What it's like to live in Stevenage
Stevenage is a Hertfordshire new town, built to a plan and still showing it: wide green verges, separate cycle paths, neighbourhoods grouped around their own shops and community halls. It suits families who want space and practical everyday living rather than old-fashioned charm. Fairlands Valley Park, with its lakes, and the older, quieter Old Town are both close at hand.
"I'd move here" adds Stevenage to the areas on your listing, so homes here are matched to you first.
Stevenage sits in north Hertfordshire, on the main line and the A1(M) corridor between London and the north. Hitchin, Letchworth, Knebworth and Welwyn Garden City are all close, and the capital is a short train ride south.
Most people move here for the combination of a full-size town and a fast route out of it. Stevenage has its own station, bus interchange, shopping centre, cinema and a large district hospital in Lister, so you are not dependent on travelling elsewhere for the basics. At the same time, London commuting is realistic for those who need it.
For tenants, the draw is also the sheer amount of social housing. Stevenage Borough Council is a large landlord in its own right, and more than a quarter of homes across the council area are socially rented, well above the England average. That means a decent spread of flats, maisonettes and family houses across the different neighbourhoods, which gives a mutual exchange a better chance of working out.
Swapping to Stevenage: key facts
Can I swap my council or housing association home to Stevenage?
Yes, if you are already a council or housing association tenant. Council waiting list and lettings
Households on the register by the size of home they need.
That is roughly 2.3 households waiting for every social home let in a year. Mutual exchange doesn't use the waiting list: if you already have a council or housing association home, swapping with another tenant can be a quicker way to move to Stevenage.
A register counts households who have applied, so it isn't a simple queue: some are already social tenants hoping to transfer, and people can be on more than one council's list.

Day to day, the town centre does the heavy lifting. Westgate Shopping Centre, Tesco Extra, Asda and Aldi are all within half a mile of the SG1 core, with Boots and Superdrug on the doorstep and smaller places like Londis for a quick top-up. Stevenage Central Library sits right in the middle, with a second library in the Old Town and a mobile service covering outlying streets.
Green space is never far. Town Centre Gardens is almost on the high street, King George V Playing Field, Ramsdell Park and Bedwell Park serve the surrounding estates, and Fairlands Valley Park is a proper day-out space less than a mile away. Community centres at Stoney Hall, Bedwell, Hampson Park and Shephall give estates somewhere to meet, which matters in a town this spread out.
What are the schools and family life like in Stevenage?
Families are well served for schools within a short distance. Broom Barns Primary is around a third of a mile away, with Fairlands Primary, Letchmore Infants' and Nursery, St Nicholas CofE Primary and Nursery, and Larwood School all under a mile. Nursery provision is attached to several of them, which helps if you are juggling work and childcare.
For secondary, The Thomas Alleyne Academy, Barclay Academy, The Valley School, Lonsdale School and Marriotts School are all within just over a mile, so most children can get to one without a long journey. Check current admissions and Ofsted reports yourself, as catchments shift.
Outside school, the parks do a lot of the work. Fairlands Valley Park is the big one for weekends, while King George V Playing Field, Ramsdell Park and Bedwell Park are closer to home for after-school kickabouts. Stevenage Central Library and the Old Town branch run children's spaces, and the community centres dotted around the estates are where local clubs and groups tend to meet. Lister Hospital is about a mile and a half away.

How do you get around Stevenage?
Stevenage station is about a third of a mile from the town centre and sits on the East Coast Main Line, so you get both fast services and local stopping trains. Knebworth station is roughly two and a half miles away if you live towards the south of the town. Stevenage Interchange, the bus station, is next to the centre and is the hub for local routes linking the estates to the shops, the station and Lister Hospital.
By road, the A1(M) runs along the edge of town, which makes driving north or south straightforward, though the junctions get busy at peak times. Parking is easiest around the newer centre areas and tighter in the Old Town.
Walking and cycling are genuinely easy here by English standards. The new town was laid out with underpasses and separate cycleways, so you can often cross the town without sharing a road with traffic. From much of SG1 the shops, library, pharmacies and station are all within a mile on foot.

Cineworld is less than half a mile from the centre, Venue covers late nights, and Boom Battle Bar adds something different for groups. What is work and the local economy like in Stevenage?
Across the Stevenage council area, 63.8% of adults are in work, which is comfortably above the England figure of 57.4%. Unemployment at the 2021 Census was 3.3%, a little under the 3.5% recorded for England, and benefit claims among working-age people stood at 3.5% in September 2026 against 4% nationally. On paper, this is a working town rather than one struggling for jobs.
The town centre, Westgate, the supermarkets and Lister Hospital are all large employers within walking or short bus distance, and the hospital in particular draws staff from across the area.
The fast train line matters here too. Plenty of residents work in London or in the larger Hertfordshire towns and commute daily, which widens the job market considerably if you are willing to travel. If you are moving for work, it is worth checking journey times and fares honestly before you commit, because commuting costs add up quickly.
Figures are for the Stevenage council area, Census 2021 and ONS claimant count.
How safe is Stevenage?
Like every town centre, Stevenage has police incidents logged each month. In August 2026 there were 468 within about a mile of the centre, made up of:
- Anti-social behaviour reports111
- Vehicle crime2
- Bicycle theft10
- Shoplifting35
- Other theft19
- Theft from the person3
Source: data.police.uk street-level crime. Counts cover a fixed one-mile radius around the centre, so busy high streets and stations always record far more than the residential streets around them, and most incidents are minor. Compare like with like: a similar-sized town centre, not a village.
Is Stevenage a good place for social housing tenants?
If Stevenage looks like the right fit, the practical next step is to list your own home on Mutual Home Exchange and add Stevenage as a desired area. A swap only works when someone else wants what you have, so a clear, honest listing does more than endless searching.
Put in good photos, say how many bedrooms you have, whether there are stairs, and what parking and outside space you get. Mention your landlord and your tenancy type. Tenants moving here often care about which part of town a home sits in, how close it is to a school or the station, and whether a garden comes with it, so spell those details out.
Then be patient and stay open. Set your desired areas wide enough to include neighbouring Hertfordshire towns as well as Stevenage itself, and check back regularly as new listings appear. Both landlords have to approve any exchange, so start those conversations early and make sure your rent account is in order before you find a match.
