What it's like to live in Halstead

Social renting is a little below the national picture in the Braintree area: 16.3% of homes are social rented, against 17.1% for England, with most of that held by housing associations rather than the council. Two thirds of homes are owned outright or with a mortgage, and 15.1% are privately rented.

Eastlight Community Homes is by far the biggest social landlord locally with 8,828 homes, followed by Clarion, Flagship, Delta and Home Group. If you swap here, there is a fair chance Eastlight will be your new landlord.

Average weekly social rents in the district for 2024/25 were around £100 for a one bed, £118 for two beds and £127 for three. At 31 March 2025 there were 3,428 households on Braintree's housing register and 760 social homes let that year, which is part of why mutual exchange is such a useful route.

Families are well covered for schools close to home. Holy Trinity Church of England Primary School and Richard De Clare Community Academy are both within a third of a mile of the centre, with St Andrews Primary School under a mile away. Gosfield Community Primary School is about 1.8 miles out, and St Margaret's Nursery & Prep School is a private option at 2.2 miles. Always check current places and catchments with the council before you agree anything.

For days out with children, Halstead Public Gardens is right in town, and Courtauld Sports Ground, Coggeshall Pieces and Vaizey Meadows are all within a mile. Halstead Library is a couple of minutes from the High Street.

Across the wider Braintree district, 18.3% of residents are under 16, close to the England average, so this is a normal mixed-age town rather than a retirement spot.

There is no train station in Halstead, and that is the single biggest thing to weigh up. Buses run from Halstead High Street and Butler Road Car Park, with stops further out at Gosfield Corner and Colne Engaine The Green. Services link the town with surrounding villages and larger centres, but check the timetable for the trips you actually make, especially evenings and Sundays, before you commit to a swap.

If you drive, Halstead is well placed for the wider Braintree area and the country roads around it, though the High Street hill and town centre parking take some getting used to.

On foot it is genuinely easy. The supermarkets, library, pharmacies, hospital and pubs all sit within about half a mile of the centre, so day-to-day errands rarely need a car. That walkability is what makes the town work for people without one.

Halstead's social life happens in its pubs and cafes. The Courtyard Tap, The Locomotive Pub & Restaurant, The Dorrington, the Bull Inn and the Fox & Herb gourmet cafe and restaurant are all within a few minutes' walk of each other in and around the High Street. It is a town where you bump into people you know.

For keeping active there is more choice than you would expect: Revamp Gym Halstead, Life Performance, DC Fitness, Move With Stacie and Halstead Boxing Club are all close to the centre, alongside the open space at Courtauld Sports Ground.

Be realistic about nights out. There is no club scene here, just a mobile disco and karaoke outfit covering local events. For that you would travel. Walks along Box Mill and time in the Public Gardens are more the Halstead way.

Employment across the Braintree council area is solid. Some 60.3% of adults are in work, above the England figure of 57.4%, and unemployment sits at 2.8% against 3.5% nationally. By August 2026, 2.7% of 16 to 64 year olds were claiming unemployment-related benefits, compared with 4% across England.

In Halstead itself, work tends to mean the town centre shops and supermarkets, the hospital, schools and small local businesses, or a commute out by car or bus to the larger Essex towns. With no station, travel-to-work options are worth checking carefully against your job or your hours.

The age profile of the district leans slightly older than England, with 27.6% aged 45 to 64 and 20.4% over 65, which is typical of small Essex market towns.
