council area show a strong jobs picture. Around 63.2% of adults are in work, well above the England figure of 57.4%, and unemployment sits at 2.5% compared with 3.5% nationally. Benefit claimants related to unemployment were around 2% of working-age people in September 2026, half the England rate of 4%.

That tells you two things. Work is relatively easy to come by locally, and a lot of residents commute. The train links from Ware and Hertford mean London jobs are within reach, while Hertford and the surrounding towns provide services, retail, schools and healthcare work closer to home.

If you are moving for work, it is worth being realistic about travel costs into the capital, as season tickets are a significant monthly outlay. For jobs within Hertfordshire itself, the area's low unemployment is a genuine advantage when you arrive.

How safe is Ware?

Like every town centre, Ware has police incidents logged each month. In August 2026 there were 161 within about a mile of the centre, made up of:

Anti-social behaviour reports47
Vehicle crime6
Shoplifting12
Other theft3
Criminal damage15
Burglary6

Source: data.police.uk street-level crime. Counts cover a fixed one-mile radius around the centre, so busy high streets and stations always record far more than the residential streets around them, and most incidents are minor. Compare like with like: a similar-sized town centre, not a village.

Is Ware a good place for social housing tenants?

If Ware looks right, the practical next step is to get your own home listed and set Ware, or the SG12 postcode district, as a desired area. Mutual exchange works both ways: someone in Ware needs to want what you have, so a clear, honest listing with decent photos does most of the work.

Say what your home actually offers, the number of bedrooms, the floor, whether there is a garden or parking, and be straight about any quirks. Tenants looking to move out of Ware will be weighing up the same things you are, and a listing that answers their questions early gets more replies.

It is worth adding nearby areas as well as Ware itself, such as Hertford, so you see more possible matches. Check with your landlord that you are eligible to exchange before you get too far, and keep an eye on new listings, as the right match can appear at any time. Patience and a good profile beat waiting quietly.
