What it's like to live in Brading

Brading's housing is a mix of older cottages in the centre and newer estates around the edges. Social renting is less common on the Island than nationally: 10.9% of homes across the council area, against 17.1% in England, with 67.6% owned outright or on a mortgage.

Most social tenants here rent from a housing association rather than the council. Sovereign Network Group and Southern Housing are the two biggest landlords by a distance, followed by Vectis Housing Association and Places for People.

Average weekly social rents in the council area in 2024/25 were about £93 for a one bed, £108 for two and £122 for three. The Island's housing register held 2,593 households at March 2025, with 206 homes let through the council that year, which is why mutual exchange is worth pursuing.

Brading CE Primary School is in the town itself, which is a real plus if you have younger children: no bus, no school run across the Island. The Bay School primary site, St Helens, Nettlestone and Broadlea primaries are all within about three miles.

For secondary, The Bay CE School in Sandown is around 1.7 miles away, with the secondary site just under two miles. Sandown Library is a similar distance, and there is a community library at Bembridge.

For days out with children, Brading Marsh, Morton Common and Nunwell give plenty of open ground, and there are community centres at St Helens, Bembridge and nearby Dorothy's Community Hub for groups and activities.

Brading has its own railway station, about a third of a mile from the centre, on the line that runs down the east coast of the Island. Sandown is one stop away, and Smallbrook Junction connects onward towards Ryde and the mainland ferries.

Buses stop in the middle of town at the Bull Ring, with more stops at Miss Black's, Meadow Way and on towards Sandown and St Helens. Services are the main link for anyone without a car, so it is worth checking times for your own routine before you commit.

By car you are within a few minutes of Sandown and Bembridge. On foot, the town centre is compact and the countryside paths start almost where the houses end.

For a town of this size, Brading is well served for a drink and a chat. The Wheatsheaf Inn, The Bugle Inn, The Barn and Cardinals are all in or beside the town centre, with The Yarbridge Inn a short walk out.

The outdoors is the main draw. Brading Down Local Nature Reserve is half a mile away for big views and dog walking, and Brading Marsh is good for birds and quiet wandering. There is even a dog paddock hire and scent school just outside town.

For fitness, Island Combat and Fitness, The Gym, CrossFit IOW and spinning classes are all within a mile and a half, with 1Leisure The Heights a little further on.

Across the Isle of Wight council area, 48.4% of adults are in work, below the England figure of 57.4%. That partly reflects an older population: 29.2% of Island residents are 65 or over. Unemployment sits at 2.9%, lower than England's 3.5%, and benefit claimants were 3.6% of working-age people in August 2026.

In practice, work here often means travelling. Sandown and Ryde are the nearest bigger centres, and the train and bus links from Brading matter if you do not drive. Some people commute to the mainland by ferry, which is doable but costs time and money, so think it through before swapping.
