What it's like to live in Farnworth

Farnworth's housing is mostly terraced and semi-detached, with social homes scattered through the town rather than concentrated in one estate. Across the Bolton council area 19.8 per cent of homes are socially rented, a little above the England figure of 17.1 per cent, split fairly evenly between council at 10.6 per cent and housing association at 9.3 per cent. Owner occupation runs at 61.5 per cent and private renting at 18 per cent.

The largest social landlord by a distance is Be One Homes, with around 17,551 homes in the borough. Onward Homes, Irwell Valley, Places for People and Great Places all have stock here too, so exchanges across landlords are common.

Rents are modest. Average weekly social rents in the Bolton area for 2024/25 were about £85 for a one bed, £96 for a two bed and £105 for a three bed. Demand for social housing is real: Bolton's register held 21,479 households at 31 March 2025, with 1,242 homes let through the council in 2024-25. A register is not a simple queue, which is exactly why mutual exchange is worth taking seriously.

Families are well served for choice close to home. Within half a mile there is All Saints C of E Primary, St Gregory's RC Primary, St John's C of E Primary and St Peter's C.E. Primary, with The Ferns Primary Academy a little further at 0.6 miles. That is five primaries inside a ten or fifteen minute walk, faith and non-faith.

For secondary, Kearsley Academy, Little Lever School and St James's Church of England High School are all about 0.9 miles away, with Mount St Joseph School at 1.2 miles and The Lowry Academy a touch over two. Always check current admissions and catchment for the exact address you are swapping into, as places are not guaranteed by distance alone.

Outside school, Farnworth Park is the main green space at 0.2 miles, with Bradford Street Park, Ellesmere Park and the recreation ground all around 0.6 miles, and Nob End nearby for a longer walk. Farnworth Leisure Centre and a handful of gyms and martial arts clubs cover the rainy days. The Royal Bolton Hospital site is about 1.3 miles away, which matters with young children.

Farnworth is well connected for a town of its size. Farnworth station is about a third of a mile from the centre, with Moses Gate half a mile away and Kearsley under a mile, all on the line between Bolton and Manchester. Bolton station is roughly two miles off, and Walkden about the same, which gives you options if one route is disrupted.

Farnworth Bus Station sits right in the middle of town, so bus travel starts from the shops rather than a walk away. Other stops are scattered through the surrounding streets in Kearsley, New Bury and Little Lever.

On foot, the town centre is genuinely walkable: shops, pharmacies, the library, the leisure centre and the park are all within about a quarter of a mile of each other. By car you are close to the main routes between Bolton and Manchester, and Salford is a short drive. Parking varies street by street, and terraced rows can be tight, so it is worth checking what comes with any home you are considering before you commit to a swap.

Farnworth's pleasures are local rather than glamorous. The town has a solid run of pubs, including The Wellington, The Freemasons, The Britannia Inn and the Market Hotel, most of them a few minutes from the bus station. Underground offers a night out without leaving town, and there is more choice around Bolton centre a couple of miles away.

For days out, The Light cinema in Bolton is about 2.5 miles off. Closer to home, Farnworth Library is a genuine asset at 0.1 miles, and there are further libraries at Little Lever, Walkden and Little Hulton if you want a change of scene.

For exercise, Farnworth Leisure Centre is in the centre, alongside King's Gym, a martial arts club and a ladies-only health club. Community centres including Farnworth Learning Centre and Mosque, New Bury Community Learning Centre and Highfield Hall run the kind of groups and classes that make a new town feel less strange. Add the parks and Nob End, and a weekend here can cost very little.

Bolton's job picture is honest rather than rosy. Across the council area 54 per cent of adults are in work, slightly below the England figure of 57.4 per cent, and unemployment is 3.9 per cent against 3.5 per cent nationally. Unemployment-related benefit claims stood at 5.3 per cent of 16 to 64 year olds in August 2026, above the England rate of 4 per cent.

Locally, the town centre itself provides a fair amount of work: the Asda superstore, King Street Retail Park, Farnworth Shopping Centre, pharmacies and the leisure centre. The Royal Bolton Hospital site and Bolton NHS Foundation Trust are roughly a mile and a half away, and health and care are a major employer across the borough.

The bigger point for anyone weighing up a swap is commuting. With trains from Farnworth, Moses Gate and Kearsley, plus Bolton and Walkden stations within a couple of miles, Manchester and Salford are realistically within reach for work without needing a car. That widens your options a long way beyond the town itself.
