What it's like to live in Eastleigh

There's a good spread of primary schools close to the centre. Norwood Primary & Preschool and The Crescent Primary School are both about 0.2 miles away, with Cherbourg Primary at 0.5 miles and Shakespeare Infant and Junior schools a little beyond that.

For older children, Crestwood Community School runs two campuses, Cherbourg and Shakespeare, both under a mile from the town centre. Lakeside School in Chandler's Ford is 1.8 miles away, with Wyvern College and Cantell School within about three miles. Always check current admissions and catchment with the council before you commit to a swap.

The wider Eastleigh council area has slightly more under-16s than England as a whole, at 19%, so it's a family-heavy area. Eastleigh Library is a short walk, with branches at Chandler's Ford and Fair Oak too.

The train is Eastleigh's strong suit. Eastleigh station is barely a couple of minutes from the town centre and sits on the main line, with Southampton Airport Parkway only 1.4 miles away and Swaythling and Chandler's Ford both within about two miles. If you commute or travel to see family, that matters.

Buses run from The Swan Centre in the middle of town, with other stops at Falkland Road, B&Q House and Fryern Hill towards Chandler's Ford, and a stop at the airport terminal.

By car you're close to the main routes towards Southampton and the M3 corridor, though the town centre can be slow at school run times. Plenty of people here manage without a car, because the shops, station and surgeries cluster so tightly together.

For a town of this size there's plenty within walking distance. The Swan Centre covers the shopping, and the Vue cinema is right there for a rainy Saturday. Pubs and bars cluster around the centre, including The Spitfire and The Point Cafe Bar.

Green space is close rather than vast. Leigh Road Recreation Ground and the War Memorial gardens are a minute or two from the centre, with Pirelli Park and Grantham Green within half a mile. Handy for a kickabout or a dog walk rather than a long country ramble.

Gyms and studios are well represented, from Anytime Fitness and CrossFit Southampton to Curves and Pure Pilates. Community life runs through places like Wells Place Centre and Eastleigh Guide HQ, and there's a bit of live music and salsa dancing within a few miles.

The wider Eastleigh council area does well on work. Around 63% of adults are in employment, comfortably above the England figure of 57.4%, and unemployment sits at 2.4% against 3.5% nationally. Benefit claims for unemployment were 2.3% of working-age people in August 2026, against 4% for England.

A lot of that comes down to position. Southampton is a short hop by train or bus, Southampton Airport Parkway is 1.4 miles away, and the town itself has retail, services and the railway that shaped it.

If you're job hunting, the mix of local town-centre work and easy access to Southampton gives you two markets to look at rather than one.

Eastleigh is mostly a home-owning area. In the council area, 71% of homes are owned outright or on a mortgage, 13.9% are privately rented and 13.1% are social rented, which is below the England figure of 17.1%. That means social homes are in demand and swaps are worth being patient about.

Almost all the social housing is housing association rather than council, with Vivid Housing the biggest landlord by a long way at nearly 6,000 homes, followed by The Swaythling Housing Society, Abri Group, Synergy Housing and Aster Communities.

Average weekly social rents in the Eastleigh area in 2024/25 were about £110 for a one-bed, £130 for a two-bed and £146 for a three-bed. The age profile is broadly typical of England, with a slightly larger share of over-65s at 19.5%.
