Living in Colchester, Essex: a guide for home swappers

Colchester Library is roughly 100 metres away and doubles as a community hub, which is a useful free place to take children on a wet afternoon. Greenstead Library is 1.6 miles out if you want a change of scene.

Castle Park is the obvious family space, two minutes away, along with the Beacon of Colchester, the castle flower bed and a chess park. There is a ranger station in the park too. For a town centre postcode, that is a lot of green within a short pram push.

On schools, we do not have local performance information to share, so check Essex County Council for catchments and places before you swap. Across Essex, 18.5% of residents are under 16, close to the England figure of 18.6%, so it is a normal mix of ages rather than a student-heavy or retirement area.

You can live here without a car. Colchester Town station is about 0.3 miles away and Colchester station, the bigger one, is under a mile. Hythe station is 1.2 miles. Between them they connect you to the wider rail network from the east of Essex.

Buses are even closer. Angel Court is essentially at your door, with The George and Head Street stops within a couple of minutes' walk. If you commute, do the walk to your nearest stop at the time you would actually use it and see how it feels.

Everything in the centre — library, shops, cinemas, chemists, parks — is inside a half-mile circle. Most trips here are done on foot.

Three cinemas sit within a quarter of a mile: ODEON, Curzon and the Mercury Theatre for stage shows, with Vue about 2.3 miles out. Lion Walk and Culver Square shopping centres are both a minute or two from the centre.

For exercise there is The Gym Group Colchester plus several smaller places like CLCS Gym and Eagle-Eyed Fitness, all within a third of a mile. Handy if you want something affordable you can walk to rather than drive to.

The community side is strong. Colchester Makerspace, community360, the Quaker Meeting House and Walsingham Road Community Hall are all within a short walk, alongside the library hub. If you are moving somewhere new and want to meet people, those are the doors to knock on first.

Across Essex, 58.3% of adults are in work, a shade above the England figure of 57.4%, and unemployment sits at 3%, below England's 3.5%. Unemployment-related benefit claims in August 2026 were 3.1% of working-age people, against 4% nationally. In short, the county's jobs picture is a little healthier than average.

In CO1 itself the visible work is town centre work: shops in Lion Walk and Culver Square, the retail parks, pubs, bars and restaurants. Colchester Institute is half a mile away and the University of Essex is a couple of miles out.

If your job is elsewhere, the two central stations and the bus stops make commuting realistic without running a car.

In Essex, 14.1% of homes are social rented, split fairly evenly between council at 7.2% and housing association at 6.9%. That is below the England figure of 17.1%, so social homes are in shorter supply here than in many areas. Nearly seven in ten homes are owned outright or with a mortgage.

The age mix across the county leans slightly older than England's, with 20.6% aged 65 and over compared with 18.4% nationally, and a slightly smaller share of 25 to 44 year olds.

In the centre itself, expect flats and smaller properties rather than family houses with gardens. The two swaps listed nearby are a one-bed flat and a one-bed bungalow, which gives you a fair idea of what tends to come up.
