What it's like to live in Bacup

Bacup is a town of stone terraces and hillside streets, with later estates mixed in. Home ownership dominates across the Rossendale council area at 67.9%, with 17% private rented and 14.8% social rented, a little below the England figure of 17.1%. Council-owned homes are a small slice at 3.9%, so most social tenants here rent from a housing association.

Together Housing Association is by far the biggest landlord in the area with around 3,669 homes, followed by Places for People, Your Housing, Regenda and Calico Homes. If you are swapping in, there is a good chance Together is the landlord on the other side.

Average weekly social rents across the area for 2024/25 were about £83 for a one bed, £94 for a two bed and £105 for a three bed, which is low compared with much of England. At March 2025 the Rossendale housing register held 1,643 households, and a register is not a simple queue, which is one reason mutual exchange is worth pursuing.

Families are well served for primary schools. Bacup Thorn Primary is about a third of a mile from the centre, with St Mary's RC Primary, St Saviour's Community Primary, St Joseph's RC in Stacksteads and Northern Primary all within a mile. That gives real choice for a town this size, and most are walkable from central addresses. Check current Ofsted reports and admission criteria yourself, as places and catchments change year to year.

Secondary choice is narrower: The Valley Leadership Academy is the nearest, about 1.7 miles away. Older children may travel further afield, so factor in bus routes and travel time.

For days out with children, Stubbylee Park and Moorlands Park are both under a mile, Maden Recreational Ground is closer still, and New Line Picnic Site is about a mile out. Across the Rossendale council area, 19% of residents are under 16, slightly above the England figure, so this is a place with plenty of young families about.

Bacup is built for walking in the middle and driving at the edges. The town centre is compact enough that the supermarkets, chemists, library and pubs are all a short stroll from each other, though the gradients are real and worth testing if anyone in the household struggles with hills.

Buses are the backbone of public transport. There are stops right in the centre at Bacup Post Office and St James Gardens, plus Carlton Street and Bacup Fire Station a little further out, linking the town along the valley. There is no railway station in Bacup itself, so train journeys mean travelling out first. If you rely on public transport for work or hospital appointments, check the specific routes and times before committing.

A car opens things up considerably, particularly for reaching larger towns and the wider road network across Lancashire and into Greater Manchester. Parking on older terraced streets can be tight, so ask any swap partner what the situation is on their road.

The pull here is the outdoors. Stubbylee Park, Moorlands Park and Maden Recreational Ground are all within a mile of the centre, and there is a viewing area and the New Line Picnic Site nearby for anyone who likes a walk with a proper view. The surrounding moorland is the town's biggest free asset.

Socially, Bacup keeps a decent run of pubs for its size. Little Queens, The Merchants Barrel, The British Queen, The Barr and The Cornerstone are all in or beside the town centre, with The Barr the main option for a later night. Beyond that, nightlife means travelling.

For exercise, The Training Mill is a short walk from the centre, with Love Fitness Coaching about a mile out and a few more gyms within two to three miles. Bacup Library is in the town centre and community centres at Bacup, Whitewell Bottom and Cowpe host local groups. Trickett's Arcade, a little over two miles away, covers some extra shopping.

Employment in the Rossendale council area looks steady. Census figures put 57.8% of adults in work, just above the England average, with unemployment at 2.7% compared with 3.5% nationally. By August 2026, 3.9% of 16 to 64 year olds in the area were claiming unemployment-related benefits, marginally below the England figure of 4%.

Those numbers cover the whole council area of about 70,871 people, not Bacup alone. In practice, plenty of Rossendale residents travel out of the valley for work, towards larger Lancashire towns and Greater Manchester. That commute is manageable by car and longer by bus, so think carefully about how you would get to a job from here.

Locally, work tends to sit in retail, care, schools and small businesses around the town centre and the valley's industrial units. If you already work from home or have a flexible employer, Bacup's low rents make more sense than they would for someone tied to a city-centre shift pattern.
