What it's like to live in Bedford

Bedford is a riverside market town of about 110,000 people in Bedfordshire, in the east of England. It has a proper town centre rather than a commuter dormitory feel: arcades and markets, a long high street, and a well-used river running through the middle. It suits people who want town life on their doorstep, with Russell Park and the Vue cinema both close by.

"I'd move here" adds Bedford to the areas on your listing, so homes here are matched to you first.

Bedford sits in Bedfordshire, in England's Eastern region, on the River Great Ouse. The wider Bedford council area has a population of 185,225, with the town itself at around 110,000. Kempston and Bromham are its nearest neighbours, both within a few miles, and Milton Keynes, Luton and Cambridge are the larger centres within reach.

What tends to draw people here is the combination of a real town centre and good links south towards London. Bedford station is a main-line stop, and the town has its own bus station, so a move here does not depend on owning a car.

For tenants thinking about a swap, Bedford also offers a decent spread of housing types across the town and its edges, two hospitals' worth of healthcare services close to the centre, and schools, shops and parks within an easy radius. It is a town that works for families and for people living alone, and it is big enough to have variety without being overwhelming.

Swapping to Bedford: key facts

Can I swap my council or housing association home to Bedford?

Yes, if you are already a council or housing association tenant. Mutual exchange means swapping homes with another social tenant, so it does not depend on the council waiting list: you need a tenant in or near Bedford who wants your area, and both landlords must agree. Landlords have 42 days to decide and can only refuse on set legal grounds.

What is housing like in Bedford and who lives there?

Home ownership dominates the Bedford council area at 62.7%, with 19.1% privately rented and 16.3% social rented, just below the England figure of 17.1%. Most social housing here is held by housing associations rather than the council: 13.9% housing association against 2.4% council.

bpha Limited is by far the biggest social landlord locally, with 8,593 homes. Stonewater Limited has 1,383, Peabody Trust 918, Places for People Homes Limited 478 and London & Quadrant Housing Trust 300. Average weekly social rents for 2024/25 in the council area were £104 for a one bed, £119 for two and £136 for three.

The age profile is fairly typical, with slightly more people aged 25 to 44 and under 16 than nationally, and slightly fewer over 65s. Demand for social housing is real: 2,465 households were on the council's housing register at 31 March 2025, and 517 social homes were let through the council in 2024-25. A register is not a simple queue, which is one reason a mutual exchange is worth considering.

That is roughly 4.8 households waiting for every social home let in a year. Mutual exchange doesn't use the waiting list: if you already have a council or housing association home, swapping with another tenant can be a quicker way to move to Bedford.

A register counts households who have applied, so it isn't a simple queue: some are already social tenants hoping to transfer, and people can be on more than one council's list.

What is it like to live in Bedford?

The MK40 postcode covers the centre and the streets around it. Day to day, that means a lot within a short walk: the Harpur Centre, Howard Centre, Greyfriars Arcade and St Cuthberts Arcade for shopping, Lidl and smaller independents like Essential Supermarket, Broadway Food Centre and Wisla for food. Pharmacies are easy to find, with Boots and Superdrug in the centre and Bedford Pharmacy nearby.

Green space is close too. St Mary's Gardens is a couple of minutes away, with Russell Park, Bedford Park and The Slipe a short walk or cycle further out. Bedford Central Library sits right in the middle of town, and community spaces such as the Harpur Suite and the West Indian Cultural & Social Society reflect a town with a mixed, long-settled population.

What are the schools and family life like in Bedford?

Families in central Bedford have a lot of schools within a short distance, though the mix includes independent as well as state options. Priory Primary School is about a third of a mile away, with Bedford Preparatory School and the Bedford Girls School junior and senior sites all within half a mile. For older children, Bedford Free School is close to the centre, with Castle Newnham School just under a mile away and Bedford Modern School about a mile out. Bedford School and Bedford Girls' School are also nearby.

As always, check current admissions and catchment details with the council before you plan a move, as being near a school does not guarantee a place.

