What it's like to live in Chadderton

Families are well served for schools. Saint Luke's CofE Primary, St Herbert's RC Primary, Bare Trees Primary, Imaam Yusuf Academy and Westwood Academy all sit within half a mile. Always check current places and Ofsted reports before you commit to a swap.

For secondary, Westwood High is about half a mile away, with The Radclyffe School, Grange School, Newman Catholic College and The Brian Clarke CofE Academy all under a mile. That's an unusually wide choice for a town this size.

Green space is close rather than vast. Victoria Play Space is a minute or two away, with Agnes Robinson Pocket Park and Shaheed Minar nearby. Across the Oldham council area, 22.6% of residents are under 16, above the England figure of 18.6%, so this is a young borough.

Buses are the backbone here. Chadderton Precinct has its own stop within a couple of minutes of the shops, and Oldham's bus station is under a mile away, which opens up services across the borough and into Manchester.

For trains, Mills Hill is about 1.4 miles off and Moston roughly two miles, both on the line towards Manchester. Neither is on the doorstep, so you'd likely bus, drive or cycle to them, but they're a realistic option for commuting.

Driving, you're close to the M60 corridor and Oldham town centre is a short hop. Parking varies street by street, as it does on most older terraced roads.

On foot, the centre of Chadderton is genuinely walkable: shops, library, gym, health centre and a couple of small parks all sit within half a mile of each other.

For a town of this size, there's plenty within reach. Chadderton Sports Centre is a short walk, and there are smaller independent gyms and studios nearby, including Strive Culture, Warehouse Gym and a Pilates studio.

Pubs are close at hand: Chadderton Bar & Grill, the Sun Mill Inn, Chadderton Reform Club and The Spring Vale Inn are all within a couple of hundred metres of the centre.

For a bigger night or a film, Oldham is barely a mile off, with ODEON Oldham and The Small Cinema, plus bars and clubs around the town centre. Middleton Arena is a little over two miles away.

Shopping beyond the precinct means Elk Mill Shopping Park, about a mile out, and Oldham Fashion Bazaar closer in.

Chadderton sits inside Greater Manchester, so most people look to Oldham, Manchester and the surrounding towns for work rather than relying on one big local employer.

Be realistic about the local picture. Across the Oldham council area, 52.5% of adults are in work compared with 57.4% for England, and unemployment sits at 4.1% against 3.5%. In August 2026, 6.5% of 16 to 64 year olds were claiming unemployment-related benefits, above the England figure of 4%.

The upside is cost and connection. Rents are low, buses run from the precinct, and Manchester is reachable by train from Mills Hill or Moston. If your work is flexible or city-based, that combination can work well.

Housing here is mostly the older terraced and post-war stock you'd expect in an Oldham town, with a mix of houses and flats. Across the council area, 21.2% of homes are social rented, above the England average of 17.1%, so there's a reasonable pool of tenants to swap with.

First Choice Homes Oldham is by far the biggest landlord with over 11,000 homes, followed by Oldham Council, Great Places, Regenda and The Guinness Partnership.

Rents are modest. Average weekly social rents across the Oldham area in 2024/25 were about £83 for a one bed, £95 for two beds and £106 for three. The age profile is young, with more under-16s and fewer pensioners than England as a whole.
