What it's like to live in Clacton-on-Sea

For schools, the town is well covered. Clacton County High School is the secondary within three miles, half a mile from the centre. Primaries nearby include Alton Park Junior School and Oakwood Infant School & Nursery, both under a mile, plus White Hall Academy, Holland Park Primary School and St Clares Catholic Primary School a little further out. Always check the latest inspection reports and admissions rules before you commit to a swap.

Families get a lot of free outdoor space. The Pavilion Water Park, Seafront Park, the Sunken Rose Garden and the Mediterranean garden are all within a third of a mile of the centre, on top of the beach itself.

Clacton Library is a couple of minutes from the shops, with three more libraries at West Clacton, Jaywick and Holland. Clacton & District Hospital is under half a mile away.

You don't need a car to live here, though plenty do. Clacton-on-Sea station is about a third of a mile from the centre and sits at the end of its own branch line, so trains start here and you can usually get a seat.

Buses are the other backbone. Pier Avenue has four stands within a couple of minutes' walk of the shops, plus stops on Station Road, so services to nearby villages and to Colchester leave from the heart of town.

On foot, the centre is genuinely walkable: shops, library, pharmacies, cinema and the seafront are all within half a mile of each other. Driving gives you easier reach of Colchester and the wider Tendring peninsula, but parking in the town centre in summer takes patience.

The seafront is the main event, and it's free. Between the beach, the gardens and the sea trail there's enough to fill weekends without spending much, which matters when money is tight.

Indoors, Century Cinema is a short walk from the centre. There are several gyms close by, including PureGym, GymFit and smaller independent set-ups. The Pavilion Water Park gives the kids somewhere to burn off energy in warmer months.

For evenings out, the town has a spread of pubs, bars and restaurants within a few hundred metres of each other, from Regency Cottage and Bentley's to XO - The Greek and Charnallies. It's not a big nightlife town, but there's more than you'd expect.

Community life runs through places like Pier Avenue Baptist Church, Brotherhood Community Hall, Tendring Time Bank and the Tendring Coastal Community Group.

Be realistic about work before you move. Across Tendring, 46.7% of adults are in work, well below the England figure of 57.4%. A big part of that is the age profile, with so many residents retired, but it also reflects a local economy that leans on seasonal and service jobs.

Unemployment itself is close to average: 3.1% at the last census, against 3.5% for England, and benefit claimants stood at 4.1% of working-age people in August 2026, barely above the national 4%.

In practice, many people here commute. The branch line from Clacton station and the buses from Pier Avenue open up Colchester and beyond. If your job is fixed to one place, check the journey properly before you swap.

Social renting is unusual in Tendring: just 8.2% of homes, split evenly between council and housing association, against 17.1% across England. Home ownership is high at 71.5%, with 19.8% privately rented. That means social tenancies here are in demand and don't come up often.

Tendring District Council is by far the biggest social landlord with around 3,078 homes, followed by Eastlight Community Homes, Places for People Homes, Delta Housing and Anchor Hanover.

Rents are modest. Average weekly social rents across the district in 2024/25 were about £94 for a one-bed, £110 for a two-bed and £123 for a three-bed. For anyone moving from a higher-rent area, that difference adds up over a year.