For time out of school, Russell Park, Bedford Park, The Slipe and Gudgeons Meadow give space to run about, and Bedford Central Library is in the centre with branches at Kempston and Putnoe. Community centres including Youth Inspired and St Cuthberts Hall run from the same part of town. Nearly 20% of people in the Bedford council area are under 16, slightly above the England figure, so this is a family-heavy area.

How do you get around Bedford?

Bedford is well set up for people who do not drive. Bedford station is around half a mile from the centre and sits on the main line south, with Bedford St Johns a similar distance away for local services. Bedford Bus Station is right in the middle of town, a couple of minutes from the shopping arcades, which makes connections to Kempston, Putnoe, Bromham and the surrounding villages straightforward.

Walking is genuinely practical in MK40. The library, the main supermarkets, pharmacies, the cinema and the shopping centres are all within a few hundred metres of each other, and the hospital sites are a little over half a mile out. The riverside paths give a pleasant car-free route across the town.

By car, Bedford connects out towards Milton Keynes, Luton and the A1 corridor, which helps if your work is spread across the region. Parking in the centre is the usual town-centre compromise, so if you are swapping into a central street, check what parking comes with the property before you commit.

What is there to do in Bedford?

The town centre does the heavy lifting here. Vue Cinemas is a couple of minutes from the shops, and there is a solid run of pubs and bars within a few hundred metres, including The Cross Keys, The Bear, High Street Social Tap, Slug and Lettuce and The Rose. For later nights, Esquires, Six's and Astons are all in or near the centre.

For exercise, Kraken MMA & Fitness is closest, with The Gym, PureGym, Fitness First and Movefit Pilates all within about a mile. The riverside and the parks suit walking and running without paying for anything.

Green space is one of Bedford's quiet strengths: St Mary's Gardens for a quick sit-down, Russell Park and Bedford Park for bigger days out, and The Slipe and Gudgeons Meadow a little further afield. Shopping is concentrated in the Harpur Centre, Howard Centre, Greyfriars Arcade, The Arcade and St Cuthberts Arcade, so a lot can be done on foot in one trip.

What is work and the local economy like in Bedford?

The job picture in the Bedford council area looks healthy on paper. 61.3% of adults are in work, above the England average of 57.4%, and unemployment sits at 3.3% against 3.5% nationally. These figures cover the whole council area of 185,225 people, not just the town.

That said, unemployment-related benefit claims were running at 4.5% of 16 to 64 year olds in September 2026, a little above the England figure of 4%, so the local economy is not without pressure.

The town centre itself is an employment hub, with the shopping centres, arcades, hospital sites and the usual mix of town-centre services. Bedford Hospital South Wing, the Same Day Emergency Care unit and Bedford Health Village are all within about half a mile of the centre. The main line from Bedford station also makes commuting south a realistic option for people whose work is not local, which widens the range of jobs you can reach from a Bedford address.

How safe is Bedford?

Like every town centre, Bedford has police incidents logged each month. In August 2026 there were 931 within about a mile of the centre, made up of:

  • Anti-social behaviour reports139
  • Vehicle crime31
  • Bicycle theft13
  • Shoplifting202
  • Other theft53
  • Theft from the person10

Source: data.police.uk street-level crime. Counts cover a fixed one-mile radius around the centre, so busy high streets and stations always record far more than the residential streets around them, and most incidents are minor. Compare like with like: a similar-sized town centre, not a village.

Is Bedford a good place for social housing tenants?

If Bedford looks like the right fit, the practical next step is to get your own home listed on Mutual Home Exchange and add Bedford to your desired areas. Swaps only happen when the right two or three people can see each other, so a complete, honest listing with clear photos and a straightforward description of your property does most of the work.

Be specific about what you need and what you can offer. Mention the number of bedrooms, the floor, whether there are stairs or a garden, parking, heating and anything that matters for access. If you would consider Kempston, Putnoe or Bromham as well as central MK40, say so, because widening the net often turns up matches you would not have found otherwise.

Then keep checking and be ready to respond quickly. Before anything is agreed, both landlords have to approve the exchange and you should view the other home in person. Take your time over that part: a swap is worth doing properly, not quickly.
