What it's like to live in Farnham

Farnham is a handsome Georgian market town in Surrey, on the western edge of Waverley, with around 42,000 people. It feels settled and well kept rather than flashy, and suits families and older movers who want a proper town centre with countryside close by. Farnham Park and the riverside Gostrey Meadow are both a short stroll from the middle.

"I'd move here" adds Farnham to the areas on your listing, so homes here are matched to you first.

Farnham sits in the far west of Surrey, in Waverley borough, right up against the Hampshire border. Aldershot is about three miles away, with its Wellington Centre and Arcade shopping, and Guildford, Woking and the wider London commuter belt lie to the east.

People move here for the combination: a town of about 42,000 with its own station, cinema, hospital and shopping, but with open country and the Surrey Hills on the doorstep. It is the kind of place where you can do most things locally and still reach bigger cities when you need to.

For council and housing association tenants, Farnham is worth a look if you want small-town life without feeling cut off. Social housing here is a smaller slice of the market than the England average, so swaps need patience, but the rewards are a well-served town with strong schools and good transport. Waverley Borough Council is by far the largest social landlord locally, alongside several housing associations, and mutual exchange is a realistic route in for tenants who are flexible about which part of town they land in.

Swapping to Farnham: key facts

Can I swap my council or housing association home to Farnham?

Yes, if you are already a council or housing association tenant. Mutual exchange means swapping homes with another social tenant, so it does not depend on the council waiting list: you need a tenant in or near Farnham who wants your area, and both landlords must agree. Landlords have 42 days to decide and can only refuse on set legal grounds. In 2024 to 2025, 36 council homes in Waverley changed tenants by mutual exchange.

How long is the council housing waiting list in Farnham?

Waverley is a strongly owner-occupied area: 71.8% of homes are owned, 14.7% privately rented and just 12.3% socially rented, below the England figure of 17.1%. Council homes make up 8.9% and housing association homes 3.4%. In practice that means social homes in Farnham are in demand and swaps take persistence.

That is roughly 1.4 households waiting for every social home let in a year. Mutual exchange doesn't use the waiting list: if you already have a council or housing association home, swapping with another tenant can be a quicker way to move to Farnham.

A register counts households who have applied, so it isn't a simple queue: some are already social tenants hoping to transfer, and people can be on more than one council's list.

What is it like to live in Farnham?

Day to day, the centre is compact and easy to use. Sainsbury's, Waitrose and Lidl all sit within a couple of hundred metres of each other, with M&S Food a little further out, so a big shop does not need a car. Boots and Vaughan James pharmacy are in the centre, with Bourne Pharmacy serving the south of the town.

Farnham Library and The Elaine Thomas Library are both within walking distance of the centre, and Farnham Community Hospital is under a mile away. Community life has real anchors: the Brightwells Gostrey Centre, Farnham Memorial Hall, 40 Degreez for young people and a scout group HQ in the centre. Streets closer to town are busy with shoppers; head towards Middle Bourne and it quietens down quickly.

What are the schools and family life like in Farnham?

Farnham is well supplied with schools. St Andrew's Church of England Infant School is right on the edge of the centre, with Potters Gate CofE Primary, St Polycarp's Catholic Primary, Highfield South Farnham and South Farnham School all within a mile. That gives families a genuine choice of church, Catholic and community primaries without a long journey.

For older children there are five secondaries within a little over a mile: Farnham College, The Abbey School, The Ridgeway School, Weydon School and Farnham Heath End. Having that many options close together is unusual for a town this size, and most are within walking or short bus distance from much of the town.

Outside school, Gostrey Meadow is the obvious spot for younger children, and Farnham Park gives space for older ones to roam. The 3rd Farnham Scout Group HQ and 40 Degreez, a youth-focused community space, are both in the centre, and Farnham Library is a short walk away. Across Waverley, 19.1% of residents are under 16, a shade above the England figure, so family life is well catered for.

How do you get around Farnham?

