What it's like to live in Croydon

Families have plenty of choice nearby. Primary options within half a mile include Al-Khair Primary School, Krishna Avanti Primary School and The Minster Junior School, with Siłka Anglia and Learn Global Education even closer.

For older children, Old Palace of John Whitgift School and Trinity school for boys are both within a third of a mile, and Harris Federation schools are close by too. Croydon Adult Learning and Training is right in the centre if you or an older teen want to study. Always check admissions and current inspection reports yourself, as places in central London fill fast.

The borough skews young: 20.5% of residents are under 16, above the England figure of 18.6%. Croydon Central Library, the smaller parks and community centres such as Croydon Urban Room give families somewhere to go without spending much.

Trains are Croydon's strongest card. East Croydon is about a third of a mile from the centre and is one of the busiest stations in the south, with West Croydon the same distance the other way. South Croydon, Waddon and Selhurst all sit within a mile and a half if they suit your route better.

Buses are everywhere. West Croydon Bus Station is a short walk, and stops like Electric House, Ruskin Road and Lunar House are almost on the doorstep, so you can get around without a car.

On foot, the centre is flat and compact. Shops, the library, the health centres and the cinema are all within a few hundred metres of each other.

Driving is doable but the town centre is congested and parking is tight and often paid, so weigh that up if you rely on a car.

For a town centre, there is a lot packed in. The David Lean Cinema sits right in the middle, with Vue Cinema on Purley Way about a mile away for the bigger releases.

Gyms are easy to find: PureGym, Nuffield Health Croydon Central and Croydon Martial Arts Academy are all within a few minutes' walk, alongside Grants Entertainment Centre.

Evenings out are well covered. Pubs and bars like The Dog, Riff Raffs and Project B are close, and late spots such as Energy Croydon, Mahala and Memory Box Cocktail Bar keep the centre lively at weekends. That is a plus if you like going out and something to think about if you want quiet.

Community life is strong and varied, from Croydon Durga Puja to the Nashat African Cultural Centre, all within a short walk.

Croydon is a working town. In the council area, 61% of adults are in work, above the England figure of 57.4%, and the biggest age group is 25 to 44 at 30.4%.

The flip side is that unemployment runs higher than average: 4.7% at the last census against 3.5% for England, and 6.3% of working-age people were claiming unemployment-related benefits in August 2026, compared with 4% nationally.

The town centre itself is the main draw, with offices, retail and services clustered around the Whitgift Centre and the stations. The fast trains from East Croydon also put central London jobs within easy reach, which widens your options a lot if you are prepared to commute.

Central Croydon is flat country. Much of the housing near CR9 is purpose-built blocks and converted buildings, with houses more common a little further out.

In the council area, 17.9% of homes are socially rented, just above the England average of 17.1%, split roughly evenly between council (9.7%) and housing association (8.2%). Just over half are owned and a sizeable 25.8% are privately rented.

The London Borough of Croydon is by far the largest social landlord with around 13,347 homes, followed by Southern Housing, London & Quadrant, Hyde and Wandle. Average weekly social rents in 2024/25 were about £112 for a one-bed, £133 for a two-bed and £158 for a three-bed, though your own rent depends on your landlord and tenancy.
