What it's like to live in Hadleigh

Hadleigh sits in a district where home ownership dominates. Across Babergh, 71% of homes are owned, 14.8% are privately rented and 13.3% are social rented, which is below the England figure of 17.1%. So social housing here is a smaller slice of the market than in many towns, and mutual exchange is a genuinely useful route in.

Babergh District Council is by far the biggest social landlord with around 3,562 homes, followed by Flagship Housing with 980, Orwell Housing Association with 510, Eastlight Community Homes with 382 and Orbit with 212. Rents are modest: average weekly social rents across the district in 2024/25 were about £98 for a one bed, £112 for two beds and £118 for three.

The age profile across Babergh leans older than England as a whole, with 26.6% aged 65 and over and 16.1% under 16. Expect a settled, fairly quiet feel rather than a young, fast-changing one.

Families are well served for a town this size. Hadleigh Community Primary School and St Mary's Church of England Primary are both within a third of a mile of the centre, with Beaumont Community Primary a little further at around half a mile. Kersey CofE and Whatfield CofE primaries sit in the villages a couple of miles out, which suits families who end up on the edge of town.

For older children, Hadleigh High School is about half a mile away, so secondary years can usually be done on foot or by a short bus ride rather than a long daily trek. Always check current admission arrangements and places before you plan a swap around a particular school.

Outside school, there is a lot within pram-pushing distance: East House Meadow and the Riverside Walk are a couple of minutes from the centre, Cork Lane park and Broom Hill are close behind, and Hadleigh Library gives you somewhere free and warm to take children on a wet afternoon.

There is a bus station in the middle of Hadleigh, a minute or two from the High Street, which is the main way to reach the bigger towns and services around Babergh without a car. Check the routes and timings that matter to you before you commit to a swap, especially if you work shifts or need to get somewhere early or late, as small-town timetables are usually thinner in the evenings and at weekends.

There is no railway station in the town itself, so rail journeys mean a bus or a lift to a station elsewhere in Suffolk. That is worth knowing if you commute by train.

On foot, Hadleigh is easy. Supermarkets, pharmacies, the library, the leisure centre and several pubs all sit within half a mile of the centre, so a lot of daily life can be done without transport at all. Many households here run a car, and parking and country roads are part of the picture, but plenty of the town is walkable.

Hadleigh Pool & Leisure is the big one, a swimming pool and leisure centre a few minutes from the middle of town. Alongside it there is a decent spread of smaller gyms and studios, including Revamp Gym in the centre and a handful of personal training and Pilates places within a mile, so keeping active does not mean travelling.

The green space is the other draw. Riverside Walk and East House Meadow are right by the town, Broom Hill and Cork Lane park are close, and Layham Park is about a mile out. For dog walkers, runners and anyone who just wants to get out of the house, it is generous for a town of under 9,000.

Socially, the town has several traditional pubs in and around the High Street, including the George, the Kings Head and the Cock Inn, plus the Ansell Centre for community activities. Kersey Mill, a mile and a half away, adds a bit more to browse.

Across the wider Babergh area, 55.5% of adults are in work, just below the England figure of 57.4%, and unemployment is low at 2.4% against 3.5% nationally. Benefit claims linked to unemployment run at 2.4% of working-age people compared with 4% in England. In short, most people who want work in this part of Suffolk are in it.

That said, Hadleigh is a small town, so local jobs tend to be in shops, schools, care, hospitality and small businesses rather than large employers. The supermarkets, the leisure centre, the schools and the pubs are visible employers in the town itself.

Many working households here look further afield, which is where your travel plans matter. If your job or job hunt depends on public transport, work out the bus journey times to the places you would realistically apply to before you agree a swap. If you drive, or you work from home, Hadleigh opens up considerably.
