What it's like to live in Blackheath

There is a good spread of primary schools. Highfields Primary is about 0.3 miles away and Blackheath Primary 0.4 miles, with Olive Hill Primary Academy, Temple Meadow Primary and Hurst Green Primary all within a mile. That means real choice without a long journey.

For older children, Ormiston Forge Academy is around 0.9 miles, with Oldbury Academy and Perryfields Academy about 1.4 miles and The Earls High School 1.6 miles. Impact Independent School is also nearby. Always check current admissions and inspection reports yourself.

Sandwell is a young borough: 22.1% of residents are under 16, above the England figure of 18.6%, and only 14.5% are 65 or over. Practically, that means plenty of other families around and busy schools and parks.

For health, Clement Road Medical Centre and Rowley Village Surgery are both under a mile, and Rowley Regis Hospital is about 0.6 miles.

Rowley Regis station is about 0.4 miles from the centre, with Old Hill roughly 0.7 miles away, so you have two stations within walking distance for most people. Cradley Heath and Langley Green are around two miles, and Sandwell & Dudley about 2.6 miles.

Buses are easy here. There are stops at Darby Street right in the centre, on Station Road, and at Rowley Regis Station, so you are rarely far from a service.

By car you are close to the main routes across the Black Country, with Birchley Island Retail Park about 1.4 miles off. Parking around older terraced streets can be tight, so check what a swap property actually offers.

On foot, the centre is compact and flat in places, hilly in others. Rowley Regis is known for its slopes, so walk the route from any home you are considering.

Green space is close. The Egg is barely 0.1 miles from the centre, and Britannia Park, Olive Hill Park and Rowley Regis Park are all within a mile, along with the Rowley Regis Cenotaph. None are huge, but for a dog walk, a kickabout or the school run detour they do the job.

The pub scene is decent for a town this size. The Last Jar, the Vine Inn, The Little Beech and Artisan Micro Bar are all in or beside the centre, with Bostin Darts 180 Bar if you fancy something different.

For gyms there is Shape Up nearby, plus Pro-fitness and iAMDEFiANCE Fitness within a mile, and Flip 'N' Fly Bungee Fitness for something unusual.

Bigger days out mean Halesowen and the Cornbow Shopping Centre under two miles away, or Reel Cinema Quinton at about 1.5 miles.

Sandwell's job figures are worth reading honestly. Across the borough 53% of adults are in work, below the England figure of 57.4%, and unemployment sits at 5.3% against 3.5% nationally. Benefit claims among 16 to 64 year olds were 6.7% in a recent month, compared with 4% for England.

That said, Blackheath's position helps. Two train stations within walking distance put Birmingham and the wider West Midlands network within reach, which widens your options a long way beyond the town itself.

Locally, the high street shops, supermarkets, schools, care and health services including Rowley Regis Hospital are the visible employers, and nearby Oldbury and Halesowen add more. If your work depends on a particular route, test the commute before you agree a swap.

Housing here is mostly older Black Country stock: terraces and semis on the hillsides, with flats and maisonettes around the town centre. Council and housing association homes are mixed in among owner-occupied streets rather than set apart.

Across Sandwell, 26.6% of homes are socially rented, well above the England average of 17.1%. Most of that is council housing at 21%, with housing associations at 5.6%. Just over half of homes, 53.7%, are owned and 18.6% privately rented.

The population is working-age heavy: 27.8% are aged 25 to 44 and 24.4% are 45 to 64. Community life reflects a mixed town, with St Pauls Church Hall, the Sons of Rest at Britannia Park, two mosques and the HN Reminiscence Café all close to the centre.
