What it's like to live in Bodmin

There is a good choice of primary schools close in. St Petroc's C of E Primary School is about a third of a mile from the centre, with Beacon Academy and Beacon Nursery at 0.4 miles, and North Cornwall Academy and St Mary's Catholic Primary School both around 0.6 miles. AT Celtic Cross Education is a little under a mile. Check current places and Ofsted reports directly, as these change.

Parks are a real strength. Lanhydrock and the Priory Duck Pond are both within a few minutes, and Pendower Meadow, Berryfields park and Fair Park give more options for a run around without a long trek.

Bodmin Library sits about a mile out. Bodmin Community Hospital is roughly the same distance, along with other NHS services including a renal unit, which matters if anyone in the household has regular appointments.

Bodmin is unusual in having more than one station nearby. Bodmin General is only about half a mile from the centre, with Colesloggett Halt around two miles out. For mainline journeys, Bodmin Parkway is roughly three miles away, so you would drive, get a bus or arrange a lift to reach it.

In town, buses are easy to find. Mount Folly and The Shire House Mount Folly stops are right in the centre, with further stops by Bodmin General Station. Lanivet Car Park, just under three miles out, gives another option if you are heading that way.

Walking works well for the centre itself, because shops, pharmacies and community buildings are clustered tightly together. A car still makes life easier for reaching the coast, the moor and the bigger Cornish towns, and many households here rely on one.

For a town of this size, Bodmin has a decent amount going on. The Capitol Cinema is right in the centre, so a night out does not mean a long drive, and there is a community screen at Lanivet Parish Community Centre a few miles away.

Pubs are plentiful and close together, including Rhubarb @ No.4, The Weavers, Hole In The Wall, The White Hart Inn and Pots, all within a couple of hundred metres of each other.

If you like to keep active, there are several gyms in and around the centre, among them Snap Fitness Bodmin and Cornwall Athletic Development, plus Cornwall Athletic's training focus for younger athletes. Community life is well served too, with St Petroc's Parish Centre, Bodmin Moot, The Ark, The Old Library and Kinsman Community Hub all in or near town.

Across Cornwall, 53.3% of adults are in work, a little below the England figure of 57.4%. Unemployment sits at 2.6%, lower than England's 3.5%, and benefit claimants related to unemployment were 3% of 16 to 64 year olds in August 2026, against 4% nationally.

Those numbers together suggest a county where fewer people are out of work than average, but where a smaller share of adults are in paid employment overall. Cornwall's older age profile is part of that: 25.3% of residents are 65 or over, well above England's 18.4%.

In practical terms, expect a mix of local services, retail, health and seasonal work, and be realistic that some jobs will mean travelling. Bodmin's central position in the county and its rail links make commuting more workable than from many Cornish villages.

Cornwall has a smaller social housing sector than England as a whole. Just 12.8% of homes are socially rented here, split between 5.2% council and 7.6% housing association, compared with 17.1% across England. Two thirds of homes are owned outright or with a mortgage, and 19.7% are privately rented.

That matters for swappers. Fewer social homes means fewer potential matches, so patience and a flexible approach to where you will consider tend to pay off.

The population skews older than the national picture, with 27.9% aged 45 to 64 and a quarter over 65, while under 16s make up 16.3%. Bodmin itself, as a working town with several primaries, has plenty of family households within that wider county pattern.
