What it's like to live in Banstead

Families are well served for primary schooling. St Anne's Catholic Primary is almost on the doorstep at 0.1 miles, Banstead Infant School is 0.2 miles away, and Warren Mead Infant School is about a mile out. The Old Barn Pre-Prep and Banstead Preparatory School are also close, though those are independent.

For secondary, you will be looking slightly further afield. Nonsuch High School for Girls and Oaks Park High School are both around 2.5 miles away, with Glyn School at 2.7 miles and Serenity School Coulsdon at 2.3 miles. Check admissions criteria early, as popular Surrey schools fill up.

Across Surrey as a whole, 19.1% of residents are under 16, slightly above the England figure. Banstead Community Centre and Nork Community Centre give families somewhere local for clubs and groups.

Banstead station is about half a mile from the centre, with bus stops right outside it. Epsom Downs, Belmont, Chipstead and Tattenham Corner stations are all within two miles, so if one line is disrupted you usually have another option within a short bus ride or walk.

Buses run from the stops by Banstead station and from Belmont and Tattenham Corner. If you do not drive, plan your commute carefully before you commit, as this is a spread-out area and services are less frequent than in a city.

The centre itself is easy on foot. Shops, chemists, cafés, the library and the community centre are all within a few minutes' walk of each other, which makes life simpler without a car.

Green space is the real draw. Banstead Wildlife Field and Lady Neville Recreation Ground are both about a third of a mile away, with Chatsworth Park and Beecholm Recreation Ground a little further. That is a lot of free outdoor space for children and dog walkers.

The high street has cafés and pubs rather than a big night-time scene. Caffe Italia, Park Life Café, Café Chai and The Woolpack are all within half a mile, and Galu Mediterranean Bar & Grill is nearby too.

For a bigger night out you travel. ODEON Luxe Epsom is 2.6 miles away and Epsom Picturehouse 2.8 miles, with bars and lounges clustered around Epsom and Sutton. For shopping trips, the Ashley Centre in Epsom is under three miles.

Small gyms and classes operate locally, with Everlast Gyms about 1.6 miles out.

Surrey has a strong jobs picture. Across the county, 60.6% of adults are in work compared with 57.4% for England, and unemployment sits at 2.9% against 3.5% nationally. In August 2026, 2.4% of 16 to 64 year olds were claiming unemployment-related benefits, well below the England figure of 4%.

Locally, health is a visible employer: the Royal Marsden Hospital in Sutton and The Oak Centre For Children And Young People are both about 1.6 miles away. The high street supports retail, care and hospitality jobs.

Many residents commute out by train towards Sutton, Epsom and London. If your work is shift-based or starts very early, check the timetable before you swap.
