What it's like to live in Hemel Hempstead
Hemel Hempstead is a large Hertfordshire new town of around 95,000 people in the Dacorum borough, with a planned feel: distinct neighbourhoods, wide green verges and a town centre built around water. It suits families and anyone who wants town services without big-city prices. The Water Gardens sit right in the middle, and Hemel Hempstead Hospital is close by.
"I'd move here" adds Hemel Hempstead to the areas on your listing, so homes here are matched to you first.
Hemel Hempstead sits in west Hertfordshire, in the borough of Dacorum, on the edge of the Chilterns. St Albans and Watford are the nearest larger towns, with Luton to the north and London to the south-east. It is one of the post-war new towns, so it is laid out in planned neighbourhoods rather than growing out from a single old village street.
People move here for the balance. You get a proper town with a hospital, shopping centres, a cinema and a train station, while still being inside commuting distance of London and within reach of open Hertfordshire countryside. For tenants, the draw is often a bigger home or a quieter neighbourhood than inner London or the larger cities offer, without losing everyday services.
The wider Dacorum area has about 155,081 residents across Hemel Hempstead, Berkhamsted, Tring and the surrounding villages, so the town is the main centre for work, shopping and services in the borough. That makes it a practical place to land if you are swapping in from outside the county and want somewhere you can settle quickly.

Council waiting list and lettings
Households on the register by the size of home they need.
That is roughly 1.7 households waiting for every social home let in a year. Mutual exchange doesn't use the waiting list: if you already have a council or housing association home, swapping with another tenant can be a quicker way to move to Hemel Hempstead.
A register counts households who have applied, so it isn't a simple queue: some are already social tenants hoping to transfer, and people can be on more than one council's list.

What is it like to live in Hemel Hempstead?
Day to day, most things are near at hand in the central HP1 area. The Marlowes Shopping Centre and Riverside cover the high street names, and there is a good spread of food shopping with Asda, Hemel Food Centre, Tesco Extra, Lidl and Aldi all within a mile or so. The main library sits a few minutes from the centre, with branch libraries at Adeyfield and Leverstock Green.
The neighbourhoods each have their own character and their own halls, including Warners End, Adeyfield, Highfield and Apsley community centres, plus St Mary's Hall. Green space is never far: Water Gardens, Plough Gardens, War Memorial Gardens, Balderson's Moor and Keen Fields are all close to the centre. Pharmacies are spread across the town, with Boots, Speedwell and Nash Chemists among them.
What are the schools and family life like in Hemel Hempstead?
Families are well served for schools. Within half a mile or so of central HP1 you have South Hill Primary School, George Street Primary School, Tudor Primary School, Broadfield Academy and St Cuthbert Mayne Voluntary Catholic Junior Academy. That range means a choice of community and faith options without a long journey, though places depend on admissions in the usual way.
For older children, The Hemel Hempstead School is about half a mile away, with Laureate Academy and The Adeyfield Academy close behind. The Collett School, a specialist setting, is also nearby, as is Lockers Park School. Check catchments and current admission arrangements with Hertfordshire County Council before you commit to a swap.
Outside school hours there is plenty within reach. The Water Gardens are on the doorstep, Keen Fields and Balderson's Moor give space to run about, and Cineworld is under a mile away. The main library and Adeyfield Library are useful for homework and children's sessions, and community centres at Warners End, Adeyfield, Highfield and Apsley host local groups. Hemel Hempstead Hospital is a short distance from the centre, which many parents value.

How do you get around Hemel Hempstead?
Hemel Hempstead station is about 1.1 miles from the centre of HP1, on the main line south towards London and north towards the Midlands. Apsley station is a little further out at around 1.5 miles and gives a second option if you live on that side of town. Neither is in the town centre, so most people get to them by bus, car or a decent walk.
The town is well placed for driving, with the M1 and A41 serving west Hertfordshire and links on to St Albans, Watford and Luton. Many households here run a car, and parking is generally easier than in older towns because of the new town layout. If you do not drive, local buses connect the neighbourhoods with the Marlowes and the station.
Walking and cycling are genuinely practical in the central area. The planned design means separate paths, underpasses and green corridors in many places, and from HP1 the library, Water Gardens, Asda and the shopping centres are all within a short stroll. Hills are real, though: Hemel is built on slopes, so some journeys are harder work than the map suggests.

What is there to do in Hemel Hempstead?
Green space is the town's strong suit. The Water Gardens run through the middle of the centre, a few steps from the shops, and Plough Gardens, War Memorial Gardens, Balderson's Moor and Keen Fields are all within a short walk of HP1. For a town of this size, having that much open ground so close to the high street is unusual.
For indoor leisure, Cineworld is about eight tenths of a mile away, and the town is well stocked with gyms: Mamba Boxing Gym, Physique Gym, Anytime Fitness, PureGym and The Gym are all close to the centre. The Marlowes Shopping Centre and Riverside between them cover shopping, with places to eat and drink around them.
Pubs are easy to find near the old town and the centre, including The Hop Tap, The Full House, The Midland, The Rose and Crown Inn and The Olde Kings Arms. Add the libraries and the community centres dotted through the neighbourhoods, and there is a reasonable amount going on locally without needing to travel into London.

What is work and the local economy like in Hemel Hempstead?
Dacorum has a strong jobs picture. Across the borough, 62.4% of adults are in work, well above the England figure of 57.4%, and unemployment sits at 2.9% compared with 3.5% nationally. Unemployment-related benefit claims were 3.2% of working-age residents in August 2026, again below the England average of 4%. These figures cover the whole council area, not just the town.
Hemel Hempstead is the main employment centre in the borough, with its industrial and business areas, the hospital, retail at the Marlowes and Riverside, and the usual spread of schools, care and public services. That mix matters if you need shift work or part-time hours close to home.
Plenty of residents also commute. The train line south and the M1 and A41 put London, Watford, St Albans, Luton and Milton Keynes within reach, so a swap here does not have to mean changing jobs. Weigh up the cost and time of commuting before you decide, especially if you would be travelling at peak times.
Figures are for the Dacorum council area, Census 2021 and ONS claimant count.
How safe is Hemel Hempstead?
Like every town centre, Hemel Hempstead has police incidents logged each month. In August 2026 there were 442 within about a mile of the centre, made up of:
Source: data.police.uk street-level crime. Counts cover a fixed one-mile radius around the centre, so busy high streets and stations always record far more than the residential streets around them, and most incidents are minor. Compare like with like: a similar-sized town centre, not a village.
Is Hemel Hempstead a good place for social housing tenants?
If Hemel Hempstead looks like the right fit, the practical next step is to put your own home on Mutual Home Exchange and add Hemel Hempstead, or the specific neighbourhoods you like, to your desired areas. Swaps only happen when the right match turns up, and you cannot be matched if your home is not visible to other tenants.
Write your advert honestly and in detail. Say how many bedrooms you have, which floor you are on, whether there is a garden or parking, your landlord and your rough rent. Add clear photos, including the outside. Tenants looking at Hemel often want to know about school runs and distance to the station, so mention anything equivalent about your own area.
Mutual exchange is well used in Dacorum: 110 council homes were swapped this way in 2024-25. Keep your desired areas broad enough to catch three-way chains, check messages regularly and reply even when the answer is no. Remember that any swap needs both landlords' written permission before you move.
