What it's like to live in Bexhill-on-Sea

Bexhill-on-Sea is a calm seaside town on the East Sussex coast, in the Rother district, with about 44,500 people. It is gentler and quieter than its bigger neighbours, which suits families who want space and older residents who want ease. The seafront, Egerton Park and a town centre with a library, The Mall shopping centre and plenty of pubs are all close at hand.

Bexhill-on-Sea sits on the East Sussex coast in the Rother district, between Hastings to the east and Eastbourne to the west. Battle, with its own station on the same line, is a short hop inland. London is reachable by train, which is part of why people look here.

Most people move to Bexhill for the combination of sea air and a slower pace at prices and rents that are lower than much of the South East. Average weekly social rents across Rother are modest, and the town is big enough to have a hospital, a shopping centre, two railway stations within walking distance of the centre and a decent spread of schools.

It attracts a real mix: families priced out of busier coastal towns, people retiring or semi-retiring, and tenants who want somewhere settled rather than fast-moving. Be honest with yourself about what you want. If you need nightlife, big employers and constant activity, Bexhill will feel sleepy. If you want the sea at the end of your road, parks nearby and a short train ride to bigger towns when you need them, it tends to deliver.

What is it like to live in Bexhill-on-Sea?

Day to day, life here is low-key. The town centre is compact, so a Sainsbury's, Aldi and Boots sit within a few minutes of the station, with Lidl, Tesco and a Co-op a little further out. Paydens Pharmacy is central, and Bexhill Hospital is under a mile away for appointments and outpatient care.

The neighbourhoods have their own feel. Central Bexhill is flatter and busier, with streets of terraces and flats near the sea. Sidley, to the north, has its own pharmacy, green and community hub. Little Common and Collington, west of the centre, are quieter and more residential, with their own small library. Egerton Park, Manor Gardens and Bexhill Down give you green space without needing a car, and Collington Wood adds woodland walks.

What are the schools and family life like in Bexhill-on-Sea?

There is a good cluster of primary schools close to the centre. St. Peter & St. Paul C of E Primary School is about a third of a mile away, with Chantry Community Primary School and King Offa Primary Academy both around four tenths of a mile. All Saints C of E Primary School is roughly a mile out, and Battle Abbey Preparatory School is an independent option within a mile.

For older children, St. Richard's Catholic College is under a mile, St Mary's School & 6th Form College about nine tenths of a mile, and Bexhill High Academy a little over a mile. East Sussex Skills Academy is close to the centre, and Glyne Gap School, just over a mile away, serves pupils with special educational needs. Always check admissions and catchment with East Sussex County Council before you plan a swap.

Family life leans on the free stuff. Egerton Park, Manor Gardens, Bexhill Down and the beach itself cover most weekends. Bexhill Library is a couple of minutes from the centre, and Bexhill Youth and Community Centre and St. John's Centre run local activities.

How do you get around Bexhill-on-Sea?

Bexhill station is around a quarter of a mile from the town centre, with Collington about half a mile west and Cooden Beach roughly two miles out. That is unusually good for a town this size: three stations on the coastal line means much of Bexhill is within walking or short bus distance of a train, and services connect you along the coast and inland.

The town centre is walkable and mostly flat along the seafront, so shops, the library, the hospital and Egerton Park are all manageable on foot from central addresses. Further out, towards Sidley, Little Common and Collington, the ground rises and distances grow, so a bus or car makes life easier, especially with children or heavy shopping.

By road, the A259 runs along the coast linking Bexhill with Hastings and Eastbourne, and the A21 corridor heads north towards Tunbridge Wells and the M25. Coastal traffic can be slow at peak times. Parking in central streets is limited, so if you drive, check what comes with the property you are swapping into before you commit.

What is there to do in Bexhill-on-Sea?

The seafront is the main event, and it is free. Behind it, Egerton Park and Manor Gardens give you formal green space close to the centre, while Bexhill Down is more open and Collington Wood offers tree cover for dog walks. Sidley Green serves the north of the town.

For indoor exercise, Bexhill Leisure Centre is under half a mile from the centre, alongside smaller gyms including Physiques Gym, Stackz and Veena & The Moon. Novo Community Fitness sits a little over a mile out. Bexhill Library and Little Common Library cover reading, computers and groups at both ends of town.

Eating and drinking is pub-led rather than club-led. The Picture Playhouse, The Town House, The Crafty Norman Brasserie, The Sportsman and The Lounge are all within a short walk of the centre, and Milligans Cavern Club is the main late option. The Mall covers everyday shopping. If you want a big night out, you will be heading to Hastings or Eastbourne, so plan your travel home.

What is work and the local economy like in Bexhill-on-Sea?

Be realistic about work here. Across the Rother council area, 47.7% of adults are in work, well below the England figure of 57.4%. That partly reflects the age profile, since nearly a third of residents are 65 or over, but it also means the local jobs market is smaller than in a city.

The flip side is that unemployment is low. Just 2.5% of adults in Rother are unemployed, against 3.5% for England, and unemployment-related benefit claimants stood at 3.2% of working-age residents in September 2026, below the England figure of 4%. Work tends to be in services: retail, hospitality, care and health, including Bexhill Hospital, plus schools and community organisations.

Many people commute. With three stations in or close to the town, travelling to Hastings, Eastbourne or further along the line is realistic, and some make longer journeys towards London. If your job can be done from home, Bexhill works well. If you need a specific sector locally, check what is actually advertised before you agree a swap.

How safe is Bexhill-on-Sea?

Like every town centre, Bexhill-on-Sea has police incidents logged each month. In August 2026 there were 222 within about a mile of the centre, made up of:

  • Anti-social behaviour reports55
  • Vehicle crime4
  • Shoplifting32
  • Other theft13
  • Criminal damage11
  • Burglary6

Source: data.police.uk street-level crime. Counts cover a fixed one-mile radius around the centre, so busy high streets and stations always record far more than the residential streets around them, and most incidents are minor. Compare like with like: a similar-sized town centre, not a village.

Is Bexhill-on-Sea a good place for social housing tenants?

If Bexhill-on-Sea sounds like the right fit, the practical step is to list your own home on Mutual Home Exchange and set Bexhill as one of your desired areas. Swaps work on matches, so the more complete and honest your advert, the better. Good photos, the number of bedrooms, the floor and whether there are stairs, any garden or parking, and your rent all help someone decide quickly.

Say what you are looking for too. Bexhill is spread out, from the flat central streets near the seafront to Sidley, Collington and Little Common, so note whether you need to be near a particular school, the hospital or a station. Being open to more than one part of town widens your chances considerably.

Check in regularly and reply to messages, even the ones that are not right, because people remember. When you find a possible match, visit in person, look at the area at different times of day, and get written permission from both landlords before anything is agreed. Taking it steadily is the best way to end up somewhere you are genuinely happy.
