What it's like to live in Bude
Bude is a small coastal town in north Cornwall, home to around 9,200 people, with a compact centre and a steady, settled feel rather than a city buzz. It suits people who want everyday things close by and the sea on the doorstep, from families to older movers. The Triangle green space and The Strand Shopping Centre sit right in the middle of town.
"I'd move here" adds Bude to the areas on your listing, so homes here are matched to you first.
Bude sits on the north Cornwall coast, in the far north of the county and close to the Devon border. It's a town of roughly 9,200 people, part of the wider Cornwall council area, which has a population of about 570,000 spread across many towns and villages.
People move here for the coast and for the scale of the place. It's big enough to have a secondary school, a shopping centre, several supermarkets and a hospital, but small enough that you get to know faces. That combination is rarer than it sounds in this part of the country.
It's worth being clear-eyed about location. Bude is a fair way from Cornwall's larger towns and cities, so trips to bigger shops, specialist hospitals or city jobs take planning. In return you get a quieter pace, cheaper average social rents than much of England, and a town where the beach and the countryside are part of ordinary life rather than a holiday.
Swapping to Bude: key facts
Can I swap my council or housing association home to Bude?
Yes, if you are already a council or housing association tenant. Mutual exchange means swapping homes with another social tenant, so it does not depend on the council waiting list: you need a tenant in or near Bude who wants your area, and both landlords must agree. What is housing like in Bude and who lives there?
Bude sits in a county where social housing is tighter than the national picture. Across the Cornwall council area, 12.8% of homes are socially rented, split between council at 5.2% and housing associations at 7.6%, below the England figure of 17.1%. Two thirds of homes are owned outright or with a mortgage, and 19.7% are privately rented.

Council waiting list and lettings
Households on the register by the size of home they need.
That is roughly 16.7 households waiting for every social home let in a year. Mutual exchange doesn't use the waiting list: if you already have a council or housing association home, swapping with another tenant can be a quicker way to move to Bude.
A register counts households who have applied, so it isn't a simple queue: some are already social tenants hoping to transfer, and people can be on more than one council's list.

How do you get around Bude?
Bude is an easy town to get round on foot. The shopping centre, supermarkets, pharmacies and The Triangle are all within about a quarter of a mile of the centre, and the secondary school and most parks are under a mile. If you live centrally, a lot of daily life can be done without a car.
There is no railway station in Bude, so longer journeys mean driving or using the bus. Roads out of town link Bude to the rest of north Cornwall and across into Devon, and for most households a car makes trips to larger towns far simpler.
If you don't drive, check bus routes and timings carefully before you commit to a swap, especially for shift work, hospital appointments further afield or evening travel. Rural Cornwall services can be thinner than in a city. Within Bude itself, though, walking is genuinely practical, and the short distances between schools, shops and green space are one of the town's real strengths.
What is there to do in Bude?
Life in Bude leans outdoors. Kings Hill Woods, Goldsworthy Field and Berries Avenue Field give you proper walking and playing space within a mile of the centre, and The Triangle is the obvious meeting point in town. With the north Cornwall coast on the doorstep, time outside costs nothing, which matters when budgets are tight.
For eating and drinking, the town centre has a decent handful of pubs within easy walking distance: The Barrel Bude, The Carriers Inn, The Globe and The Brendon Arms are all a few minutes apart. That's a sociable town centre by small-town standards.
For fitness and wellbeing, there's Wildspirits Wellness Cafe & Studio in the centre and The YogaStudio Bude just under a mile away. The Strand Shopping Centre covers everyday shopping. Beyond that, Bude is not a place for big-city nightlife or large cultural venues, so if that matters to you, factor in the drive to larger towns.

What is work and the local economy like in Bude?
Employment figures here cover the whole Cornwall council area rather than Bude alone. Across Cornwall, 53.3% of adults are in work, below the England figure of 57.4%. Unemployment is lower than average at 2.6% against 3.5% for England, and in August 2026 around 3% of 16 to 64 year olds were claiming unemployment-related benefits, compared with 4% nationally.
What those numbers hint at is a county with fewer people in work overall, partly because of its older age profile, but not high joblessness. Cornwall's economy leans on seasonal and service work, so hours can rise and fall through the year.
In Bude itself, the visible employers are the ones you'd expect in a coastal town of this size: supermarkets, shops in and around The Strand, pubs, schools and Stratton Hospital. If your work is office or industry based, be realistic about commuting distances from north Cornwall, and think about whether the journey is manageable year-round before swapping.
Figures are for the Cornwall council area, Census 2021 and ONS claimant count.
How safe is Bude?
Like every town centre, Bude has police incidents logged each month. In August 2026 there were 56 within about a mile of the centre, made up of:
Source: data.police.uk street-level crime. Counts cover a fixed one-mile radius around the centre, so busy high streets and stations always record far more than the residential streets around them, and most incidents are minor. Compare like with like: a similar-sized town centre, not a village.
Is Bude a good place for social housing tenants?
If Bude appeals, the practical step is to list your own home on Mutual Home Exchange and add Bude, or the EX23 postcode district, to your desired areas. Swaps happen when the right match turns up, so the sooner your home is visible to tenants here, the better your chances.
Write your advert with the person on the other end in mind. Say how many bedrooms you have, which floor you're on, whether there's a garden or parking, your rough rent and what your area is good for. Clear photos and an honest description get far more replies than a short, vague listing.
Before you agree anything, come and look around at a quiet time of year, not just in summer. Walk between the house, the school and the shops, check your bus or driving route to work, and speak to both landlords about permission for the exchange. If the distances and the pace of the place suit you, Bude is a straightforward town to settle into.
