What it's like to live in Beverley

Beverley is a historic market town of around 18,000 people in the East Riding of Yorkshire, with the Minster at its heart and a compact centre of old streets, pubs and small shops. It suits families and anyone who wants town life on a manageable scale, with the Archery Field and a station on the doorstep and open countryside close by.

"I'd move here" adds Beverley to the areas on your listing, so homes here are matched to you first.

Beverley sits in the East Riding of Yorkshire, inland from the Humber estuary and a short hop north of Hull, the nearest big city. York and the wider Yorkshire network are reachable by rail, and the surrounding East Riding is largely farmland and small villages.

People move here for the combination of a proper historic town and easy access to a city. It is big enough to have its own secondary schools, hospital, cinema, station and bus station, but small enough at about 18,000 people that you get to know the place quickly. For tenants, that mix is rare: you are not choosing between town facilities and a quieter setting.

The town also acts as the administrative centre for the East Riding, so it draws in workers and visitors from a wide rural area. If you are swapping from a city estate, expect a slower pace and a smaller housing market. Social renting is less common here than the England average, so homes come up less often, and it is worth being patient and flexible about which part of town you end up in.

Swapping to Beverley: key facts

Can I swap my council or housing association home to Beverley?

Yes, if you are already a council or housing association tenant. Mutual exchange means swapping homes with another social tenant, so it does not depend on the council waiting list: you need a tenant in or near Beverley who wants your area, and both landlords must agree. Landlords have 42 days to decide and can only refuse on set legal grounds. In 2024 to 2025, 48 council homes in East Riding of Yorkshire changed tenants by mutual exchange.

How long is the council housing waiting list in Beverley?

5,453 households were on the East Riding of Yorkshire housing register on 31 March 2025, up 4% on a year earlier. 1,036 social homes were let through the council in 2024 to 2025, roughly 5.3 households for every home let. What is housing like in Beverley and who lives there?

The East Riding is a strongly owner-occupied area. Across the council area 73.1% of homes are owned outright or on a mortgage, 16.9% are privately rented and just 9.4% are social rented, well under the England figure of 17.1%. Council homes make up 7.2% and housing associations 2.2%, so social lets are a smaller slice of the market here than in most places.

East Riding of Yorkshire Council is by far the biggest social landlord with 11,412 homes, followed by Together Housing Association with 654, Vico Homes with 631, Karbon Homes with 487 and Yorkshire Housing with 460. Average weekly social rents in 2024/25 were £87 for a one bed, £100 for a two bed and £109 for a three bed.

The area skews older: 26.4% of residents are 65 or over against 18.4% in England, and 29% are aged 45 to 64. There were 5,453 households on the council's housing register at March 2025, with 1,036 social homes let in 2024-25 and 48 council homes swapped by mutual exchange, which is why many tenants look at swapping as a route in.

That is roughly 5.3 households waiting for every social home let in a year. Mutual exchange doesn't use the waiting list: if you already have a council or housing association home, swapping with another tenant can be a quicker way to move to Beverley.

A register counts households who have applied, so it isn't a simple queue: some are already social tenants hoping to transfer, and people can be on more than one council's list.

What is it like to live in Beverley?

Day to day, most of what you need sits within a short walk of the middle of town. There's an Asda and a Tesco close to the centre, an M&S Simply Food, Heron Foods for the cheaper shop and an Aldi about a mile out. St Mary's Court Shopping Arcade adds a few smaller independents, and Beverley Library is a few minutes away.

Green space is unusually handy here. Coronation Garden and the Memorial Garden are barely a minute from the centre, the Archery Field is a short stroll, and Rosemary Walk is under a mile. For health, there are several pharmacies including Hengate, Spinks and Molescroft, and East Riding Community Hospital is about a mile out. Community life has a base too, at St Mary's Church Hall, Beverley War Memorial Hall and the Minster Parish Centre.

What are the schools and family life like in Beverley?

There is plenty of choice for primary age. Beverley Minster Church of England Primary and St Mary's Church of England Primary are both within half a mile of the centre, with Molescroft Primary, St John of Beverley Catholic Primary and Swinemoor Primary all under a mile. That means most parts of town have more than one option nearby, which matters if you are moving mid-year.

