What it's like to live in Braintree

There's a decent cluster of primary schools close in. St Francis Primary School is about 0.4 miles away, with St Michael's Primary School and John Bunyan Primary School & Nursery both around 0.6 miles. John Ray Infant School and John Ray Junior School are within 0.8 miles. Worth checking current Ofsted reports and catchments before you commit to a swap.

For secondary, Tabor Academy is the nearest within three miles, at about 0.7 miles. Families with older children may want to look at options further afield too.

Parks are a genuine plus here. Weavers Park is barely 0.2 miles from the centre, with John Ray Park, Rose hill park, Marshalls Park and the Braintree & Bocking Public Gardens all within half a mile. Braintree Community Hospital and the William Julien Courtauld Hospital are also close by.

Braintree station sits about a quarter of a mile from the town centre, and Braintree Freeport station is under a mile away, next to the outlet shopping. Cressing station is around two miles out. For anyone without a car, having two stations inside a mile is a real advantage.

Buses run from Fairfield Road and Victoria Street stands right in the centre, with further stops at Panfield Lane and out towards Ludham Hall Lane. Check the specific routes you'd need, as frequency varies by where you're heading.

On foot, the town works well. Shops, the library, pharmacies, parks and the station are all clustered within half a mile or so of each other. If you drive, you get easier access to the villages and towns around north Essex, but you won't be stuck without a car for basics.

Cineworld Braintree is just over a mile out, near Braintree Village and the Braintree Outlet Village, which draws shoppers from a wide area. If you like a browse without spending much, it's a decent free afternoon.

The town has a reasonable spread of pubs and bars, including The Nags Head, The Picture Palace and The Lounge Bar, plus a handful of evening spots. It isn't a nightlife town, but there's enough for a night out without travelling.

For keeping active, there's a good choice: Braintree Boxing Club, Crossfit Braintree, Complete Health & Fitness, Rare Fitness and That One PT are all within two thirds of a mile. Add Bocking Arts Theatre Events and the community centres, and there's a fair bit going on locally for a town this size.

Across the wider Braintree council area, 60.3% of adults are in work, above the England figure of 57.4%. Unemployment sits at 2.8%, lower than the 3.5% national figure, and benefit claimants were 2.7% of working-age people in August 2026 against 4% for England.

That points to a fairly steady local job market. Retail is visible in the town, with the outlet village, shopping centre and several supermarkets, and there are health services around the community hospital.

Many people here commute. With the train line from Braintree and Braintree Freeport, plus road links across Essex, working in Chelmsford, Colchester or London is realistic if you're willing to travel. Check journey times and fares before you assume it works for your budget.

Social renting makes up 16.3% of homes across the Braintree council area, just under the England figure of 17.1%. Most of that is housing association rather than council: 12.9% against 3.4%. Owner occupation is high at 67.8%, with 15.1% privately rented.

Eastlight Community Homes is by far the biggest social landlord locally with around 8,828 homes, followed by Clarion, Flagship, Delta Housing and Home Group. Average weekly social rents in the council area for 2024/25 were about £100 for a one bed, £118 for two beds and £127 for three beds.

The age profile across the area skews slightly older than England, with 20.4% aged 65 and over and 27.6% aged 45 to 64. Under-16s make up 18.3%, so it's a mixed town rather than one age group.
