What it's like to live in Colchester

Colchester's council area has less social housing than England as a whole: 13.3% of homes are socially rented, split between council at 7.1% and housing associations at 6.2%, against 17.1% nationally. Owner occupation is high at 64.6%, and private renting at 21.5% reflects the student and city centre population.

Colchester City Council is by far the largest social landlord with just over 6,000 homes, followed by Eastlight Community Homes, Delta Housing, The Guinness Partnership and Peabody Trust.

Average weekly social rents in the area for 2024/25 were £98 for one bed, £114 for two and £129 for three. The council's housing register held 1,730 households at 31 March 2025; a register is not a simple queue, which is one reason mutual exchange is worth pursuing.

There is a good spread of schools nearby. St John's Green County Primary School, St Thomas More's Primary School and North Primary School & Nursery are all within half a mile, with Colchester High School and Nursery close too. For secondary, St Helena School and Colchester Royal Grammar School are both within a mile, and Colchester Institute's West Wing is a short walk for older students.

Green space is unusually good for a city centre. Colchester Upper Castle Park is about two hundred metres away, with the Castle Park Ranger Station and the Beacon nearby, plus small spots like Jonathan Penrose Chess Park.

Colchester Library sits right in the centre and doubles as a community hub, with Greenstead Library a mile and a half out. Across the council area, 18.9% of residents are under 16, just above the England figure, so there are plenty of families about.

Colchester Town station is about a third of a mile from the centre, and Colchester station, the bigger one on the main line, is roughly 0.8 miles. Hythe station is just over a mile east. Between them they give you options for getting across Essex and towards London.

Buses are easy from CO1. Angel Court, The George and Head Street stops are all within a couple of minutes of the central streets, so you can pick up services without a long walk first.

On foot, the centre is compact and flat enough for most short trips, with shops, library and parks all close. If you drive, the trade-off is the usual city centre one: good road access out of town, but limited and often paid parking near home. Check what comes with any property you are considering.

For a city of this size, the centre is well stocked. Lion Walk and Culver Square shopping centres are both within a few minutes' walk, with Colchester Retail Park and Turner Rise Retail Park a short hop out for bigger stores.

Film and theatre are easy here: ODEON Colchester, Curzon Colchester and the Mercury Theatre are all around a five-minute walk, with Vue a little further out near the university.

Eating and drinking is where central Colchester really shows its character, from Turtle Bay and Slug & Lettuce to smaller bars and late spots like Trilogy and Walkabout. That is great if you want a night out and less great if you want silence at midnight. For exercise, The Gym Group Colchester and several smaller studios are all within a short walk.

Employment in the Colchester council area is slightly healthier than the national picture: 58.9% of adults are in work against 57.4% for England, with unemployment at 3.5%, the same as England. Benefit claims tied to unemployment stood at 3.2% of working-age people in August 2026, below the England figure of 4%.

Living in CO1 puts you within walking distance of city centre retail, hospitality and office work, which suits shift patterns and part-time hours.

If you commute, both train stations and the central bus stops give you realistic options for working elsewhere in Essex or further afield without needing a car.
