What it's like to live in Stratford-upon-Avon
Stratford-upon-Avon is a famous Warwickshire market town of around 30,500 people, set on the River Avon in the West Midlands. It is handsome, busy with visitors and surprisingly ordinary once you live in it: a working town with schools, supermarkets and its own hospital. It suits families and older movers alike, with Bancroft Gardens by the river and the Everyman Cinema close to the centre.
"I'd move here" adds Stratford-upon-Avon to the areas on your listing, so homes here are matched to you first.
Stratford-upon-Avon sits in south Warwickshire, at the heart of the Stratford-on-Avon district. It is the main town for a wide stretch of countryside, with Warwick and Leamington Spa to the north east and Birmingham and Coventry within reach for work, shopping and hospitals.
People move here for a mix of reasons. It is a town with real facilities for its size, including its own hospital, a library, a cinema and two railway stations, yet it is surrounded by open Warwickshire farmland. Families often come for the choice of schools, including grammar schools, while others want a smaller town after city life.
It is worth being realistic too. This is a popular and expensive part of the country, and social housing makes up a smaller share of homes here than in England as a whole. That makes a mutual exchange a sensible route in if you already hold a council or housing association tenancy elsewhere.
Swapping to Stratford-upon-Avon: key facts
Can I swap my council or housing association home to Stratford-upon-Avon?
Yes, if you are already a council or housing association tenant. Mutual exchange means swapping homes with another social tenant, so it does not depend on the council waiting list: you need a tenant in or near Stratford-upon-Avon who wants your area, and both landlords must agree. Landlords have 42 days to decide and can only refuse on set legal grounds.

Council waiting list and lettings
Households on the register by the size of home they need.
That is roughly 10.4 households waiting for every social home let in a year. Mutual exchange doesn't use the waiting list: if you already have a council or housing association home, swapping with another tenant can be a quicker way to move to Stratford-upon-Avon.
A register counts households who have applied, so it isn't a simple queue: some are already social tenants hoping to transfer, and people can be on more than one council's list.

What is it like to live in Stratford-upon-Avon?
Day to day, the centre is compact and walkable. Stratford Library sits right in the middle, Boots is on the doorstep and the Stratford-upon-Avon Antiques Centre adds a bit of browsing. For the weekly shop there is a decent spread: Morrisons and Lidl about half a mile out, M&S Simply Food nearby, with Tesco and Aldi a little further.
Step away from the riverside and the tourist streets and you find quieter residential roads, community halls and small play spaces. Rosebird Community Hall, Shottery Memorial Hall and Holy Trinity Parish Centre all host local groups, and Tiddington Community Centre serves the edge of town. Stratford upon Avon Hospital and several pharmacies, including Rowlands and Avon Pharmacy, keep everyday health needs close by.
What are the schools and family life like in Stratford-upon-Avon?
For a town of this size the school choice is unusually good. Within walking distance of the centre you have St Gregory's Catholic Primary School, Stratford-Upon-Avon Primary School, Holy Trinity C of E Primary School and Bridgetown Primary School, plus Stratford Preparatory School in the independent sector.
At secondary level there is King Edward VI School a few minutes from the centre, Stratford Upon Avon School and Stratford Girls' Grammar School, all under a mile out. Welcombe Hills School provides specialist education. Admissions rules differ between them, especially the grammar schools, so check catchment and entry arrangements against the address you are considering.
For younger children, Bancroft Gardens by the river is the obvious place for a run around, with Burbage Avenue Play Area and the Community Garden closer to home for many, and Clifford Rec. under two miles away. Stratford Library is handy for rainy days and reading groups, and community halls around the town host the sort of toddler and youth groups that make settling in easier. Across the wider district, under-16s make up 16.3% of the population, a little below the England average.

How do you get around Stratford-upon-Avon?
Stratford-upon-Avon station is about half a mile from the centre, with Stratford-upon-Avon Parkway a mile and a half out and Wilmcote just under three miles away. Between them they give you rail links without needing to drive far, and Parkway is the easier option if someone is dropping you off.
In the town itself, walking does a lot of the work. The library, cinema, pharmacies and pubs are all within half a mile of the centre, and the riverside paths make for pleasant routes rather than just a slog along main roads. Pavements are busy with visitors in summer, which is worth knowing.
Buses serve the town and the surrounding villages, and there is a Park and Ride about a mile and a half out, which helps if you drive in from outside or want to avoid town-centre parking. By car, the town is a natural hub for south Warwickshire roads, though the centre can be slow at weekends and in the holiday season. Check current timetables for your exact street before you commit to a swap.

What is there to do in Stratford-upon-Avon?
The riverside is the heart of it. Bancroft Gardens sits right by the Avon, minutes from the town centre, and it is free, open and the place everyone ends up on a sunny afternoon. Smaller green spaces like the Community Garden and Clifford Rec. give you options closer to home.
For evenings out, the Everyman Cinema is in the centre, and there is a good cluster of pubs and bars within a few streets: Cazbar, Avon Lounge, All Bar One, The Phoenix and the Officer's Mess among them. The Embankment covers later nights. Because the town draws visitors year round, there is more choice of places to eat and drink than a town this size would normally support.
If you like to keep active, PureGym and Anytime Fitness are both around half a mile from the centre, with Posture and Poise closer in. Add the library, the Antiques Centre and the community halls dotted around town and there is plenty to fill a week without needing to travel.

What is work and the local economy like in Stratford-upon-Avon?
Across the Stratford-on-Avon council area, 58.8% of adults are in work, slightly above the England figure of 57.4%. Unemployment sits at 2%, well below the 3.5% England average, and unemployment-related benefit claims were 2.2% of working-age people in August 2026 against 4% nationally. On paper, this is a strong local jobs market.
In the town, tourism, hospitality, retail and the arts are visible everywhere, alongside health services at Stratford upon Avon Hospital and the Shakespeare Hospice, and the schools. A lot of that work is seasonal or shift-based, so hours can swing through the year.
Many residents commute. The two railway stations and the road network put Warwick, Leamington, Coventry and Birmingham within travelling distance, which widens your options considerably if your trade is not well represented locally. If your job depends on specific shift times, check first and last services from the station nearest your prospective home before you agree a swap.

How safe is Stratford-upon-Avon?
Like every town centre, Stratford-upon-Avon has police incidents logged each month. In August 2026 there were 262 within about a mile of the centre, made up of:
Source: data.police.uk street-level crime. Counts cover a fixed one-mile radius around the centre, so busy high streets and stations always record far more than the residential streets around them, and most incidents are minor. Compare like with like: a similar-sized town centre, not a village.
Is Stratford-upon-Avon a good place for social housing tenants?
If Stratford-upon-Avon looks like the right fit, the practical next step is to put your own home on Mutual Home Exchange and name Stratford-upon-Avon, or the CV37 district, as an area you want to move to. Exchanges work both ways, so a clear, honest advert does half the job for you.
Good photos help, and so does detail: the number of bedrooms, which floor you are on, heating, garden or parking, your landlord and your rent. Say what you like about where you live now, because someone out there is looking for exactly that.
Be open-minded about the wider area too. Villages and smaller settlements around the district are served by the same schools, hospital and stations, and adding them to your list of desired areas widens your chances. When a match comes up, both landlords need to approve the swap, so check your tenancy type and any rent arrears before you commit. Keep your advert up to date and reply promptly, and the right exchange can come along sooner than you expect.
