What it's like to live in Ivybridge

Ivybridge is a modern-feeling Devon town of around 11,900 people in the South Hams, sitting where the farmland meets the southern edge of Dartmoor. It suits families and anyone who wants a smaller town with moor and coast within easy reach, rather than city bustle. The open moorland on the doorstep is the big draw.

"I'd move here" adds Ivybridge to the areas on your listing, so homes here are matched to you first.

Ivybridge sits in the South Hams district of Devon, in the South West of England, under the PL21 postcode. It lies between Plymouth to the west and the South Hams countryside to the south and east, with the southern edge of Dartmoor rising immediately to the north of the town.

People move here for the setting. You get a town of around 11,900 residents with moorland on one side and the coast and estuaries of the South Hams within driving distance, while Plymouth is close enough for work, hospitals and bigger shopping. That combination is rare, and it is the main reason Ivybridge keeps growing.

For council and housing association tenants, the honest picture is that social housing is in shorter supply here than in much of England. Just 11.8% of homes in the South Hams council area are socially rented, against 17.1% nationally. That makes a mutual exchange a realistic route in, and it is worth being patient and flexible about the type of home you will consider.

Swapping to Ivybridge: key facts

Can I swap my council or housing association home to Ivybridge?

Yes, if you are already a council or housing association tenant. Mutual exchange means swapping homes with another social tenant, so it does not depend on the council waiting list: you need a tenant in or near Ivybridge who wants your area, and both landlords must agree. Home ownership dominates the South Hams. Across the council area, 70.5% of homes are owned, 16.1% are privately rented and 11.8% are socially rented, split between 10% housing association and just 1.9% council. That is well below the England average of 17.1% social renting, so social homes are a smaller slice of the market here than in most places.

A register counts households who have applied, so it isn't a simple queue: some are already social tenants hoping to transfer, and people can be on more than one council's list.

What is it like to live in Ivybridge?

Day to day, Ivybridge is a town you can get the hang of quickly. It is big enough to have a working centre with shops and services, and small enough that you will start recognising faces. Much of the housing is newer estate building on the slopes around the older core, so streets are quiet and residential, with plenty of walking routes between them.

The town is part of the wider South Hams district, which is largely rural. That shapes life here: you are never far from fields, lanes and footpaths, but larger shopping, hospitals and nightlife mean a trip out of town. Tenants moving from a city should expect a slower pace and fewer services on the doorstep, which is exactly why many people choose it.

What are the schools and family life like in Ivybridge?

Ivybridge is a popular town with families, and the age profile of the wider South Hams area reflects a settled, older population overall: 15.3% are under 16 across the district, below the England figure of 18.6%. Within the town itself, the newer housing estates tend to attract younger households with children.

The town has schooling for primary and secondary age children, and nursery and childcare provision locally, though places and catchments change, so check directly with Devon County Council before you plan a move around a particular school.

The best thing about family life here is what is outside the front door. Dartmoor begins just north of the town, so walks, streams, open space and weekend adventures are free and close. The South Hams coast and estuaries are a drive away for beach days. For families coming from a city, that outdoor freedom is usually the biggest gain, balanced against fewer indoor activities and leisure options than you would find in Plymouth.

How do you get around Ivybridge?

Ivybridge has a railway station on the main line, which is a genuine advantage for a town of this size and makes car-free travel east and west possible. Services are not as frequent as a city station, so it pays to check timetables before you commit to a commute.

The A38 runs past the town, linking Ivybridge with Plymouth to the west and onwards towards Exeter to the east. For drivers this is the fastest route in and out, and it is the main reason many residents here work outside the town. Parking is generally easier than in a city, though newer estates can be tight.

Buses connect the town centre and serve journeys locally, but as in much of rural Devon, services are lighter than in urban areas, especially in the evenings and on Sundays. Within Ivybridge itself, walking works well for short trips, although the town is built on slopes, so some routes involve a decent climb. If you do not drive, it is worth testing a few journeys before you decide.

What is there to do in Ivybridge?

The headline attraction is Dartmoor. The national park's southern edge sits right above the town, which means moorland walking, rivers and big views without needing a long drive. For anyone who likes being outdoors, this alone changes how weekends feel.

The South Hams more widely gives you coastline, estuaries and small harbour towns within driving distance, so summer days out are easy if you have a car or can share a lift. The countryside around Ivybridge is criss-crossed with lanes and footpaths for quieter, closer-to-home walking.

In town, you will find everyday shops, cafes and places to eat rather than a large cultural scene. That is the honest trade-off of a town this size. For cinemas, theatres, bigger restaurants and shopping centres, most residents head to Plymouth, which is close by via the A38 or the train. If you want nightlife on your doorstep, Ivybridge will not deliver it.

What is work and the local economy like in Ivybridge?

Across the South Hams council area, 54.1% of adults are in work, a little below the England figure of 57.4%. That partly reflects the older age profile, with 28.3% of residents aged 65 and over compared with 18.4% nationally, so a good share of the population is retired rather than job-seeking.

Unemployment is low. Just 1.9% of adults in the district were unemployed at the 2021 Census, against 3.5% for England, and 2.1% of working-age people were claiming unemployment-related benefits in September 2026, compared with 4% nationally. In short, people who want work here usually find it.

Many Ivybridge residents commute. Plymouth is the nearest large employment centre and is reachable by road or rail, while the A38 opens up Exeter for longer journeys. Locally, the South Hams economy leans on smaller businesses, services, tourism and rural work. If your job depends on a particular sector, check travel times honestly before swapping.

How safe is Ivybridge?

Like every town centre, Ivybridge has police incidents logged each month. In August 2026 there were 42 within about a mile of the centre, made up of:

  • Anti-social behaviour reports12
  • Other theft8
  • Criminal damage7
  • Public order1
  • Violence and harassment (mostly minor assaults and harassment)14

Source: data.police.uk street-level crime. Counts cover a fixed one-mile radius around the centre, so busy high streets and stations always record far more than the residential streets around them, and most incidents are minor. Compare like with like: a similar-sized town centre, not a village.

Is Ivybridge a good place for social housing tenants?

If Ivybridge appeals, the practical step is to put your own home on Mutual Home Exchange and add Ivybridge, or the PL21 area, to your list of desired areas. Swaps happen when the right match appears, and you can only be found if your home is visible to other tenants.

Write your advert properly. Describe the number of bedrooms, the floor, any garden or parking, your landlord and your rent, and add clear photos. Tenants in Devon often want to move towards cities or family, so be upfront about what your area offers. Being open to two-way and three-way swaps widens your chances considerably.

Before you commit, visit. Walk the estates, try the bus or the train, see how the hills feel with shopping bags, and check school places. Then check your tenancy type and get written permission from both landlords. With social housing thinner on the ground across the South Hams than in much of England, patience and a well-presented listing matter more here than most places.
