What it's like to live in Saltash

Saltash is a riverside town of around 16,300 people in south-east Cornwall, sitting right where the Tamar divides the county from Devon. It feels like a proper working town rather than a holiday spot: steep streets, a long main shopping street and water views at the bottom of the hill. It suits families and anyone who wants Cornish living with a city close by. Saltmill Park and the railway station are both a short walk from the centre.

1 council and housing association home is available to swap within 5 miles of Saltash, and 23,731 households are on the Cornwall council waiting list (31 March 2025).

"I'd move here" adds Saltash to the areas on your listing, so homes here are matched to you first.

Saltash sits at the eastern edge of Cornwall, on the west bank of the River Tamar. Plymouth is directly across the water, which shapes a lot of life here: many residents treat the city as their big shop, their hospital trip and sometimes their workplace, then come home to a smaller Cornish town. Liskeard and the rest of south-east Cornwall lie to the west.

People move here for the balance. You get a town of about 16,300 with its own station, schools and high street, but you are not cut off from city jobs and services. Torpoint is a short hop to the south, and the wider Cornwall council area, home to just over 570,000 people, opens up beaches, moorland and smaller villages within an easy drive.

For tenants, the draw is often practical rather than romantic. Saltash offers more choice of schools, shops and transport than many Cornish towns of its size, without the seasonal tourist crush that affects parts of the coast. It is a sensible base if you want Cornwall as home but need the mainland-sized options of a city nearby.

Swapping to Saltash: key facts

Can I swap my council or housing association home to Saltash?

Yes, if you are already a council or housing association tenant. Mutual exchange means swapping homes with another social tenant, so it does not depend on the council waiting list: you need a tenant in or near Saltash who wants your area, and both landlords must agree. On 24 October 2026, 1 home was listed to swap within 5 miles on Mutual Home Exchange.

A register counts households who have applied, so it isn't a simple queue: some are already social tenants hoping to transfer, and people can be on more than one council's list.

How do you get around Saltash?

Saltash station is about a quarter of a mile from the centre, on the line that crosses the Tamar by rail. That puts St Budeaux Victoria Road and St Budeaux Ferry Road roughly a mile away on the Devon side, with Keyham and Dockyard a little further. If you do not drive, the train is the quickest way over the river.

By road, the Tamar Bridge is the main link east, and it carries a toll in one direction. Traffic can build at peak times, so plan journeys to and from Plymouth around it. Local buses serve the town and run across the bridge, which matters if you are relying on public transport for work or appointments.

On foot, Saltash is walkable but hilly. The centre, library, pharmacies and station cluster together, so a trip for shopping or prescriptions is manageable without a car. Getting down to the waterside at Saltmill and back up again is a decent climb, and that is worth knowing before you commit to a particular street.

What is there to do in Saltash?

The riverside is Saltash's best asset. Saltmill Park sits by the Tamar with the bridges in view, and Tincombe Park offers quieter walking under a mile from the centre. Victoria Gardens and Longstone Park are close enough for a quick hour outdoors without planning a trip.

For a drink or a bite, the town centre has plenty within a few minutes' walk: The Cockleshell Micropub, the Brunel Inn, the Two Bridges Inn, The Railway Hotel and the Union Inn are all within a couple of hundred metres of each other. It is an easy place for a short evening out that does not involve crossing the bridge.

If you like to keep active, the Wyvern Centre is about a mile and a half away, with Average Joe's and JD Gyms a bit further towards Plymouth. Saltash Library covers reading, computers and local information, and St Budeaux, Ernesettle and Torpoint libraries are all within three miles if you want another branch.

What is work and the local economy like in Saltash?

Across the Cornwall council area, 53.3% of adults are in work, below the England figure of 57.4%. Unemployment sits at 2.6%, lower than England's 3.5%, and benefit claimants related to unemployment were around 3% of 16 to 64 year olds in August 2026, against 4% nationally. Those are county-wide numbers, not Saltash alone.

The lower employment rate partly reflects Cornwall's older age profile: a quarter of residents are 65 or over. Plenty of people here are retired rather than looking for work, which changes how the figures read.

Saltash's position matters for jobs. Being minutes from Plymouth by train or road widens the options considerably compared with towns deeper into Cornwall, and HMS Raleigh and Penntorr Health are both within two and a half miles. If you are moving for work, it is worth checking commuting costs over the bridge and the train fare, as both add up over a month.

How safe is Saltash?

Like every town centre, Saltash has police incidents logged each month. In August 2026 there were 93 within about a mile of the centre, made up of:

Anti-social behaviour reports14
Vehicle crime2
Shoplifting7
Other theft10
Theft from the person1
Criminal damage7

Source: data.police.uk street-level crime. Counts cover a fixed one-mile radius around the centre, so busy high streets and stations always record far more than the residential streets around them, and most incidents are minor. Compare like with like: a similar-sized town centre, not a village.

Is Saltash a good place for social housing tenants?

Right now: 1 home to swap within 5 miles of Saltash.

If Saltash looks right for you, the useful next step is to get your own home listed. A clear, honest advert with good photos, the number of bedrooms, the floor and whether there is a garden or parking does most of the work. Say what you like about where you live now, because someone out there is looking for exactly that.

Then set Saltash as a desired area. You can add nearby places too: Torpoint, the St Budeaux side of the water, or other parts of south-east Cornwall. The wider you set your search, the more chance a match appears. In 2024-25, 128 Cornwall Council homes changed hands through mutual exchange, so swaps do happen.

When a possible match comes up, visit if you can, ask about rent, repairs and running costs, and get your landlord's permission before anything is agreed. Both landlords have to approve a swap. Take your time, ask questions, and only move when the home and the area genuinely suit you.
