What it's like to live in Guildford

There is a good spread of schools nearby. Sandfield Primary School is only a couple of streets away, with Castle Garden School and several nurseries and preschools also within half a mile. For older children, Guildford County School and Guildford High School are both around half a mile off, George Abbot School is about a mile and a half away, and Pond Meadow School serves pupils with special educational needs.

Families get plenty of free days out. The National Trust's River Wey and Godalming Navigations and Dapdune Wharf is minutes from the centre, and Castle Grounds, Allen House, Foxenden Quarry and Westnye Gardens give you smaller green spaces without a journey.

Guildford Library is central, and The Mount Children's Library is a short walk away. Across the wider council area, 17.3% of residents are under 16, a little below the England figure, so this is not the most child-heavy town in Surrey.

Guildford station is about a third of a mile from the centre, with London Road station a little further out to the north east. Between them they cover trips towards London and around Surrey, and Shalford and Chilworth stations are within three miles if you are heading south or east.

Buses run from the Friary bus station right in the centre, with further stops by Guildford Library and outside the railway station. If you do not drive, this is one of the easier Surrey towns to manage in.

The centre itself is best walked. Shops, the library, the cinema and the parks are all inside half a mile of each other, and much of it is pedestrianised. Driving in is possible but parking in the middle is the usual town-centre headache, so a home with a space is worth holding out for if you have a car.

For a town of this size there is a lot on. The ODEON is in the centre, The Boileroom puts on live music and arts events, and pubs and bars including The Drummond, The Rodboro Buildings and Five & Lime are all within a few minutes' walk. Later on, Y Bar, Popworld, Labyrinth and Thirty3Hz keep the centre lively at weekends.

If you want something cheaper, the riverside walks along the Wey are the best thing about living here, and Castle Grounds is a pleasant sit-down in the middle of town.

For exercise there is PureGym, Anytime Fitness, Bodystreet and a Pilates studio, most of them within a quarter of a mile of the centre. Community venues include Shaftesbury Hall, York Road Community Hall, The Lighthouse and the Trinity Centre, which are worth checking for local groups.

Guildford's economy is a strong one. In the wider council area 58.5% of adults are in work, slightly above the England figure, while unemployment sits at 3.1% against 3.5% nationally. By August 2026, 2% of 16 to 64 year olds were claiming unemployment-related benefits, half the England rate.

The town centre itself is a big employer through its shops, the shopping centres, pubs, bars and cafes, and the University of Surrey sits just west of the station. Retail and hospitality work is often the easiest to pick up locally.

The fast train link to London also makes commuting realistic, which widens your options considerably if local pay does not stretch far enough. Just factor season ticket costs into your sums before you commit.

Guildford is mostly an owner-occupier town. Across the council area 66.3% of homes are owned and 19.6% are privately rented, with social renting at just 12.7%, below the England average of 17.1%. That scarcity is the single biggest thing to understand before you set your heart on a move here.

Guildford Borough Council is by far the largest social landlord with around 5,217 homes, followed by Vivid Housing, Metropolitan Housing Trust, Home Group and Clarion.

Average weekly social rents in the area for 2024/25 were about £116 for a one bed, £141 for a two bed and £157 for a three bed. Reasonable for Surrey, and a fraction of what private renting costs here. The age profile skews slightly older and more student-heavy than England as a whole, thanks to the university.