Farnham station is about a quarter of a mile from the centre, which makes it genuinely walkable for most people. It is the town's main link out, and the reason a lot of people choose Farnham in the first place. A few other small stations sit within three miles, including Old Kiln Halt, Oatlands and Mills Wood.

The town itself is one of the easier places in Surrey to manage on foot. Shops, pharmacies, the library, the cinema and Gostrey Meadow all cluster within a few hundred metres, and most of the primary schools listed are under a mile from the centre. If you live in the outlying parts, such as Middle Bourne, expect more of a walk or a short bus ride to reach the shops.

By car you are well placed for Aldershot, Guildford and the A roads heading north and east, though the centre gets busy at school run and commuter times and parking is the usual town-centre juggle. Living close in means you may not need a car at all for day-to-day errands, which is worth weighing up if running one is a stretch.

What is there to do in Farnham?

The centre is the heart of it. REEL Cinema is a two-minute walk from the main shops, and there is a thick cluster of pubs and bars right in town, including the Borough Beer House, Teller's Arms, The Queen's Head, Serina and The Wheatsheaf. It is a town where an evening out can be done on foot, which keeps costs down.

Green space is one of Farnham's strong points. Farnham Park is the big one, under a mile from the centre, while Gostrey Meadow sits by the river in the middle of town and The Falkner Arch and Victoria Garden is closer still. Middle Bourne Community Garden serves the south of the town.

For exercise there is plenty of choice without going far: Functional Fitness Gym, Anytime Fitness, Jetts Fitness, In2 Training and an indoor golf simulator are all within half a mile. Brightwells & Co Creative Space hosts activities in the centre. If you want bigger shopping or late nights out, Aldershot is under three miles away with the Wellington Centre, The Arcade, Cineworld and a couple of late venues.

What is work and the local economy like in Farnham?

Across the Waverley council area, 58.6% of adults are in work, slightly above the England figure of 57.4%. Unemployment is low at 2.3% against 3.5% for England, and unemployment-related benefit claims stood at around 2% of working-age residents in August 2026, half the England rate. On paper this is a strong local labour market.

That said, a buoyant jobs picture usually comes with higher living costs, so it pays to work out your budget before committing. Farnham itself supports plenty of town-centre employment through its shops, supermarkets, pubs, gyms and schools, and Farnham Community Hospital and Spire Clare Park Hospital add health sector jobs nearby.

The station matters here too. Plenty of residents commute out to larger centres rather than work in the town, and Aldershot's shopping centres and services are a short hop away. If your work is flexible or home-based, Farnham's mix of a walkable centre and quick road and rail links makes it an easy base. If you need shift work close to home, check what is realistically on offer before you swap.

How safe is Farnham?

Like every town centre, Farnham has police incidents logged each month. In August 2026 there were 123 within about a mile of the centre, made up of:

Anti-social behaviour reports21
Vehicle crime5
Bicycle theft5
Shoplifting18
Other theft7
Theft from the person1

Source: data.police.uk street-level crime. Counts cover a fixed one-mile radius around the centre, so busy high streets and stations always record far more than the residential streets around them, and most incidents are minor. Compare like with like: a similar-sized town centre, not a village.

Is Farnham a good place for social housing tenants?

If Farnham looks like your sort of place, the practical next step is to get your own home listed. A clear advert with honest photos, the number of bedrooms, the floor and any garden or parking does more than anything else to attract the right match.

Then set Farnham, or the GU9 area, as a desired location. Be specific about what you need, but try to stay open on which part of town: the difference between a flat near the centre and a house out towards Middle Bourne can be the difference between a long wait and a swap that actually happens. Think about which schools, parks and bus routes matter to your household, and use that to judge offers.

Mutual exchange does take time in an area where social homes are a smaller share of the market, so check back regularly, reply to messages quickly and keep your listing up to date. If you find a possible match, arrange a visit, ask about rent and running costs, and get your landlord's approval before anything is agreed.
