What it's like to live in Horsham

Horsham is a market town of around 50,900 people in West Sussex, with a compact old centre, a modern shopping quarter and plenty of green space wrapped around it. It suits families who want town amenities without big-city scale, and anyone who likes being able to walk to most things. Horsham Park and the Everyman cinema are both close to the middle.

"I'd move here" adds Horsham to the areas on your listing, so homes here are matched to you first.

Horsham sits in the north of West Sussex, in the council area of the same name. Crawley and Gatwick lie to the north east, Brighton and the coast to the south, and London is within reach by train. It is a town of about 50,900 people inside a wider district of nearly 147,000, much of it villages and countryside.

People move here for the combination: a working town with its own shops, hospital, station and secondary schools, set in open Sussex country rather than sprawl. It is close enough to the Gatwick and Crawley job belt to commute, without being part of it.

For tenants, the honest picture is that social housing is a smaller share of homes here than across England, so swapping is often the most realistic route in. The district has a mix of housing association landlords rather than one dominant council stock, and homes come up across the town and the surrounding villages. If you want a Sussex town with good links and plenty of green around it, Horsham is a sensible place to aim for.

Swapping to Horsham: key facts

Can I swap my council or housing association home to Horsham?

Yes, if you are already a council or housing association tenant. Mutual exchange means swapping homes with another social tenant, so it does not depend on the council waiting list: you need a tenant in or near Horsham who wants your area, and both landlords must agree. Landlords have 42 days to decide and can only refuse on set legal grounds.

What is housing like in Horsham and who lives there?

Horsham district is dominated by home ownership. Census 2021 recorded 72.3% of homes owned, 14.5% privately rented and 11.5% social rented, below the England average of 17.1%. Most of that social housing is held by housing associations rather than the council, with just 1.2% council-owned, so swaps usually involve an association landlord.

The biggest social landlords across the district are Saxon Weald with around 4,799 homes, Southern Housing with 1,176, Moat Homes with 457, Clarion with 436 and Hyde with 431. Average weekly social rents in 2024/25 were about £115 for a one bed, £135 for two beds and £155 for three. At 31 March 2025 the council's housing register held 716 households, with 276 social homes let through the council during 2024-25. A register is not a simple queue.

The age profile skews a little older than England's: 22.8% are 65 or over against 18.4% nationally, with 17.7% under 16. Expect settled, fairly quiet neighbourhoods with a good spread of families.

That is roughly 2.6 households waiting for every social home let in a year. Mutual exchange doesn't use the waiting list: if you already have a council or housing association home, swapping with another tenant can be a quicker way to move to Horsham.

A register counts households who have applied, so it isn't a simple queue: some are already social tenants hoping to transfer, and people can be on more than one council's list.

What is it like to live in Horsham?

Day to day, the town centre does a lot of the heavy lifting. Swan Walk shopping centre sits right in the heart of it, with Sainsbury's, Waitrose and Aldi all within half a mile, Lidl and a Co-op a little further out. Boots, Superdrug and Day Lewis cover prescriptions, and Horsham Library and Information Centre is a couple of minutes from the shops.

Streets range from old cottages and Victorian terraces near the centre to post-war and newer estates spreading north and west. Horsham Park, New Street Gardens and Barrack Field are all around a third of a mile out, so a proper green walk is rarely far. Horsham Hospital is under a mile away, which matters if you have regular appointments.

What are the schools and family life like in Horsham?

Schools are one of Horsham's strong points. Within a mile or so of the centre you have St Mary's CofE Primary, St John's Catholic Primary, Arunside School, Greenway Junior and Trafalgar Community Infant School, so most parts of town have a choice within easy reach.

For older children, The Forest School, Millais School, Tanbridge House School and Queen Elizabeth II Silver Jubilee School are all within just over a mile, with Christ's Hospital about two miles out. Having that many secondaries close together is unusual for a town this size, though places are allocated by the county admissions process, so check catchments before you picture a particular school.

Family life beyond school is well served too. Horsham Family Hub and The Springboard Project are both under a mile from the centre, and community buildings including The Barn, The Drill Hall and a church hall host local groups. Horsham Park and Barrack Field give space for running about, Horsham Gymnastics Centre is nearby, and the library is a short walk from the shops.

How do you get around Horsham?

Horsham station is about half a mile from the centre, with Littlehaven, Christ's Hospital and Warnham stations all within a couple of miles. That gives several options depending on which side of town you end up living on, and makes rail a genuine alternative to driving for commuting.

Horsham Bus Station is right in the town centre, a short walk from Swan Walk, so local and longer-distance bus services start from the same spot as the shops. If you do not drive, that central hub plus the station within walking distance is the main reason people manage here without a car.

The town centre itself is walkable and fairly flat, with most everyday needs inside half a mile of each other. Outer estates are further out, so check the walk or bus route from any home you are offered before you commit. For drivers, Horsham sits on the road network linking towards Crawley, Gatwick and the coast, and parking arrangements vary a lot by street, which is worth asking about.

What is work and the local economy like in Horsham?

Work in the Horsham council area looks healthy on paper. Census 2021 put 59.8% of adults in work, above the England figure of 57.4%, with unemployment at 2.4% against 3.5% nationally. By September 2026, unemployment-related benefit claims in the district stood at 2% of 16 to 64 year olds, half the England rate of 4%.

Those figures cover the whole district, not just the town, and a tight job market cuts both ways: fewer people out of work, but also competition for homes and a higher cost of living locally.

In practice, many people here mix local work in the town centre, schools and the hospital with commuting. The station and bus station both sit within walking distance of the middle of Horsham, which opens up jobs in Crawley, the Gatwick area and further afield towards London and the coast. If your work is shift-based, check first whether the train or bus times you need actually run.

How safe is Horsham?

Like every town centre, Horsham has police incidents logged each month. In August 2026 there were 286 within about a mile of the centre, made up of:

  • Anti-social behaviour reports97
  • Vehicle crime10
  • Bicycle theft2
  • Shoplifting55
  • Other theft7
  • Theft from the person1

Source: data.police.uk street-level crime. Counts cover a fixed one-mile radius around the centre, so busy high streets and stations always record far more than the residential streets around them, and most incidents are minor. Compare like with like: a similar-sized town centre, not a village.

Is Horsham a good place for social housing tenants?

If Horsham looks like your kind of place, the practical next step is to get your own home listed and add Horsham as a desired area. Mutual exchange works on matches, so the more clearly you describe what you have and what you are looking for, the better the chance someone in Horsham is looking for exactly your sort of home.

Be specific. Say which part of town would suit you, how many bedrooms you need, whether you need ground floor access, and how close you need to be to a station or a school. Tenants in Horsham often want to move out to other parts of the country, and your area might be exactly what they are after.

Listing is free, and you can set more than one desired area, which is sensible if the villages around Horsham or a neighbouring town would also work for you. Check your landlord's exchange rules early and keep an eye on new listings, because good matches tend to move quickly.
