What it's like to live in East Cowes

Social renting is less common here than nationally: 10.9% of homes in the Isle of Wight council area are socially rented, against 17.1% across England. Most homes are owner-occupied at 67.6%, with 20.7% privately rented. That makes social homes valued and relatively scarce, so a swap is a realistic route in.

The biggest landlords in the council area are Sovereign Network Group with around 3,436 homes and Southern Housing with 3,389, followed by Vectis Housing Association, Places for People Homes and a small Isle of Wight Council holding of 86 homes.

Average weekly social rents in 2024/25 were £93 for a one bed, £108 for two beds and £122 for three. Neighbours here are older on average than in most of England, with 28.3% aged 45 to 64.

There is a decent choice of primary schools nearby. Holy Cross is about half a mile away, with Lanesend Primary at 0.8 miles, Queensgate Foundation Primary at a mile, and Gurnard Primary and the Priory School of Our Lady of Walsingham within a mile and a half.

For older children, Cowes Enterprise College is the secondary school, about 0.9 miles away. Check catchment and places with the council before banking on any school.

For days out with children, Castle Copse sits 0.2 miles from the centre and Arctic Park 0.4 miles, with Victoria Recreation Ground and a dog park close by too. East Cowes Community Library is right in town, with Cowes Library half a mile on. The East Side Curve and the Beckford Centre run community activity locally.

East Cowes is compact enough that walking covers most of it. The library, pharmacies and nearest supermarkets are all within a few minutes on foot, and the Red Squirrel Trail is about half a mile away for longer walks and cycling.

Buses serve the town and the wider island; the nearest bus station is Four Cross, about 1.4 miles away. Services on the island are less frequent than in a mainland city, so it pays to check timetables before you commit to a routine.

A car makes trips across the island easier, especially for evening or weekend journeys. Remember too that any trip to the mainland means a sea crossing, so appointments, hospital visits and work off-island need planning and cost building in.

For a town this size, there is a fair amount going on. Craft 101 and The Ship & Castle are in the centre, with The Inn of Ation, The Waverley and Pontoon View Bar all within half a mile - handy if you like a local you can walk home from.

For exercise, Pinnacle Fitness Studio sits within the PINNACLE shops, cafe and hotel complex half a mile away, and there are smaller studios nearby including WightTricks Academy and Inshape Fitness Studio.

Otherwise, the outdoors does a lot of the work. The Red Squirrel Trail is a short walk from the centre, and the parks give you free, easy days out. Community centres including The Pavillion Cic and Gurnard Village Hall host local groups.

Work on the Isle of Wight is worth thinking through carefully before you move. In the council area, 48.4% of adults are in work, below the England figure of 57.4%, partly because so many residents are retired. Unemployment sits at 2.9%, lower than England's 3.5%, and 3.6% of 16 to 64 year olds claimed unemployment-related benefits in August 2026, against 4% nationally.

In practice that means jobs exist but the pool is smaller than on the mainland. If your work is off-island, factor in the ferry crossing, its cost and its timetable before you say yes to a swap.

If you can work from home or already have island-based work lined up, East Cowes is an easy base.
