What it's like to live in Chilton

Chilton is a small settlement of around 346 people, and Babergh as a whole is not a heavily social-rented district. Just 13.3% of homes are social rented, made up of 8.4% council and 4.9% housing association, below the England figure of 17.1%. Seven in ten homes are owner-occupied and 14.8% are privately rented, so social tenants are a smaller part of the mix than in many towns.

Babergh District Council is by far the biggest social landlord with about 3,562 homes, followed by Flagship Housing with 980, Orwell Housing Association with 510, Eastlight Community Homes with 382 and Orbit with 212.

Rents are modest. Across the Babergh area in 2024/25, average weekly social rents were about £98 for a one bed, £112 for a two bed and £118 for a three bed. For context on demand, 1,067 households were on the council's housing register at 31 March 2025, 273 social homes were let through the council in 2024-25, and 105 council homes changed hands through mutual exchange. A register is not a simple queue, which is why swapping is worth a serious look.

Schools are a genuine strength here, given how small Chilton is. Five primaries sit within just over a mile: Woodhall Primary, Tudor Primary and Tudor V.C. Primary all around 0.8 miles, Pot Kiln Primary at 0.9 miles, and Saint Joseph's Roman Catholic Primary at 1.1 miles. That is a real choice, and worth checking admissions for before you apply for a swap.

For older children, Ormiston Sudbury Academy is 0.8 miles away and Thomas Gainsborough School about 1.5 miles. Both are close enough for an independent walk, cycle or short bus ride once children are old enough.

Beyond school, the outdoor options are good. Shawlands Wood Local Nature Reserve is 0.6 miles away, Poplar Road pond 0.7 miles, Belle Vue Park 0.9 miles and Friars Meadow 1.1 miles. Sudbury Library is just over a mile, with Great Cornard Library at 1.5 miles and Long Melford Library at 2.5 miles. Families here tend to lean on Sudbury for clubs and activities rather than Chilton itself.

Sudbury railway station is about a mile from Chilton. It is the end of a branch line, so services run into Essex and connect onwards rather than offering fast direct routes everywhere. If you commute by rail, check the journey carefully before you commit, because changes are part of the deal.

Buses are workable. The Suffolk Road and White Horse stops are around a mile away, with Rugby Road at 1.4 miles and Crown at 1.7 miles. That means most Chilton residents walk or drive a short way to pick up a bus rather than catching one outside the front door.

By car, you are on the edge of town, which usually means an easier run out to the wider road network than from the centre. On foot, the local geography is friendly: Aldi at 0.2 miles, Premier at 0.3, Poundland at 0.4 and Shawlands Retail Park at 0.4 are all realistic walks for many people. Sainsbury's and Tesco Superstore sit a little further out, both under a mile.

Most of what you will do socially happens in Sudbury, a few minutes away. There is a decent spread of pubs, including the Maldon Grey at 0.6 miles and the Horse & Groom, The Agincourt Arms and Brewery Tap Sudbury all within about a mile. Getz Cinemax is 0.9 miles off, and Infinity Nightclub sits around a mile away for anyone who wants a late night out.

Fitness options are unusually good for a place this size. Zest Health and Fitness and Vertex Pro Fitness are both 0.3 miles away, PureGym Sudbury is 0.4 miles, and there are smaller studios like Alexandra's and Joseph James Personal Training within 0.6 miles.

If your idea of a good weekend involves walking rather than spending, Chilton does that well. Chilton Hall is 0.3 miles, and between Shawlands Wood, Belle Vue Park and Friars Meadow you have several different green spaces within easy reach. Sudbury Hive Community Hub and Old School add places to meet indoors when the weather turns.

Chilton itself is tiny, so most people look to Sudbury and the wider Babergh area for work. The retail park, supermarkets, health services and schools nearby are all local employers, and Sudbury's town centre adds more.

The figures for the Babergh council area suggest a fairly stable labour market. Around 55.5% of adults are in work, just under the England figure of 57.4%, while unemployment sits at 2.4% compared with 3.5% nationally. Benefit claims linked to unemployment were also 2.4% of working-age residents in the latest figures, against 4% for England. The lower headline rate partly reflects how many older, retired residents live in the district.

The practical point for a swapper is commuting. If your job is in Sudbury or the surrounding villages, Chilton is an easy base. If you need to reach Colchester, Ipswich or London regularly, factor in the branch line from Sudbury station and the change that comes with it, or the drive. Plenty of people here do commute, but it pays to test the journey first.