For secondary, Beverley High School, Beverley Grammar School and Longcroft School and Sixth Form College are all within a mile, with Longcroft offering sixth form on site. Cambian Beverley School is also close by. Having three mainstream secondaries in walking or short-bus distance is unusual for a town this size.

Outside school, the gardens and the Archery Field give young children somewhere close to run about, and Beverley Library is handy for free rainy-day activities. Beverley St Mary's Church Lads' and Girls' Brigade and the church halls host community groups. Across the wider East Riding, under-16s make up 15.7% of residents, a little below the England figure of 18.6%.

How do you get around Beverley?

Beverley station is about a third of a mile from the centre, on the line between Hull and Scarborough, with Arram a small stop under three miles north. That makes the train a realistic option for commuting or days out without a car, though services are not as frequent as a big city network.

The bus station is right in the middle of town, a minute or so from the main shops, which keeps local and longer-distance bus travel simple. If you do not drive, having both the bus station and the railway station within walking distance of the centre is one of Beverley's strongest practical points.

On foot, the central area is flat and compact: shops, library, gardens, pharmacies and the Minster are all within roughly half a mile of each other. Outlying areas like Molescroft need a slightly longer walk or a short bus ride. Drivers get good road links towards Hull and the surrounding villages, but town-centre parking in a historic street pattern can be tight, so check what comes with any home you are considering.

What is there to do in Beverley?

For a town of this size, Beverley is well served. Parkway Cinema is half a mile from the centre, there's a gym about a mile and a half out, and Armstrongs Social Club adds somewhere for an evening out beyond the pubs.

The drinking and eating scene is concentrated in the old centre, where you'll find traditional pubs like The Cross Keys and the Sheriff alongside Shammy's Cocktail Bar and Zarley's Wine Bar & Grill. It is the sort of place where you can walk between them, which suits a quiet night as much as a big one.

Green space is close at hand rather than sprawling: Coronation Garden and the Memorial Garden sit right in town, the Archery Field is a short walk, Rosemary Walk is under a mile and The Park is around two and a half miles away. Add the Minster, the library and the church halls that host local groups, and there is enough going on without needing to travel. Hull and the East Riding countryside fill in the gaps.

What is work and the local economy like in Beverley?

Figures here cover the whole East Riding of Yorkshire council area rather than Beverley alone. Just over half of adults, 54.2%, are in work, a little below the England figure of 57.4%. That partly reflects the age profile: more than a quarter of residents are 65 or over, so a good share are retired rather than looking for jobs.

Unemployment is low by national standards at 2.3%, against 3.5% for England. Unemployment-related benefit claims run at 2.2% of working-age people, compared with 4% nationally. In plain terms, people who want work here tend to find it, though wages and job types vary across a mostly rural district.

Beverley itself is the administrative centre for the East Riding, and East Riding Community Hospital sits about a mile from the town centre, so public services matter locally. Retail and hospitality in the town centre add more. Many residents also commute, and with the station and bus station both central, working in Hull or further along the rail line is realistic without a car.

How safe is Beverley?

Like every town centre, Beverley has police incidents logged each month. In August 2026 there were 167 within about a mile of the centre, made up of:

  • Anti-social behaviour reports14
  • Vehicle crime4
  • Bicycle theft3
  • Shoplifting32
  • Other theft9
  • Criminal damage6

Source: data.police.uk street-level crime. Counts cover a fixed one-mile radius around the centre, so busy high streets and stations always record far more than the residential streets around them, and most incidents are minor. Compare like with like: a similar-sized town centre, not a village.

Is Beverley a good place for social housing tenants?

If Beverley appeals, the practical step is to get your own home listed and set the town as one of your desired areas. Swaps only happen when the right two or three households find each other, so the more visible your home is, the better your chances.

Be honest and specific in your advert. Say what your home has, what condition it is in, and what you are looking for, whether that is more bedrooms, a ground floor flat or a garden. Photos help enormously. It is also worth adding nearby options as well as Beverley itself, such as surrounding East Riding villages or Hull, because that widens the pool without ruling out the town you want.

Then keep going. Social renting is a small part of the market here, so matches may take time rather than arriving in a week. Check your messages, reply quickly and be clear about what you can and cannot accept. Remember any exchange needs both landlords' permission before it goes ahead, so start that conversation early once you find a possible match.
